HOUSTON — Houston-based Hartman Income REIT has purchased two office buildings located in Houston. They include Northchase Center, a 128,891-square-foot property located at 14550 Torrey Chase Blvd., and Cornerstone Plaza, a 71,008-square-foot property located at 3707 FM 1960 West. The two properties are situated within a mile of each other and have an average occupancy of 92.5 percent. Mark Lucescu of Newport Beach, Calif.-based Lucescu Realty represented the seller, KBS Realty Advisors. Dave Wheeler represented Hartman in-house. The acquisition price was not disclosed.

HAYWARD, CALIF. — Todd Severson and Brennan Carpenter of Colliers International Oakland represented the S&N Woomer LLC in the disposition of a 24,112-square-foot building located at 30914 San Antonio Rd. in Hayward. The property, which is situated on a 1.45-acre site, sold for $2.5 million. Imperial Investments represented the undisclosed seller in the transaction.

SACRAMENTO, CALIF. — The U.S. Government has signed a 10-year lease for 227,490 square feet at 1325 J St. in Sacramento. UrbanAmerica recently acquired the property, which was constructed as a build-to-suit for the Army Corps of Engineers in the 1980s. Additional terms of the lease were not released. Timothy Hutchins, Jim King and Ali Nadimi of CB Richard Ellis represented the landlord.

KANSAS CITY, MO. — Murphy Tractor & Equipment Company Inc. has purchased 9.5 acres of land at the Hunt Midwest Business Center in Kansas City. The Wichita, Kan.-based company plans to build a 43,000-square-foot sales and service center on the site on NE Parvin Road. Hunt Midwest Business Center is located in a 2,500-acre commercial/industrial development, and is adjacent to Hunt Midwest SubTropolis.

KIRKLAND, WASH. — Newmark Realty Capital has arranged a $64 million loan for Carillon Point in Kirkland. Located on 26 acres of waterfront land along Lake Washington, the property features 445,000 square feet of office space, the 100-room Woodmark Hotel and a 200-slip marina. Michael Taylor of Newmark’s Seattle office secured the financing through John Hancock Life Insurance Co. The 20-year loan has a 25-year amortization schedule.

SALISBURY, MD. — Habitat for Humanity of Wicomico County has purchased a 10,000-square-foot office and warehouse property from an undisclosed seller for an undisclosed price. The building is spread across 0.68 acres at 908 Isabella St. in Salisbury. Bradley Gillis of Salisbury-based Sperry Van Ness – Miller Commercial Real Estate represented Habitat for Humanity, and the firm’s Brent Miller and Rick Tilghman represented the seller.

CINCINNATI — Cincinnati-based Al. Neyer Inc. and an entity affiliated with Dayton, Ohio-based Dayton Hydraulic Company have completed the disposition of The Office at 444 West Third Street in downtown Cincinnati. The three-story, 150,000-square-foot property sold to dunnhumbyUSA for $17 million. The buyer currently is the building’s principal lessee. Mike Hartmann of Colliers Turley Martin Tucker represented the buyer in the lease and acquisition.

Established in 2002, Metropolitan Realty owns more than 700,000 square feet of office space on Long Island, including the Business and Research Center at Garden City in Garden City, N.Y.; Sunrise Business Center in Great River, N.Y.; and the Jericho Atrium in Jericho, N.Y.
