SAN ANTONIO — LHS III Property Three LLC has acquired a 9,917-square-foot office building located at 1335 N.E. Loop 410 in San Antonio from Land Partners IV LLC. Grubb & Ellis' Clint Hennessey represented both parties in negotiations. Terms of the deal were not disclosed.

SACRAMENTO — Grubb & Ellis has brokered the sale of 10000 Goethe Rd. in Sacramento to a private investor. Completed in 1997, the 126,000-square-foot Class A office building is 100 percent leased to the State of California on a long-term basis. Terms were not disclosed, but the sale is believed to be the largest single office-building transaction in the county in 2009. Grubb & Ellis’ Edward Suharski, Steven Golubchik and Seth McKinnon represented the joint venture in the transaction. The buyer represented itself.
NORCROSS, GA. — The construction firm CHOATE has completed a 30,000-square-foot office building for Atlanta-based Corus360 at 130 Technology Parkway in Norcross. Designed by Baker Barrios and veenendaalcave, the property has been built to achieve LEED Gold certification. Green features include sensor lighting, water-efficient fixtures and a white roof built to absorb sunrays. The property will house Corus360’s operations and a LEED data center.
TAMPA, FLA. — Franklin Property & Development Group has purchased a 57,886-square-foot office from Verizon in a $2.6 million sale-leaseback. Located at 10402 N. 56th St. in Tampa, the property will be occupied by Verizon for the next 15 months. Mike Davis, Rick Brugge, Andy May, Barry Oaks and Bill Reeves of Cushman & Wakefield represented Verizon in the transaction. The firm’s Rian Smith represented Franklin Property.
POMPANO BEACH, FLA. — Beltmann Group has signed a 113,718-square-foot lease renewal with Sample at Park Central for space in the Sample 95 Business Park. The property is located at 3039 N. Andrews Ave. Extension in Pompano Beach. Kathleen Alberts of Brenner Real Estate Group represented the tenant. Peter Sheridan of Premier Commercial Realty represented the landlord.
PARSIPPANY AND PRINCETON, N.J. — Cushman & Wakefield (C&W) has brokered headquarters leases for two companies in New Jersey for a total of 178,000 square feet. In the first deal, Solix Inc. signed a new lease for the entire 56,000-square-foot office building located at 30 Lanidex Plaza in Parsippany. The tenant will be consolidating its two operations located in Whippany, N.J., into the new location. The team of Peter Hamburger, Robert Rudin, Walter Schoenberg, Harlan Hollander and Jan Randall from C&W's East Rutherford, N.J., office represented the tenant in lease negotiations. Susan Mason of Jones Lang LaSalle represented the landlord, Ivy Equities. In the second deal, PharmaNet Development Group renewed its lease for the entire 122,000-square-foot office building located at 504 Carnegie Center in Princeton. Schoenberg, along with Jeff Barker and Kim Finnerty of Cushman & Wakefield's Philadelphia office, represented the tenant in lease negotiations. The landlord is Boston Properties.
CHICAGO — Reed Construction has completed the 20,000-square-foot office build-out of the Children’s Home & Aid in Chicago. Located at 100 N. Western Ave., the project included construction of new offices, meeting rooms and therapy and training rooms. The center helps Illinois families and children overcome poverty, abuse and neglect. The center will be relocating from its current location on Milwaukee Avenue. Techno Ltd. provided architectural services for the project.
NEW LENOX, ILL. — Morgan/Harbour Construction has completed the construction of three medical office build-outs totaling 13,414 square feet at the Silver Cross Medical Office Building, which is located on the Silver Cross Replacement Campus at 1870 Silver Cross Blvd. in New Lenox. In the first project, Morgan/Harbour completed a 4,079-square-foot build-out for Spectrum Eye Institute. The project included construction of optical suites, examination rooms, a waiting area, a lab/tech area, a visual field and nursing stations. The company also finished a 4,700-square-foot project for Partners in Obstetrics and Women’s Health that included examination rooms, procedure rooms, waiting areas and nursing stations. Finally, Morgan/Harbour completed a 4,635-square-foot build-out for Advanced Eye Care. The project included a lab/tech space, a laser center, an optical showroom and examination rooms. Design Organization provided architectural services for the projects. HSA Commercial Real Estate’s Primecare Division developed the building.
VERNON HILLS, ILL. — Principle Construction Corp. has been selected to complete a 3,300-square-foot build-out project for Richard Wolf Medical Instruments Corp. Located at 353 Corporate Woods Parkway in Vernon Hills, the project includes the conversion of an existing storage area, which is located within the company’s 58,500-square-foot headquarters, into a lecture hall and training lab. The existing facility houses manufacturing, assembly, sales and marketing, repair, customer services and administration components for the manufacturer. Timothy Morgan Associates is providing architectural services for the project, which is scheduled for completion in December.
PORT WASHINGTON, N.Y. — The grand opening has been held for Pall Corp.'s new corporate headquarters located in Port Washington. The new 276,000-square-foot facility is situated at 25 Harbor Park Dr. Designed by Spector Group, the building can house more than 500 employees and features state-of-the-art research and customer support laboratories, as well as offices for corporate management, sales and marketing. The new facility will consolidate Pall Corp.'s laboratory and administrative operations, which were previously split between Port Washington and East Hills, N.Y. The project utilized a variety of sustainable features, including construction recycling and numerous energy-efficient building systems. Financial assistance for the project was provided by the Nassau County Industrial Development Agency.
