WHITTIER, CALIF. — Marcus & Millichap has brokered the $3.5 million sale of two commercial office buildings located at 8109 Greenleaf Ave. and 8034-8040 Comstock Ave. in Whittier. The new owner/user intends to establish a community church on site. Marcus & Millichap’s Michael Lawrence represented the private REO seller of the approximately 34,049-square-foot complex, which was built in 1990.

WOODBURY, MINN. — Wellington Management Inc. has signed a purchase agreement for the 450,000-square-foot Woodbury Corporate Campus in Woodbury. State Farm formerly occupied the property. Wellington plans to convert the campus into a Class A, multi-tenant office building for tenants in the 20,000 to 200,000-square-foot range. Additionally, the adjacent 50 acres of undeveloped land at Radio Drive and Interstate 94 will be marketed for build-to-suit office, hotel and retail uses. Also, a portion of the site is expected to be developed as an upscale senior housing campus. Transaction details were not released. Dan Gleason, Tom Stella and Pete Rand of NorthMarq represented State Farm in the disposition of the property. Wellington owns and manages a $375 million portfolio of 88 commercial properties for 625 tenants throughout the Twin Cities area.

STONINGTON, CONN. — Zachry Nuclear Engineering is expanding its Connecticut facility with the signing of a new, long-term lease for a 67,651-square-foot building in Stonington. The company will relocate from its current facility in Groton to the new building, which is located at 14 Lords Hill Road, in 2012. It will renovate the building, a former manufacturing facility, into loft-style office and R&D space. Ted Harris of Studley represented Zachry in lease negotiations. Dan Barber of Northeast Property Group represented the landlord, Shermen Group.

HOUSTON — Cullen Allen Holdings has leased 27,468 square feet of office space to Regus Business Centre in Two Allen Center. The property, which is part of a three-building development built in 1978, is located at 1200 Smith St. in Houston. CB Richard Ellis' Steve Rigby, Baron Aldrine, Peter Danna, Mike Kay, and Mike Cleary represented the tenant in the lease.

NEW YORK CITY — BCN Development has entered into contract to acquire a 50,000-square-foot office building located at 45 E. 33rd St. in New York City. The buyer plans to add six stories and 43,000 square feet onto the existing building and convert it into luxury condominiums. The seller and current occupant is Workman Circle, which will vacate the building. The deal is expected to close in the fall, and construction will commence in January.

NEWARK, N.J. — McGowan Builders has completed construction for The Leaguers' new headquarters at 405-425 University Ave. in Newark. The $23.5 million project consisted of the construction of a two-story, 100,000-square-foot building with an underground parking garage. The second level of the building houses the executive and administrative offices of The Leaguers, and the first level contains the organization's Head Start pre-school. The building also has the ability to be expanded. Wilson Woodridge and EI Associates provided design services for the project.

SAN DIEGO — Cushman & Wakefield has negotiated the sale of the nine-story, 80,320-square-foot Robert F. Driver Building located at 1620 Fifth Ave. in downtown San Diego. Terms of the deal were not disclosed. Constructed in 1985 and 40 percent leased at the time of sale, the building features an adjacent 5-story parking garage and immediate access to Interstate 5. Cushman & Wakefield’s Jeff Cole, Ed Hernandez, Steve Rowland, Michael Roberts and Matthew Carlson, as well as Bradford Perry of Perry Commercial Real Estate, represented Robert F. Driver Office Building LTD in its disposition of the property to 1620 Fifth Avenue LLC. Douglas Wilson Companies has been engaged to lead the reposition, management and leasing efforts at the well-known office building, which is situated on the east side of San Diego’s central business district.
