PITTSBURGH — ING Real Estate Finance has closed a $43 million loan for GLL Real Estate Partners, a Munich-based real estate funds management group. The loan was used to refinance a portion of the acquisition costs for 11 Stanwix St., a 24-story office tower in Pittsburgh. ING was the sole lead arranger and administrative agent in the transaction.

TETERBORO, N.J. —Advance Housing, a state-funded community housing development organization, has leased 14,000 square feet for its headquarters at 100 Hollister Rd. in Teterboro. The agency will relocate from Hackensack, N.J. in an expansion move this winter. Curtis Foster of Cushman & Wakefield's East Rutherford, N.J. office represented Advance Housing in the transaction. Michael Marchese of Newmark Knight Frank represented the landlord, KTR Capital Partners.

DALLAS — Equity Office Properties has retained Cassidy Turley to lease and manage 430,000 square feet of office space in the Dallas area, including Cedar Maple Plaza I, II and III (120,000 square feet) in Dallas, Duke Bridges III (160,000 square feet) in Frisco and 5556 and 5560 Tennyson Pkwy. (150,000 square feet) in Plano. The majority of these properties were part of The Blackstone Group's acquisition of Duke Realty's 10 million-square-foot office portfolio. Bret Bunnett of Cassidy Turley's Dallas office and Randy Stephens of the the firm's Columbus, Ohio, office took part in the interview process which won Cassidy Turley the assignment. Cassidy Turley is currently handling the leasing for another 500,000 square feet for Equity Office Properties, which brings the total for Cassidy Turley to nearly 1 million square feet.

THE WOODLANDS — An unnamed oil and gas company and Fleetpride have leased 47,152 square feet and 22,579 square feet, respectively, at 8401 New Trails Office Building in The Woodlands. The two new leases combine for 69,731 square feet and bring the building to full occupancy. Joe Dalak of TIG Real Estate Services represented the landlord, Creekstone 8401 New Trails, in the lease transactions. Jim Landsaw of Fisher & Co. represented Fleetpride in one transaction, and Damon Palermo of Palermo REI represented the oil and gas company.

PASADENA, CALIF. — Saiful/Bouquet Inc. (SBI) has leased 19,263 square feet at 155 N. Lake Ave., a Class A office building in Pasadena. The structural engineering company will be relocating from nearby Western Asset Plaza. SBI was represented by Josef Farrar and Matt Sasaki of UGL Services’ Downtown Los Angeles office. The owner, Equity Office Properties, was represented by Patrick Church of CB Richard Ellis.

DELRAY BEACH, FLA. — RexxHall Realty has purchased the three-building Arbors Office Park, located at 1615, 1625 & 1690 S. Congress Ave. in Delray Beach. The buildings total 244,247 square feet and are 45 percent leased to tenants including Alfred Angelo, Sperry & Hutchinson, Twin-Star International and Escalate. Charles Foschini, Christoper Aphone and Christian Lee of CBRE's Miami office, along with Scott O'Donnell of the firm's Boca Raton, Fla., office and Dominic Montazemi of the firm's Palm Beach County, Fla., office, represented the seller in the transaction.

ATHENS, GA. — Colo.-based Lulscal has purchased the 103,000-square-foot One Press Place, an office building located at 548 E. Clayton St. in Athens, from Augusta, Ga.-based Morris Communications for $13.5 million. The current tenant is the Athens Banner-Herald newspaper. Athens-based Nichols Land and Investment Co. represented the buyer in the transaction and will manage the property.

NEW YORK CITY — Oracle Corp. has signed an 11-year lease at 120 Park Ave. in New York City. The business hardware software firm will occupy 60,000 square feet at the Class A, 643,000-square-foot office building. Paul Glickman and Diana Biasotti of Jones Lang LaSalle represented the landlord, 120 Park Avenue Associates, in the transaction. Marcus Rayner and Jane Roundell of CresaPartners represented the tenant in the deal.

NEW YORK CITY — Regus has leased two floors totaling 52,274 square feet of office space at 112 W. 34th St. in New York City. Regus, which provides virtual offices and videoconferencing to clients on a contract basis, is relocating from 11 Penn Plaza. Mark Ravesloot and William Iacovelli of CBRE represpented Regus in the transaction. Mitchell Arkin, Kelli Mekles and Haley Klein of Cushman & Wakefield represented the landlord, W&H Properties.
