SAN FRANCISCO AND PETALUMA, CALIF. — On behalf of the Savoy Corp., Colliers International has handled the sale of 62,265-square-foot 170 Columbus Ave., also known as the Pansini Building, in San Francisco’s historic Jackson Square district. Part of a two-building, $16 million disposition that included a 34,399-square-foot office property located at 1455 N. McDowell Street in the Redwood Business Park in Petaluma, the five-story, 100 percent-leased Pansini Building consists of ground-floor and lower-level retail, office on the upper floors and a four-level, subterranean parking garage. Savoy, the seller, built the Pansini Building in 1985. Built in 1992, the Petaluma property is a one-story office building that is 65 percent occupied by Sonoma Technology. Colliers’ Tony Crossley and Tim Maas represented the seller in the transaction; Rona Real Estate LLC, a private investor, was the buyer.

DALLAS — CBRE Strategic Partners U.S. Value 5 has purchased four office buildings totaling nearly 725,000 square feet in Dallas from a private party for an undisclosed amount. Three buildings are in Preston Commons, which is located at 8111-8117 Preston Road, and total 421,997 square feet. Combined, the buildings are 73.7 percent leased. Located at 5949 Sherry Lane, the last building, Sterling Plaza, spans 302,747 square feet and is 82.6 percent occupied.

CHARLOTTE, N.C. — ROEFSCO Exchange has sold a 52,000-square-foot office building to Metrolina Regional Scholars' Academy for an undisclosed price. The building, which was previously a data center, is currently being renovated and will open as a K-8 school in the fall. When renovations are finished, the building will include an art studio, a media lab, a music room, 18 classrooms and a science lab. The property is located on 4.12 acres of land at 5225 Seventy Seven Center Drive in Charlotte. Piedmont Properties' Frank McCleneghan represented the buyer in the transaction.

CLEVELAND — Calfee, Halter & Griswold LLP has signed a 20-year lease to occupy the historic Rockwell Building, which is located at 1403 E. 6th St. in Cleveland. The company’s more than 300 attorneys and staff will relocate to the seven-story office building, which will be renamed The Calfee Building, in late 2011. The building has 115,000 square feet of additional expansion space available over the planned adjacent parking garage. Calfee is partnering with the building owner, Steve Calabrese and CRM, on its construction build-out. The team is seeking a LEED Interior Design and Construction certification for the project, which will feature a rooftop garden, decreasing energy consumption through individual control options, increasing energy efficiency with new windows and lighting, and recycled materials.

NEW YORK CITY — New York Daily News and U.S. News & World Report Media Group are moving their respective headquarters offices to 4 New York Plaza in Manhattan's Financial District. The tenants will occupy 100,000 square feet, comprising two entire floors of the 25-story office tower. Both companies are currently located at 450 W. 33rd St. in the Hudson Yards area. The move is expected to take place in July 2011. The building's owner, an affiliate of Harbor Group International, was represented in lease negotiations by Howard Fiddle and Bradley Gerla of CB Richard Ellis. John Cefaly and Michael Burgio of Cushman & Wakefield represented the tenant. The 1.08 million-square-foot building is currently 85 percent occupied, with JPMorgan Chase leasing 75 percent of its space.

MELLVILLE, N.Y. — T. Weiss Realty has brokered three new leases at Melville Corporate Center III, a 133,050-square-foot office building located at 324 S. Service Rd. in Melville. TD Bank has signed a 12-year lease for 42,006 square feet, comprising the building's top two floors. The space will be fitted out to LEED specifications, and the tenant plans to take occupancy in November. Paul Ferraro of USI Real Estate Brokerage Services represented the tenant in lease negotiations. Ted Weiss and Craig Weiss represented the landlord. In addition, Aviva signed a lease for 15,000 square feet and plans to take occupancy in August. Frank Pagano of Corporate National Realty and Brian Higgins of Jones Lang LaSalle represented the tenant in lease negotiations. Craig Weiss represented the landlord. Finally, Vitro Packaging signed a lease for 4,000 square feet and also plans to take occupancy in August. Bob Joyce of The Roberts Company represented the tenant, and Craig Weiss and Jennifer Lynch of The Weiss Company represented the landlord. Completed in 2008, Melville Corporate Center III is now more than 90 percent leased.

ARLINGTON, TEXAS — H&R Block has sold a 7,192-square-foot office in Arlington to a private medical practice for an undisclosed amount. The property is located on West Green Oaks Boulevard. Colliers International's Eric Goldberg, Matt Thompson and Phil Rosenfeld along with Cassidy Turley in St. Louis represented H&R Block. The medical practice was represented by Mohr Partners.

COLUMBIA, S.C. — Franklin Real Estate Partners has brokered the $7.37 million sale of a 45,191-square-foot office building between two undisclosed parties. The property, which houses a Virginia College regional campus, is located at 7201 Notch Road in Columbia. The tenant has a 15-year lease on the building. Franklin's Mac McCall handled the transaction.
