TAMPA, FLA. — Humana has signed a 52,433-square-foot lease for office space at MetWest One, located at 4030 W. Boy Scout Blvd. in Tampa. Approximately 250 associates are scheduled to move into the building in the second quarter of 2012. Leigh Anne Johnson and Thomas Dyer of UGL Equis' Tampa office represented the tenant in the lease transaction. Angela Odell of Taylor & Mathis' Tampa office represented the landlord, MetLife.

SOMERSET, N.J. — SHI International, a technology software provider, has completed its 15-month relocation to its new headquarters. The company moved from Piscataway, N.J. to 290 Davidson Ave. in Somerset, a 420,000-square-foot facility, which is three times larger than SHI's pervious space. The property features two, five-story towers as well as a third ancillary building. Last year, Jones Lang LaSalle represented SHI in its purchase, and the firm's project and development services group managed the relocation.
ALLENTOWN, PA. — Access Services, a non-profit organization that provides support services to individuals with special needs, has purchased 3975 Township Line Rd. in Allentown for $1.2 million. The building includes 15,912 square feet of office space. NAI Summit represented the seller, Lafayette Ambassador Bank. NAI also represented the buyer.
HOUSTON — Los Angeles-based TPG/CalSTRS, an affiliate of Thomas Properties Group, has sold the 806,004-square-foot Brookhollow Central, a three-building office property located 2800 N. Loop W. in Houston, for $8 million after closing costs and mortgage debt repayment. The sale comes after Thomas Properties Group repositioned the complex, including Comerica Bank's 220,000-square-foot lease.
LOS ANGELES — MARCH Vision Care has signed a 17,000-square-foot lease expansion at 6601 Center Drive in Los Angeles. The Class A office building is part of the Howard Hughes Center. The vision care management services provider will continue to occupy 10,000 square feet at neighboring 6701 Center Drive. It will occupy the second floor of its newest building by February. MARCH Vision Care was represented by Brian Davies and Dave Toomey of Cresa Los Angeles. The building’s landlord, Equity Office Properties, was represented by Rick Buckley and Beau Rawi of LA Realty Partners.
LOS ANGELES — Two law firms have leased a total of 14,800 square feet at Los Angeles’ Wilshire Bundy Plaza. Rogan and Lehrman, LLP and Trope & Decarolis have both leased space on the 13th floor of this 14-story building. The consideration for these five-year leases is just less than $3 million. The landlord, Douglas Emmett Company, was represented by Mitchell Stokes of Madison Partners in these transactions.
HAMPTON, VA. — Suttle Holding Corp. has acquired the 67,749-square-foot Hampton North II, an office building located at 303 Butler Farm Dr. in Hampton, from Hampton North I and Hampton North II for $5.25 million. John Duffy of Cushman & Wakefield/Thalhimer's Virginia Beach, Va., office represented the seller in the transaction.
CHICAGO — The Hearn Co. has purchased 55 W. Monroe in Chicago from LaSalle Investment Management for $136 million. The 803,000-square-foot, 40-story office tower was once known as the Xerox Center. The new owner plans to make street-level changes to the entries and upgrade the property's amenities and common areas. Bruce Miller, Jim Postweiler, David Hendrikson, Keith Largay, Jascint Vukelich and Nooshin Felsenthal of Jones Lang LaSalle represented Hearn in the transaction. The brokerage also secured acquisition financing of $108 million: $86.5 million in senior debt through Wells Fargo Bank and $21.5 million in mezzanine facility through Redwood Trust.
NEW YORK CITY — The Albanese Development Corp. has purchased 510 W. 22nd St. in West Chelsea for $54.5 million. ADC plans to redevelop the site from a vacant, five-story garage into a 175,000-square-foot, Class A office building. The site was purchased from Highland Capital, a Texas-based investment fund, which acquired it from the previous owner, an investment group that included Shawn Carter, the rapper known as Jay-Z. Cook + Fox Architects is designing the structure.
IRVING — Atlanta-based The Brookdale Group has closed on its acquisition of the 1.4 million-square-foot Towers at Williams Square, an office complex comprised of four Class A buildings located at 5125 N. O'Connor Blvd. in Irving. The Brookdale Group purchased the property through Brookdale Investors Six, the firm's sixth real estate investment fund. The property consists of a 26-story office building, two 14-story office buildings and a five-story building, and it sits on a 16-acre property that fronts Lake Carolyn.
