CHICAGO — Wells Core Office Income REIT has purchased Four Parkway North, a five-story office property in Chicago, for a reported $40.9 million. John Buck Co.'s JBC Fund III was the seller. Built in 1999, the 172,000-square-foot building is located just off of Interstate 94 and the Tri-State Tollway. The property is fully leased to four tenants: CF Industries Holdings, Lundbeck, Randstad Pharma and Amgen USA. Wells Core was self-represented by Peter Mitchell in the transaction.

ANTHEM, ARIZ. — Anthem Community Council has purchased a 36,499-square-foot, Class A office building in Anthem for $2.3 million. The building is located at 3701 W. Anthem Way. Anthem was represented by Eric Wichterman, Blake Hastings, Mike Coover, Jeff Wentworth and Sean Spellman with Cassidy Turley BRE Commercial. The seller, GE Commercial Finance Business Property, was represented by Scott Nelson and Troy Nelson of Voit Real Estate Services.
CHICAGO — Summit Design + Build has completed construction of Emmi Solution's new corporate headquarters in the historic 300 W. Adams building in Chicago. Emmi Solutions, a healthcare communications consultant, was previously located in the same building but required additional space. The company signed a lease for 20,455 square feet on the top floor of the 12-story building. The office features a loft-style space with two large rooftop skylights and private offices with glass partition walls. Eastlake Studios served as the project architect.
EULESS — Messenger College has acquired 25,000 square feet of office space in the Signet Hill office building, located at 400 S. Industrial Blvd. in Euless. Messenger College, an accredited college affiliate with the Pentecostal Church of God, will occupy the third floor and part of the second floor. Darrel Higginbotham of SCM Real Estate Services represented the landlord in the transaction. Dean Lemons of Dean Lemons & Associates represented the buyer.
HOUSTON — Jones Lang LaSalle has arranged a lease of 173,000 square feet of office space in an office building being developed in Houston's Energy Corridor. The tenant, Murphy Exploration & Production Co., will occupy seven-and-a-half floors of the 14-story property that will be located at 9805 Katy Freeway in Houston. Construction is slated for an October 2013 completion and is designed to achieve LEED Silver certification. Dan Bellow and John Burke of Jones Lang LaSalle represented the tenant in the lease transaction. MetroNational, the owner/developer of the property was self-represented by Randy Nerrin.
FORT COLLINS, COLO. — Four buildings inside Poudre Valley Plaza in Fort Collins have sold to Poudre Valley Plaza LLC for $6,851,443. The sellers, Poudre Valley Holdings, Ltd. and Alroy Capital CO, LLC, were represented by Jared Goodman of Cassidy Turley Fuller Real Estate.
REDWOOD SHORES, CALIF. – LiveOps will be relocating its global corporate headquarters from Santa Clarita to Redwood Shores this fall. The new 42,000-square-foot office will be located at 555 Twin Dolphin Drive. LiveOps was represented by SABRE Real Estate Group. The landlord, Equity Office, was represented by Cornish & Carey Commercial Newmark Knight Frank.
BALTIMORE — CBRE Group has arranged $180 million in permanent financing for the 612,613-square-foot Legg Mason Tower, a Class A office building located at 100 International Drive in Baltimore. The 24-story building serves as the world headquarters for asset management firm Legg Mason. CBRE Group arranged the financing on behalf of the borrower, H&S Properties Development Corp., through Morgan Stanley and Bank of America.
COLUMBUS — Gladstone Commercial Corp. has purchased a 31,293-square-foot office building in Columbus for $4 million. The building is fully leased to Nationwide Children's Hospital (NCH), one of the largest children's hospital systems in the U.S. The property houses administrative personnel that support NCH's 50 medical locations across Ohio.
WOODBRIDGE, N.J. — Eisner Amper, an accounting and tax firm, has signed a lease for 87,000 square feet of office space at MetroTop Plaza II in Woodbridge. The company plans to consolidate staff from several New Jersey offices into the 255,000-square-foot building. The lease term is more than 15 years. Paul Giannone, Kevin Carton and Eric Sobel of Cushman & Wakefield represented the owner, Atlantic Realty & Development Corp., in the transaction. David Simson and Mark Weiss of Newmark Grubb Knight Frank represented the tenant.
