DALLAS — Marcus & Millichap has brokered the sale of the Comerica Bank Building, a 72,263-square-foot office property located in Dallas. The Class B asset is situated on approximately 2.7 acres at 6510 Abrams Rd. It was constructed in 1980 and was 55 percent occupied at the time of closing. Craig Lewin and Patrick Giles of Marcus & Millichap's Dallas office represented the seller, an undisclosed partnership. The buyer's name was also not released.

HONOLULU — Mid Pac Petroleum has purchased the eighth floor of Alakea Corporate Tower, located at 1100 Alakea St. in downtown Honolulu. The Hawaii-based petroleum marketer and distributor will be relocating from 677 Ala Moana to its new corporate headquarters in April. Victor Arcayena of Hawaii Commercial Real Estate LLC brokered both sides of the transaction.
HARFORD COUNTY, MD. — Marlton, N.J.-based L-3 Communications’ Command & Control Systems and Software, a defense firm, has signed a full-building lease with St. John Properties for a 75,000-square-foot office building. The space is located in Aberdeen Proving Ground’s Government and Technology Enterprise project at 6280 Guardian Gateway in Harford County. The building is now under construction and has been designed to achieve Silver LEED certification. Green features include a highly efficient HVAC system, low-flow fixtures and drought-tolerant landscaping. Delivery is expected in fall 2010.
ARLINGTON, VA. — Wells Fargo & Co. has provided a 5-year, $44 million loan to refinance the 212,443-square-foot Hartford Building, located at 3101 Wilson Blvd. in Arlington. The 5-year-old property stands on a 1.13-acre site. In addition to ground-floor retail space, the building also includes a rooftop terrace and a fitness center.
LATHRUP VILLAGE, MICH. — Z-Comm has completed the disposition of 5,000 square feet of office space at 26400 Southfield Rd. in Lathrup Village. Brine’s Refrigeration Heating and Cooling purchased the property for an undisclosed price. Bob Moon of Friedman Real Estate Group represented the seller in the transaction.
ORLANDO, FLA. — Wachovia Bank has renewed its 77,600-square-foot lease with Orlando-based Eola Capital for an additional 5 years. The company’s space is located in the One Orlando Centre office building at 800 N. Magnolia Ave. in Orlando. The 21-year-old property is 89 percent occupied. Both parties had in-house representation.
DAVIE, FLA. — 5780 Griffin Road LLC has purchased two acres of land worth $840,000 from a private party for the second phase of its 5700 Griffin Road office project. The land, located at the intersection of Griffin Road and S.W. 58th Avenue in Davie, is adjacent to the project’s first phase, a 30,000-square-foot office building. The second phase calls for a duplication of the fully-leased initial building. Groundbreaking for the second phase is scheduled for the third quarter of next year. Berger Commercial Realty Corp.’s Reese Stigliano represented the buyer; Joe Caprio of Joe Caprio and Co. represented the seller.
MADISON, WIS. — Emerson Charitable Trust and Emerson Electronic have completed the disposition of a 45,760-square-foot office building and a 6.93-acre adjacent lot. Hallick Real Estate Holdings purchased the properties, which are located in Madison, for more than $5 million. The buyer plans to use the facility for CPM Marketing Group, which is headquartered in Madison. Craig Stanley of Siegel-Gallagher Madison, along with Paine/Wetzel of Chicago, represented the buyer in the transaction.
NILES, ILL. — The Missner Group has completed two tenant build-outs at the Howard Industrial Center, which is located at 6420 W. Howard in Niles. The first project included the construction of office space, a conference room and a viewing and concession area for Energy Volleyball Club’s 42,000-square-foot space at the center. Additionally, The Missner Group completed the tenant build-out for Jump!Zone Party and Play, which leases 20,000 square feet at the center. Originally constructed in the 1950s, Howard Industrial Center is comprised of two buildings totaling 400,000 square feet. The property is a joint development of The Principal Financial Group and The Missner Group.
BLOOMINGTON, MINN. — Kellogg Co. has signed a lease for 12,000 square feet of office space at Northland Executive Office Center in Bloomington. The center is currently undergoing a renovation and will be renamed as Northland Center. Kellogg, which will employ approximately 40 to 50 people at the facility, plans to take occupancy in December. Jim Damiani of Welsh represented Kellogg; Dan Wicker of NorthMarq represented the ownership, United Properties, in the transaction.
