WASHINGTON, D.C. — The Federal Republic of Germany has leased 76,000 square feet of office space from AION Partners at 2300 M St. in Washington. The German embassy will occupy space, formerly occupied by the European Union, while its embassy building is being renovated. Bruce Pascal and Mark Klug of CB Richard Ellis represented the tenant in the multi-year lease. Cassidy & Pinkard’s Zeke Dodson, Kerri Mulligan Salih and Jonathan Wellborn represented the landlord. AION Partners has also leased space in the M Street building to HQ Global Workplaces, extending its 20,000-square-foot lease for an additional 5 years. The space is located on the entire eighth floor and part of the ninth floor of the building. CB Richard Ellis’ Brian Murphy and Seth Benhard represented the tenant.

PORTLAND, ORE. — Tonkon Torp LLP has signed an extension of its 62,000-square-foot Class A office lease with General Growth Properties at Pioneer Tower in downtown Portland and will also expand onto a whole new floor. MulvannyG2 Architecture will provide space-planning and interior-design services for Tonkon Torp’s headquarters expansion project. The first phase of construction will begin in February in the existing two-floor space, while the second, expansion phase will start in June 2010, with final occupancy set for August 2010.
CASEYVILLE, ILL. — Swansea, Ill.-based Holland Construction Services, serving as general contractor, is currently constructing a 13,557-square-foot building for Canada-based Ritchie Bros. Auctioneers. Located on Old Country Inn Drive in Caseyville, the facility will feature an auction theater with telescoping bleachers, an entrance canopy, a large concourse, seven administrative offices and restrooms for client convenience. Bellevue, Wash.-based MulvannyG2 Architecture is providing architectural services for the project.
FREEHOLD, N.J. — Woodbridge, N.J.-based The Schultz Organization has completed two sales within Pond View Professional Park, a multi-building, 100,000-square-foot office park located in Freehold. In the first deal, Pond View Holdings LLC acquired Building 200's pad site, which is approved for a two-story, 25,000-square-foot building. In the second transaction, Monmouth Middlesex Oncology Hematology acquired a 5,400-square-foot office condo located on the second floor of Building 300, a two-story, 50,000-square-foot structure. Steven Schultz and Julie Nachamkin of The Schultz Organization represented the seller, a joint venture between Pyramid Property Partners, The Hampshire Companies and Triad Development. Pond View Professional Park contains three buildings situated on 12.24 acres along West Main Street, in close proximity to CentraState Hospital. Approximately 24,000 square feet remain available within the campus.
WASHINGTON, D.C. — Lerner Enterprises and The Tower Companies have begun renovations to Washington Square, a 1 million-square-foot office tower located at 1050 Connecticut Ave. in Washington. Construction will include new glazing on ground-level windows, new full-height revolving glass entrance doors, new architectural glass and stainless steel canopies that incorporated LED technology, streetscape improvements, high-definition LED message boards, elevator lobby renovations, garage valet area and main parking level lobby renovations, and a modernized security infrastructure. The Washington office of Gensler Associates is the project architect, and Falls Church, Va.-based HITT Contracting is the general contractor. Completion is slated for summer 2010. Lerner and Tower first developed Washington Square in 1982.
SHAKER HEIGHTS AND BOWLING GREEN, OHIO — Salt Lake City-based SilverLeaf Financial has acquired two commercial real estate properties in Ohio. The first acquisition is a 20,000-square-foot office complex located in Shaker Heights. The face value of the property’s loan is $1.35 million. The second acquisition is Woodland Mall, a regional retail shopping center in Bowling Green. Tenants of the approximately 300,000-square-foot mall include Sears, Famous Footwear, Cinemark, Dunham’s Sports and Elder-Beerman. The shopping center has a face value of $8.9 million.
INDIANAPOLIS — National Government Services has leased 149,255 square feet of office space at Castleton Park in Indianapolis. The lease was valued at $10.89 million. Jim Teskey and Allen Trowbridge of CRESA Partners represented the tenant; David Moore and Darrin Boyd of Colliers Turley Martin Tucker – Indianapolis represented the landlord, Brookfield Real Estate Opportunity Group, in the transaction.
MT. POCONO, PA. — Coldwell Banker Commercial (CBC) Pennco Real Estate has completed the sale of an office building located in Mt. Pocono. The three-story property contains approximately 25,000 square feet of space and is situated at 4 Fork St. Spiros Bilianis and Robert Boehning of CBC Pennco negotiated the transaction between the seller, a northeastern Pennsylvania regional lending institution, and the buyer, East Stroudsburg, Pa.-based Dein Properties. The acquisition price was not disclosed.
CERRITOS, CALIF. — The Abbey Company has acquired the 465,000-square-foot Cerritos Corporate Center, a commerce park consisting of seven multi-tenant office and industrial buildings located in Cerritos. Currently 97 percent leased to 11 tenants, the property was sold by an institutional owner to The Abbey Company in an all-cash transaction. The Abbey Company’s Kurt Kaufman presided over the company’s acquisition process.
JACKSONVILLE, FLA. — Comcast of Greater Florida/Georgia has signed a 106,253-square-foot lease with Flagler for space in Deerwood North, located at 4600 Touchton Rd. in Jacksonville. Four buildings totaling 500,000 square feet comprise the business park. Comcast will move into four floors in the property early next year. Ross Carrier served as in-house representation for Flagler. David Fahey of Binswanger represented Comcast.
