GRAPEVINE — SkyWalker Property Partners has acquired the 58,860-square-foot Grapevine I and II, located at 3500 and 3600 William D. Tate Ave. in Grapevine, from CWCapital. The office complex is currently 48.8 percent leased. Renee Efimoff of SCM Real Estate Services' Arlington office represented the buyer, and Barney McAuley of Tricom Real Estate Group's Dallas office represented the seller.

SANTA MONICA, CALIF. – A 23,000-square-foot, Class A office building located at 1315 Lincoln Blvd. in Santa Monica has sold to Lincoln Property Company for $12.6 million. The building was 25 percent occupied at the time of sale. Bob Safai and Mitch Stokes of Madison Partners represented the seller, Praedium Group, in this transaction.
DENVER — Lowe Enterprises Investors has purchased the 231,454-square-foot Denver Club office building inside Denver’s Central Business District. Built in 1954, the 24-story Denver Club is a historic building that is undergoing a $10-million renovation. The tower is currently 76 percent leased. Jeremy Ballenger of Lowe Enterprises Real Estate Group led Lowe’s acquisition team. The seller was represented by Riki Hashimoto and Dan Grooters of Grubb & Ellis.
WASHINGTON, D.C. — Carr Properties has sold a 41,358-square-foot office building, located at 1741 Business Center Dr. in Washington, D.C., to Lake Fairfax Business Center Owners Association for $5.22 million. Additionally, Carr Properties negotiated a lease termination with the tenant, generating additional cash proceeds.
GREENSBORO, N.C. — Marcus & Millichap has negotiated the $3.4 million sale of a 15,105-square-foot medical office building, located at 622 Industrial Blvd. in Greensboro. The property is currently leased to Fresenius Medical Care Dialysis Clinic. Scott Niedergang of Marcus & Millichap's Chicago office and Allen Smith of the firm's Charlotte, N.C., office represented the seller, a developer, in the transaction and procured the buyer, a private investor.
COLUMBUS, OHIO — CB Richard Ellis has negotiated the sale of the 407,472-square-foot One Columbus, a 26-story office building located at 10 W. Broad St. in Columbus. George Stecz and Don Roberts of CB Richard Ellis' Columbus office represented Invesco Real Estate, the seller, in the transaction. The buyer was White Plains, N.Y.-based True North Management Group.
TEMPE, ARIZ. — Anasazi Software has leased 19,685 square feet at the Warner Business Center in Tempe. The company will be expanding as it moves from 14,000 square feet at a building in Ahwatukee, Ariz. The move is set for January 2012, at which time the seven-year lease will commence. Anasazi was represented by Jerry McCormick and John Werstler in CBRE’s Phoenix office. Pete Wentis, Kevin Cosca, Bill Bayless and Andrew Brigham, also of CBRE’s Phoenix office, represented the landlord, Carlson Real Estate Company.
OMAHA, NEB. — Omaha-based Q 10 — Daisley Ruff Financial has arranged $4.92 million in financing for a 49,101-square-foot office building, located in Omaha. E.T. Daisley secured the loan through a correspondent lender.
INDIANAPOLIS — David A. Noyes & Co. has signed a 38,880-square-foot lease at One West in Parkwood West, located at 250 W. 96th St. in Indianapolis. The company will relocate and consolidate its operations in December 2011 from downtown. Bill Ehret of Indianapolis-based Summit Realty Group represented the tenant in the lease negotiations. Duke Realty is the landlord.
PROVIDENCE, R.I. — Washington Trust's Commercial Real Estate Group has provided funding for 137,426 square feet of office space at the Foundry Complex, located on 26 acres along the Woonasquatucket River in Providence, on behalf of the Foundry Associates. Laurel Bowerman of Washington Trust arranged the financing for the three office buildings — the Engineering Building, the Pattern Building and the Shipping Building. The buildings are 95 percent leased to tenants like Northwest Mutual Life, Pitney Bowes, AT&T, Robert Half and Associates, Women and Infants Hospital and Sullivan & Co.
