LOS ANGELES — G. A. Gertmenian & Sons’ new 150,000-square-foot design and build headquarters facility has been completed at 300 W. Ave. 33 in the Lincoln Heights area of Los Angeles. Whittier, Calif.-based Oltmans Construction Co. was the general contractor on the project, which revitalized a former industrial site that had been vacant and dormant. HPA was the architect.

HOUSTON — Osyka Corp., a privately held gas company headquartered in Houston, has leased 7,936 square feet of office space at Timberway II, located at 15995 N. Bakers Landing in Houston's Energy Corridor. CB Richard Ellis' Ron McWherter represented Osyka Corp., and Debi Jones of PS Business Parks Inc. represented the landlord, PSBO Monroe.
BURLINGTON, MASS. — Global media production company Avid has signed a lease for 203,000 square feet of Class A office and R&D space at Northwest Park in Burlington. Avid will occupy three of the park's buildings for a 10-year term; it will lease all of 75 Network Drive and 10 North Avenue as well as the first and second floors of 65 Network Drive. The company is relocating from Tewksbury, Mass., and will make the Burlington location its new corporate headquarters. Occupancy is expected by June 2010. Brian Hines and Michael Dalton of FHO Partners represented Avid in lease negotiations. The landlord, Nordblom Co., was represented by Tamie Thompson, Dan Cordeau and Dan Kollar of Jones Lang LaSalle.
THE WOODLANDS, TEXAS — Excelerate Energy has signed a lease for 23,242 square feet of office space at 1450 Lake Robbins Drive in The Woodlands. The company will relocating its headquarters from a smaller space at 1330 Lake Robbins Drive. The landlord, BIT Holdings Forty-Six, allowed the tenant to terminate Excelerate Energy's 10,589-square-foot lease and agreed to a favorable leasing package for it to relocate across the street. The relocation will be complete by February 2010. Mary Barnwell of CB Richard Ellis (CBRE) represented the tenant in lease negotiations Lance McCarthy, formerly of CBRE and now with Studley, assisted Barnwell in the transaction. Gary Johnson of Crimson Services represented the landlord. Terms of the lease were not disclosed.
TUCSON, ARIZ. — Ryan Cos. US Inc. will develop an approximately 150,000-square-foot corporate headquarters for UniSource Energy Corporation on a 2-acre site at Broadway Boulevard and Scott Avenue in downtown Tucson. The building is expected to be completed by fourth quarter 2011 and achieve LEED certification at the Gold or Platinum level.
AUSTIN, TEXAS — Structura Inc. has completed the renovation of the Perry Brooks Building, a 12-story office tower located in downtown Austin. The lobby of the building was redesigned and now includes granite walls and floors, chrome railings and window trims, modern fixtures and abundant natural light. The building envelope was also renovated and now includes interlocking metal panels that cover the upper levels and are 30 percent more energy efficient. The project plans to seek the EPA's Energy Star certification for the project. L.M. Holder & Associates was the project architect. Transwestern's Austin office is leasing the property.
WALNUT CREEK, CALIF. — The approximately 250,000-square-foot new corporate headquarters for AAA Northern California, Nevada and Utah has officially opened in Walnut Creek. Korth Sunseri Hagey Architects was the project designer, and Gensler created the interior design. The six-floor project began in January 2007.
SUITLAND, MD. — The National Oceanic & Atmospheric Administration has signed a 137,004-square-foot lease extension with Auth Road Associates in Suitland. The space is located in the World Weather Building at 5200 Auth Rd. Kurt Stout, Charles Dilks and Keith Lavey of Grubb & Ellis’ Government Services Group brokered the transaction.
ARLINGTON, TEXAS — SCM Real Estate has brokered the sale of a 4,425-square-foot commercial building located at 2005 E. Lamar Blvd. within Governor's Row in Arlington. Beaux Riley of SCM arranged the sale between the buyer, Hinckley Properties, and the undisclosed seller. This transaction marks the fifth building at Governor's Row that SCM has sold. Five buildings are still available for sale at the business campus.
LANDOVER, MD. — Alliance Business Capital Group has purchased the 350,000-square-foot former Giant Food headquarters from an undisclosed party for an undisclosed amount. The three-building office property is located in Landover. NAI KLNB’s Chris Kubler and Alan Coppola brokered the transaction.
