FRISCO, TEXAS — Two new office leases and a renewal have been signed at Hall Office Park, Hall Financial’s 162-acre, master-planned office development located in Frisco. First, Lending Firm signed a new lease for 3,290 square feet at 6801 Gaylord Pkwy. Richard Rensi of CB Richard Ellis represented the tenant in lease negotiations. In addition, CNERGEN Health Staff, P.A. signed a lease for 1,028 square feet at 2601 Network Blvd. Finally, Carl Walker, Inc. renewed its lease for 3,674 square feet at 2801 Network Blvd. Mark Macy of Macy Newman Co. represented the tenant. Jean Farris of Hall Financial provided in-house representation on behalf of the landlord in all three transactions.

SCHAUMBURG AND ROCKFORD, ILL. — Grubb & Ellis has represented Financial Management Systems (FMS) in the leasing of two Chicagoland office spaces. The first lease is for approximately 24,000 square feet of space at 1000 E. Woodfield Rd. in Schaumburg. This lease represents a renewal and expansion of the company’s headquarters. The second lease is for 27,000 square feet of space at 4021 Morsay Dr. in Rockford, a new location for the company. Craig Cassell of Grubb & Ellis represented FMS in both transactions.

HOUSTON — Tier One Warranty has leased 11,190 square feet of office space at Cornerstone Tower in Houston for its new headquarters. Jay Kyle of Colliers International represented Tier One in lease negotiations. Marci Phillips and Livy Romo of PM Realty Group represented the landlord, KBS Realty Advisors Houston Portfolio. Cornerstone Tower is a five-story, 71,008-square-foot office property located at 3707 FM 1960 West.

FALLS CHURCH, VA. — The U.S. Government has signed a lease renewal with Carr Properties for more than 113,000 square feet of space in its Suffolk Building office property. The seven-story office building is located at 5611 Columbia Pike in Falls Church. The property was renovated in 2001 and extra security measures were installed in 2005 and 2008. Kurt Stout, Charles Dilks and Keith Lavey of Grubb & Ellis’ government services group brokered the lease.

CINCINNATI AND INDIANAPOLIS — Two Midwest offices of Colliers Turley Martin Tucker (CTMT) have completed an office and a retail sale. First, CTMT’s Cincinnati office brokered the sale of a 105,000-square-foot office building, located at 444 Third St. in Cincinnati, for $17 million. CTMT’s Mike Hartmann and Robert Ryan represented the seller Dunnhumby USA. The buyer was Al. Neyer Inc. In addition, CTMT’s Indianapolis office brokered the sale of Pike Plaza, a 198,558-square-foot community shopping center located on Lafayette Road in Indianapolis. CTMT’s Rebecca Wells and Bill French represented the seller, Capmark. The undisclosed buyer plans to reposition the property to Class A status. The acquisition price was not disclosed.

HACKENSACK, N.J. — NAI James E. Hanson has completed the sale of a 3,400-square-foot office condo space in Hackensack. Located at 58-60 Main St. on the second floor of the three-story building, the recently renovated office space was purchased by a start-up law firm. The space is conveniently located one block away from the Bergen County Court House and is easily accessible to Interstates 80 and 95, the George Washington Bridge, and Route 4 and New York City. The property features seven offices, a large conference room, four parking spaces at the nearby Atlantic Street Garage and wiring for T-1 Internet usage. NAI Hanson's Peter Cohen and Susan Trovati represented the seller in this transaction. The sale price was undisclosed.

RALEIGH, N.C. — Choate Construction has completed a 134,152-square-foot Class A office building for the headquarters of Genworth Financial’s mortgage business. The property is located on 4.93 acres at 8325 Six Forks Rd. in Raleigh. Ground was broken on the office, which was designed to LEED Gold standards, in August 2008 and construction finished ahead of schedule. Genworth will occupy the entire building.

BOYNTON BEACH, FLA. — Orlando, Fla.-based Keene Construction Co. has started work on Ram Realty Services’ 13,272-square-foot Valencia Commons office building in Boynton Beach. The two-story property is located at the intersection of Boynton Beach Boulevard and Hagen Ranch Road. Miami Lakes, Fla.-based Design Tech International provided architectural services. Delivery is expected in January.

LAKE ELMO, MINN. — Minneapolis-based NorthMarq Investment Services has completed the sale of Eagle Point Office Center II, a Class A office building located in Lake Elmo. Situated within the 120-acre Eagle Point Business Park, Eagle Point Office Center comprises a single-story, 30,000-square-foot office building. It is fully leased to a tenant roster that includes Rasmussen College and Foth Engineering. NorthMarq’s Scott Pollock, Pete Rand and Evan Richardson represented the seller, United Properties. The buyer was Minneapolis-based Blackhawk Investment Group.
