ARLINGTON, VA. — Ashton Park Associates I has borrowed a $98 million loan for the 352,740-square-foot Defense Advanced Research Projects Agency headquarters, which is currently being constructed in Arlington. The 13-story office building, located at 675 N. Randolph St., will deliver during the first quarter of 2012. Clark Construction Group is serving as general contractor; the property was designed to achieve LEED Gold status by RTKL.

CAMBRIDGE, MASS. — Microsoft Corp. has completed a 43,500-square-foot renovation project at its New England Research & Development Center, which is located at One Memorial Drive in Cambridge. The project included the removal of some floor slab space to create a two-story assembly space. This space also includes a monumental stair connecting the buildings 10th and 11th floors, a kitchen and an interior garden. Several sustainable measures were used in the project, which is seeking LEED-Commercial Interiors certification, including construction waste diversion and recycling, the use of recycled carpeting, and energy-efficient lighting. The general contractor for the project was Turner Construction Co. and the architect was TRO|Jung Brannen. Jones Lang LaSalle was the project manager.

SANTA CLARA, CALIF. — Holliday Fenoglio Fowler L.P. (HFF) has brokered the $90.52 million sale of Bayshore Data Center in Santa Clara. Located at 1350 Duane Ave. and 3080 Raymond St., the two-building, 185,000-square-foot complex is fully leased. HFF’s Bryan Ley, John Crump, Gerry Rohm and Zane Sweet represented Inland Western REIT in its sale of the property to Digital Realty Trust Inc.

NEW YORK CITY — Jones Lang LaSalle (JLL) has brokered a 213,231-square-foot lease at Black Rock, a 980,000-square-foot office tower located at 51 W. 52nd St. in New York City. The tenant is Orrick, Herrington & Sutcliffe LLP, which will be occupying the 11th through 16th floors and the 21st through 23rd floors. It is relocating its office from the nearby 666 Fifth Avenue building. The landlord, CBS Broadcasting Inc., was represented by Peter Riguardi, Frank Doyle, Barbara Winter and Andrew Flint of Jones Lang LaSalle. Barry Gosin and Moshe Sukenik of Newmark Knight Frank represented the tenant. The lease carries a 15-year term.

CASTLETON PARK, IND. — Colorado-based Aurora Bank has relocated its Indianapolis call center to 33,000 square feet of space at 5920 Castleway W. Dr. in Castleton Park. The bank previously occupied 25,000 square feet at Heritage Park II in Indianapolis. Jones Lang LaSalle’s Dan O’Neil, John Robinson and Julie Kilpatrick provided occupancy planning, tenant representation and construction management services for the bank. Dave Moore of Colliers Turley Martin Tucker represented the ownership, BREOF Castleton Park LLC, in the transaction. Additional terms of the lease were not released.

CHICAGO — Marco Consulting Group has signed a lease renewal and expansion for 24,641 square feet of office space on the ninth floor of 550 West Washington Street in Chicago’s West Loop. The firm is expanding from its original 19,761 square feet to a contiguous 4,800-square-foot space for a total of 24,641 square feet. Lisa Davidson and Richard Schuham of Studley represented the tenant; Gary Denenberg of MB Real Estate represented the landlord, Beacon Capital Partners, in the transaction. Terms of the lease were not disclosed.

ST. LOUIS — IMPACT Group has renewed and expanded its least at Chapel Hill II, which is located at 12977 N. Outer Forty Dr. in St. Louis. The company now occupies 15,642 square feet of the three-story, 55,800-square-foot office building. The location serves as the company’s corporate headquarters. Lynn Schenck and David Steinbach of Jones Lang LaSalle represented IMPACT; Sharon Botkin provided in-house representation for the owner, Scott Properties, in the transaction. Terms of the lease were not disclosed.

BETHPAGE, N.Y. — Two lease renewals totaling 210,628 square feet have been signed at 1055 Stewart Avenue, an office building located in Bethpage. Briarcliffe College renewed its lease for 116,500 square feet and Northrop Grumman Systems Corp. renewed its lease for 94,128 square feet. Briarcliffe College has occupied the building for 15 years and Northrop Grumman has occupied it for 10 years. The landlord, Tilles & Zuckerbrot, was represented by Sholom & Zuckerbrot Realty. Philip Heilpern of CB Richard Ellis represented the tenant in both transactions. Approximately 20,000 square feet remains for lease at the building.
