PHILADELPHIA — Behringer Harvard has acquired the first mortgage secured by 1650 Arch Street, a 27-story, 553,349-square-foot office tower located in Philadelphia's Center City submarket. The company plans to make significant capital improvements to the property in the near-term and lease its vacant space. Drew McGowan, Tom Weitzel and Ron Cariola of Jones Lang LaSalle's Philadelphia office will handle leasing for the property.

NEW YORK CITY — Brand design and packaging firm Gammon Ragonesi Associates (GRA) has purchased a 6,333-square-foot office condo in New York City for $3 million. The firm will occupy the entire top floor of 131 West 133rd Street, a 16-story, 208,805-square-foot office building. Brett Maslin and Joseph Friedman of Adams & Co. represented GRA. Michael Rudder and Mike Heller of Time Equities represented the undisclosed seller. Time recently completed a multi-million capital improvements program at the property that converted its space into office condos.

HOUSTON — Beacon Investment has purchased the 130,822-square-foot Timberway II office building from PS Business Parks for an undisclosed price. The building is located on a 4.5-acre site at 15995 N. Barkers Landing in Houston's energy corridor. Dan Miller, Martin Hogan and Trent Agnew of Holliday Fenoglio Fowler represented the seller. Susan Hill of HFF worked with the borrower, BRI 1826 Timberway, to secure acquisition financing.

CHELMSFORD, MASS. — Integrated Builders has completed a 13,000-square-foot interior office build-out at 300 Apollo Drive in Chelmsford. The space is being leased to semiconductor manufacturer Intersil Corp. Boston-based Spagnolo Gisness & Associates served as general contractor. Integrated has completed several projects at 300 Apollo, most notably a 133,500-square-foot office build-out for Aspect Software's corporate headquarters.

ARLINGTON, TEXAS — SF Farmers Insurance has sold a 13,088-square-foot office building in Arlington to a private investment group for an undisclosed amount. The new owners will use the two-story space as the School for Allied Health Professionals' training and lab facility. Gary Walker and Renee Guy-Efimoff of SCM Real Estate Services represented the seller. Fischer & Sanger's Robert Fisher represented the buyer.

ENGLEWOOD, COLO. — Frederick Ross Co. has brokered Case-SRS’s $3.7 million purchase of a 54,280-square-foot facility, located within Compark Business Center at 8530 Concord Center Drive in Englewood, from IBC Holdings. The national distributor of satellite industry supplies plans to move into its new Colorado headquarters in April. Frederick Ross’ Peter Beugg represented the buyer in transaction, and the firm’s Dave Lee and Jason Addlesperger represented the seller. Constructed by IBC Holdings in 2006, the property is conveniently located off of E-470.

ATLANTA — Duke Realty Corp. has brokered three leases, backfilling nearly 48,000 square feet of recently vacated space at the company's Huntcrest III office property in Atlanta. Brightree LLL has leased 27,505 square feet, and Curriculum Advantage, represented by Piedmont Property Co.'s Bruce May, has leased 13,764 square feet. Tom Davenport and Tom Cooksey of Lavista Associates represented HealthCare Partners in its lease of 6,413 square feet. The vacant space was created when BioLab reduced its occupancy in Huntcrest III from 89,000 square feet to 27,450 square feet.

KANSAS CITY, MO. — Gee Whiz Holdings has acquired a four-story, 32,000-square-foot historic property, which is located at 807 Wyandotte St. in Kansas City. The office property, which is known as the Nelkin-Piper building, will become the new headquarters for Trozzolo Communications Group. The company plans to invest $3 million in renovations and upgrades to the historic downtown building. Renovations are set to begin in the fall, with completion scheduled for spring 2011. Helix Architecture + Design is providing architectural services for the project. Evan Warwick of Grubb & Ellis|The Winbury Group represented the buyer; Tim Schaffer and Christopher Wollard of RED Brokerage represented the seller, Rick Powell of Baltimore Place Properties. Pasquale Trozzolo, the CEO of Trozzolo Communications, formed Gee Whiz Holdings.
