MOORPARK, CALIF. — Ensign-Bickford Aerospace & Defense has purchased a 265-acre office/manufacturing/warehouse campus located at 14370 White Sage Rd. in Moorpark for a undisclosed price. The buildings total approximately 166,628 square feet. The buyer was represented by Bill Kiefer of NAI Capital's Ventura County office and Tim Foutz of the firm's Encino office. The seller, WP Carey & Co., was represented by Nick Gregg of CB Richard Ellis' Ventura County, Calif., office and Sterling Champ of the firm's Universal City, Calif., office.
EL SEGUNDO, CALIF. — A 157,000-square-foot, Class A office building located at 2300 E. Imperial Hwy. in El Segundo has sold of $25.3 million. The seller, an undisclosed financial services firm, was represented by Marc. D. Renard and Manfred Schaub of Cushman & Wakefield's Los Angeles office, Michael Roberts of Cushman & Wakefield's San Diego office and Chris Sinfield of Cushman & Wakefield's Los Angeles County office.The buyer was Indonesia-based V.C.I. Corporation.
CHANTILLY, VA. — Chantilly BioPharma signed a 10-year lease for 79,776 square feet at Avion Flex Tech I & II, located at 3701 and 3725 Concorde Pkwy. in Chantilly. Avion Flex Tech I & II are within the 188-acre Avion Business Park, a business campus containing 19 buildings. Tom Cresce and Chris Lucey of Cassidy Turley's Vienna, Va., office handled the leasing.
FORT LAUDERDALE, FLA. — Fort Lauderdale-based Dodmi purchased a 9,000-square-foot, single-tenant medical office building, located at 2540 N.E. 9th St. in Fort Lauderdale, for $1.92 million. The seller was Fort Lauderdale-based Leela Holdings. Ken Morris of Fort Lauderdale-based Morris Southeast Group/CORFAC International was the sole broker in the transaction.
CHICAGO — A 155,900-square-foot building in Chicago was purchased by Denver, Colo.-based DCT Industrial Trust for $3.4 million from an undisclosed seller. The building is currently 35 percent leased. Broker information was not provided.
HOUSTON — Piedmont Office Realty Trust, a public REIT specializing in Class A office properties, has selected Colvill Office Properties to lease its recently purchased 1200 Enclave property. The six-story, 149,683-square-foot Class A office building is located in Houston's Energy corridor along Interstate 10 West. Part of Enclave Park, 1200 Enclave has an attached four-level parking garage and 26,300-square-foot floor plates. Chip Colvill, Ronnie Martin and Michael Anderson of Colvill Office Properties will handle leasing for 1200 Enclave. The Enclave office park is home to Dow Chemical, Sysco, Shaw Engineering and Gulf States Toyota.
TAMPA, FLA. — Penn-Florida Companies and Edge Principal Advisors formed a joint venture to purchase two east Tampa office buildings, the 187,5000-square-foot Lakeview Center office campus and the 85,063-square-foot Eastpointe office building, from East Tampa, LLC, for an undisclosed price. The joint venture plans to renovate Lakeview Center, with completion set for this summer. No brokers were involved in the transaction.
PLEASANT PRAIRIE, WIS. — Berwick Properties Inc. has acquired Prairie Ridge Market Place in Pleasant Prairie for an undisclosed price. Built in 1998, the three-building property was 40 percent occupied at the time of sale. The lead tenant is Cardinal Stritch University. Kenosha, Wis.-based Bear Commercial brokered the transaction.
NEW YORK CITY — Savanna and Monday Properties have commenced a $30 million capital improvements plan for 386 Park Avenue South, a 20-story, 260,000-square-foot office building located in Manhattan's Midtown South submarket. Construction will include a revitalized lobby, new windows, new elevator cabs, new common corridors, renovated restrooms and a new HVAC system. The owners procured a $58 million loan from PCCP LLC to finance the construction as well as a new leasing program. Monday Properties is handling leasing and marketing for the property.
AUSTIN — University Park, a 204,297-square-foot Class A office building in Austin, has sold. SA East Avenue, LLC, sold the property to San Francisco-based Spear Street Capital. Completed in 2009, the original developer defaulted on the construction loan for the property, which was later foreclosed upon by a syndicate of lenders. Spear Street Capital has a significant presence in Austin with projects including Riata Corporate Center, Las Cimas I and II and the former Freescale campus in north Austin. Holliday Fenoglio Fowler represented the SA East Avenue, LLC.
