NEW YORK CITY — Nirvana Solutions, a New York-based financial software company, has signed a 3,515-square-foot lease at 80 Broad St. The company will occupy the 18th floor for the next 7 years. Hal Stein, Adam Leshowitz and Todd Stracci of Newmark Knight Frank represented the landlord, an affiliate of Savanna. Eli Someck of Redwood Property Group represented the tenant in the transaction.

ORANGE, CALIF. — A 10,000-square-foot office building located at 1010 West Chapman Ave. in Orange has sold to a team of private investors from Santa Ana, Calif., for an undisclosed sum. The building was 40 percent leased at the time of sale. The buyer was represented by Juve Pinedo of Rancon Real Estate. The seller, a private investor, was represented by Chris Deason of Voit Real Estate Services.

ATLANTA — Duke Realty Corp. has executed a lease agreement with Kuehne + Nagel for a 211,000-square-foot build-to-suit office and warehouse distribution building, located at 4100 N. Commerce Drive in Atlanta at Duke Realty's Camp Creek Business Center. The property will serve as Kuehne + Nagel's North American headquarters. The tenant was represented by Bayne Porter of CBRE in the transaction, and the landlord was self-represented by Wes Hardy. Completion is slated for the second quarter of 2013.

ROSEMONT, ILL. — World Kitchen LLC has leased 55,000 square feet for its world headquarters in Rosemont. The housewares company will occupy space at Columbia Centre III, located at 9525 West Bryn Mawr Ave. David Kimball, Pamela Rose and Jay Beadle of MB Real Estate represented World Kitchen in the transaction. Tom Saletta of Saletta Commercial Realty represented the landlord.

NEW YORK CITY — The Family Center has signed a lease for 10,500 square feet of office space at 1295 Fulton St. in Brooklyn. The site will house a new Central Brooklyn mental health clinic, scheduled to open in September. Timothy King, David Muessel and Nicholas Hector of CPEX represented the landlord, Ash Unlimited, in the transaction. Carri Lyon of Cushman & Wakefield represented the tenant.

TEMECULA, CALIF. — Madison Avenue Plaza, a two-building, 66,859-square-foot office project in Temecula, has sold to Providence Capital Speed Fund II for $5,825,000. The property is located at 27270-27290 Madison Ave. Providence was represented by Stan Tomer of CBRE. The seller, LNR Partners, LLC, was represented by Paul Lafrenz, Paul Komadina and Melissa Foster of the CBRE San Diego Private Capital Group, along with Dan Yeilding, also of CBRE.
