EDINBURG — Austin-based Cielo Realty Partners has purchased a 60,000-square-foot office building, located at 2800 W. Trenton in Edinburg. The building is currently more than 80 percent occupied, most of which is leased to publicly traded companies, in addition to one U.S. Representative. Other tenants include New York Life and Molina Health Care. Daniel Galvan of McAllen-based Coldwell Banker Commercial-La Mansion represented the seller in the transaction. The buyer was self-represented.

DALLAS — Fort Worth-based Crescent Property Services has arranged more than 45,000 square feet of office space leases at the 1.1 million-square-foot The Crescent, an office tower located in Dallas' Uptown submarket. Stephens Inc. has leased approximately 27,000 square feet, while Deutsche Bank Securities renewed its 19,577-square-foot lease. Crescent was self-represented by Tony Click in both lease transactions. Marion Brady, Matt Craft and Campbell Henry of Jones Lang LaSalle's Dallas office represented Deutsche Bank Securities.
WASHINGTON, D.C. — State Services Organization has signed a 237,848-square-foot lease at the 550,000-square-foot Hall of the States Building, located at 400-444 N. Capitol St. NW in Washington, D.C. Mindy Saffer, Richard Lane, Eric West and Richard Siegel of Washington, D.C.-based West, Lane & Schlager Realty Advisors represented the tenant in the 15-year lease transaction. Mebar Realty Holding Trust owns the building.
FARMERS BRANCH — Northbrook, Ill.-based The Boulder Group has arranged the sale of a 40,000-square-foot single-tenant office building leased to Time Warner Cable, located at 14079 Senlac Dr. in Farmers Branch, for $4.82 million. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the seller, a Midwest-based partnership, in the transaction. The buyer was a high net worth individual. Time Warner Cable has 7 years remaining on its lease.
CORAL GABLES, FLA. — The 18,552-square-foot 1000 Ponce, an office building located at 1000 Ponce de Leon Blvd. in Coral Gables, has sold for $5.15 million. The three-story building is fully leased. Douglas Mandel of Marcus & Millichap's Fort Lauderdale, Fla., office, along with Benjamin Silver of the firm's Miami office, represented the seller, a Miami-based developer, in the transaction.
ENCINITAS, CALIF. — A 37,398-square-foot office building in Encinitas has sold to Westcore Properties AC, LLC for $6.8 million. It is located at 679 and 681 Encinitas Blvd. Westcore was represented by Joe Anderson and Brooks Campbell of Cassidy Turley San Diego. The seller, HBTFT LLC, was represented by Hans Strom of Strom Commercial.
San Diego – A 23,325-square-foot flex building in the San Diego submarket of Sorrento Mesa has sold to Dard Property, LLC for $2,416,000. The building is located at 6010 Cornerstone Court. Dard was represented by Dean Asaro, who was formerly with CBRE. The seller, US Trust/Bank of America Wealth Management, was represented by Rob Merkin of CBRE and Brad Bennett, who acted as a third-party consultant.
WASHINGTON, D.C. — New Boston Fund has acquired 67,000 square feet of office space in an 11-story office building, located at 111 K St. NE in Washington, D.C. Jud Ryan of Cassidy Turley's Washington, D.C., office represented J Street Cos., the seller, in the transaction. The property was purchased as part of New Boston Fund VII.
BOSTON — Alan Gray Inc. has signed a 13,434-square-foot lease renewal at 88 Broad St. in Boston. Christian Gotfredson of NAI Hunneman represented the property owner, Bay State Realty in the deal. He also assisted the tenant. Located in Boston's Financial District, 88 Broad St. is a 63,829-square-foot office building. Alan Gray Inc. is an international insurance claims management and financial services firm.
HOUSTON — Jones Lang LaSalle has arranged the sale of two office buildings totaling 141,265 square feet, located at 16350 and 16360 Park Ten Place inside the Park 10 Regional Business Center in Houston's Energy Corridor submarket. Rudy Hubbard and Leah Gallagher of Jones Lang LaSalle's Capital Markets team in Houston represented the seller, American Spectrum Realty, in the transaction. The buyer was Hicks Ventures, Ltd.
