LOS ANGELES — Evan’s First LLC has disposed of an 18,858-square-foot office building, which is located at 2100 Sawtelle Blvd. in Los Angeles. 2100 Sawtelle Blvd LLC, a group of 1031 Exchange buyers, acquired the property for $5.8 million. The three-story garden-style property was 65 percent occupied at the time of acquisition. T.C. Macker and Craig Newlands of Coldwell Banker Commercial WESTMAC represented the seller; Justin Altemus of The Altemus Company represented the buyer in the deal.

ROSEVILLE, CALIF. — Adventist Health System West has leased more than 37,000 square feet of space at 1101 Creekside Ridge Drive in Roseville. The two-story building offers 88,000 square feet of office space. Tom Bacci of Grubb & Ellis represented the tenant; Jon Walker, also of Grubb & Ellis, represented the landlord, RREEF America REIT II Corp., in the transaction. Additional terms of the lease were not released.

TAMARAC, FLA. — Tamarac Commons LLC has acquired the 27,828-square-foot Tamarac Commons office development from Yomtob Acquisitions for $2.57 million. The two-building property is located at 7300-7310 W. McNab Rd. in Tamarac. Scott O’Donnell, Dominic Montazemi, Miguel Alcivar and Kirk Nelson of CB Richard Ellis’ Fort Lauderdale, Fla., office brokered the sale.

SAN FRANCISCO — Access Properties has purchased a 12,484-square-foot office building, which is located at 91 Westborough Blvd. in San Francisco, for $3.2 million. The buyer plans to occupy the first floor of the property; the second floor is leased by Varsity Logistics. James Marzoni and Graham Woodall of Cornish & Carey Commercial represented the buyer; Simon Clark of Grubb & Ellis represented the undisclosed seller in the deal.

SANTA ANA, CALIF. — An undisclosed buyer has acquired The Atlas Building, which is located at 1833 E. 17th St. in Santa Ana. The 20,539-square-foot office building sold for $1.8 million. The property consists of 42 suites. Pasha Darvishian of Marcus & Millichap’s Newport Beach, Calif., office represented the seller, a private investor, in the transaction.

LOS ANGELES — Step It Up on Second Inc. has acquired 1057 Vine Street, a 20,700-square-foot property in Los Angeles, for $3 million. The Santa Monica-based non-profit agency plans to remodel the property, which features 32 units and ground-floor retail space, for its own use. Leonard Bailes of Bailes & Associates represented the buyer; Martin McDermott of Grubb & Ellis represented the undisclosed seller.
