CHICAGO — The U.S. General Services Administration (GSA) has signed a lease for 28,080 square feet of space at Congress Center, a Class A office building located in Chicago's West Loop. The GSA already leases 113,458 square feet of the building, a 16-story, approximately 520,000-square-foot structure situated at 525 W. Van Buren St. The GSA plans to take occupancy of the new space by mid-2010. Mark Parrish of Grubb & Ellis' Chicago office, with assistance from the company's Washington, D.C.-based Government Services Group, represented the landlord, Grubb & Ellis Realty Investors. Jason Volpe and Jason Lichty of Studley represented the GSA.

NEW YORK CITY — International law firm Holland & Knight has subleased 82,551 square feet of office space at Rockefeller Plaza in Manhattan, New York City. The firm will occupy floors 11 through 13 and part of the second floor of the building, which is located at 31 W. 52nd St. Holland & Knight is subleasing from law firm Clifford Chance. The space is ready for immediate occupancy, but Holland & Knight plans to construct a new reception area and conference center. It will take occupancy in January 2010. Ted Rotante, Michael Cohen and Andrew Roos of FirstService Williams represented Holland & Knight in negotiations. Stu Eisenkraft, Andrew Sussman, Brad Needleman and Laurence Briody of CB Richard Ellis represented Clifford Chance. Rockefeller Plaza totals 30 stories and contains 729,011 square feet of office space. It is owned by Paramount Group.

NASHVILLE, TENN. — Emdeon has signed a lease with Solomon Airpark for 34,200 square feet of office space in its Airpark Center East property in Nashville. The 15-year lease is worth more than $8.5 million. The tenant plans will use the build-to-suit space, which will be complete by the end of next year, for a data center. Joel McAlister of Colliers Turley Martin Tucker’s Nashville office represented the tenant.

PORTLAND, ORE. — NBS Financial Services has arranged $15.1 million in refinancing for the Wieden + Kennedy Headquarters Building, which is located at 224 NW 13th Ave. in Portland’s Pearl District. The five-story building, which underwent a more than $35 million renovation, offers 160,000 square feet of office space. The building also features 30,000 square feet of ground-floor retail space, which is occupied by Bluehour, Design Within Reach and ZoomCare. Ken Griggs and Paddy Ryan of NBS Financial Services arranged the financing, which was provided by John Hancock Life Insurance Co.

CHICAGO — MB Real Estate has arranged the sublease of a 25,771-square-foot business center located in Chicago. Regus will be occupying the space, which is situated at 321 N. Clark St. MB's Daniel Nikitas represented Regus. Jones Lang LaSalle's Monica Moore, Molly Carroll and Michael Tirpak represented the undisclosed sublessor. Terms of the deal were not disclosed.

MERIDEN, CONN. — Cosmos Real Estate has sold half of its ownership interest in Comtech Business Park to Dominick DeMartino for $600,000. The 40,155-square-foot property is located at 470-476 Murdock Ave. in Meriden. The new ownership structure plans to complete capital improvements to the property in order to lease up its vacant space. Peter Shiue of Colliers Dow & Condon represented Cosmos in the deal, while Carl Berman and Robert Gaucher, also of Colliers, represented DeMartino.

BOHEMIA, N.Y. — Yale Associates has signed a 10-year lease at Airport Plaza in Bohemia. The company will occupy 23,328 square feet at 25 Orville Dr. Harry Stavro and Robert Stein of Rechler Equity Partners provided in-house representation for the landlord. Jeffrey Wax of Oxford & Simpson represented the tenant. Yale plans to take occupancy in November.

Fort Worth, Texas —Lockheed Martin Corp. has signed on as the first tenant at Wilcox Plaza at Green Oaks, a new office building on Fort Worth’s west side. The Bethesda, Md.-based Fortune 100 company will occupy 61,945 square feet of the three-story building, taking the entire west wing of the first floor and 28,500 square feet of the west wing’s top floor. Todd Burnette and Frank Ricca of Jones Lang LaSalle represented Lockheed Martin in the transaction. Wilcox Plaza at Green Oaks, which spans a total of 187,928 square feet at 7000 Calmont Ave., is the first LEED pre-certified Gold, multi-tenant office building in the city. GVA Cawley is handling leasing and management for WDS Green Oaks LP, the building’s owner. Omniplan Architects of Dallas designed Wilcox Plaza at Green Oaks, and Dallas-based Spring Valley Construction Co. was the contactor.

FOUNTAIN VALLEY AND LAGUNA HILLS, CALIF. — Valley Plaza has sold a 33,910-square-foot office development to a 1031-exchange investor for $5.5 million. The two-building property is located at 9550 Warner Ave. and 17050 Bushard St. in Fountain Valley. Encino, Calif.-based NAI Capital’s Steve Economos, George Economos and Geoff DeWolf represented the seller. Cox Commercial’s David Cox represented the buyer. DeWolf and Steve and George Economos, along with Kurt Hediger, represented Edward Mark in his sale of a 9,340-square-foot office building to Lake Forest Realty for $1.2 million. The property is located at 23030 Lake Forest Dr. in Laguna Hills.
