CHESAPEAKE, VA. — Seacoast Electric Company has completed the disposition of 800 Seaboard Avenue in Chesapeake. The property offers 58,052 square feet of Class A office/warehouse space. The facility is currently leased to EIS Inc. dba Seacoast Electric Company. 800 LLC, a John Lee & Associates related partnership, acquired the property for $2.1 million.

HOUSTON — Intertek Testing Services has signed two leases totaling 58,672 square feet in Houston. The company sublet 44,338 square feet of office space at Two Riverway, and Intertek Oil, Chemical and Agriculture Division leased 14,334 square feet of office space at 801 Travis St. Don Foster and Chad Beck of Jones Lang LaSalle represented the tenant in both transactions. Meanwhile, Scott Wegmann of Cushman & Wakefield and Justin Leighton of Studley represented the sub-landlord, CB&I, at Two Riverway office building.

SAN DIEGO — Lowe Enterprises has completed the $188.5 million first phase of the County Operations Center and Annex redevelopment located along Overland Avenue in the Kearny Mesa area of San Diego. Designed by RJC Architects, the first of three phases consists of two 150,000-square-foot, four-story, steel-frame office buildings and a seven-level, 1,800-space parking structure. Approximately 1,100 employees from nine county departments, including General Services, Library, Aging & Independence Services, Sheriff, Purchasing & Contracting, Public Works, Auditor, Environmental Health and Parks & Recreation, have begun to relocate to the new buildings. Construction of the project’s next phase is slated to begin in January 2011.

NEW YORK CITY — Non-profit organization International Planned Parenthood Federation – Western Hemisphere has acquired an office condo in Lower Manhattan from Empire State Development Corp. for $9 million. The condo, which totals approximately 26,000 square feet, comprises the entire ninth floor of 125 Maiden Lane, a 17-story, 350,000-square-foot office condo tower. The Colliers International team of Richard Warshauer, Robert Tunis and Eric Ferriello partnered with Gary Curry of Cornerstone Group to represent the seller. Suzanne Sunshine of S. Sunshine & Associates represented the buyer.

WOODCLIFF LAKE, N.J. — CB Richard Ellis (CBRE) Capital Markets has arranged a $20 million loan for the refinancing of a Class A office property located in Woodcliff Lake. The building totals 118,092 square feet and is located at 155 Tice Blvd. The property's sole tenant is Eisai, which occupies this building and the one at 100 Tice Blvd. as its corporate headquarters. The loan carries a 7-year term and a 25-year amortization schedule. The borrower was Ridge Associates II LP. James Gunning of CBRE Capital Markets arranged the financing. Earlier this month, CBRE Realty Trust acquired 100 Tice Blvd., a 208,911-square-foot office building.

IRVING — TXU Energy, which provides electricity and related services to more than 2 million customers in Texas, has renewed its 189,775-square-foot office lease at Las Colinas Urban Center in Irving. The location serves as TXU Energy's primary customer service call center. Brad Selner, Jon McNeil, Terry Darrow and Brooke Armstrong of Jones Lang LaSalle represented TXU Energy. C.E. Doc Cornutt represented the landlord.

FRISCO — Oracle America, Associated Network Providers and SEMbio Partners have all leased space in Duke Bridges III, a 160,263-square-foot Class A office building in Frisco. Oracle America, a business software and hardware systems provider, will occupy 48,652 square feet of space; Associated Network Providers, a wholesale long distance provider, will occupy 5,631 square feet of space; and SEMbio Partners, a recruiting company for the pharmaceutical industry, will lease 1,875 square feet. Greg Langston, Bret Hefton and John Flack with CRESA Partners represented Oracle and Billy Gannon with Cushman & Wakefield represented SEMbio Partners in their respective transactions. Meanwhile, Dale Ray and Joel Pustmueller with Peloton Commercial Real Estate represented the landlord, Duke Realty, on all three leases.

DORAL, FLA. — Amadeus, a technology provider to the travel industry, has leased approximately 105,000 square feet at One Park Square, which is located in Miami-Date's Airport West market in Doral. The 11-story, Class A 281,623-square-foot office building features ground-floor retail space, 24-hour security, on-site management, a fitness center, a conference facility and an integrated covered parking garage. Bruce Schuman and Tom Capocefalo of Studley represented the tenant; Tere Blanca and Danet Linares of Blanca Commercial Real Estate, along with Darryl Robinson of Oak Hill Advisors, represented the landlord, New Boston Fund, in the transaction. Terms of the transaction were not released.
