WOODLAND HILLS, CALIF. — Los Angeles-based Younan Properties Inc. has acquired WarnerView Corporate Center in Woodland Hills for an undisclosed price. Located at 5959 Topanga Canyon Blvd., the three-story, 62,000-square-foot office property is currently 93 percent occupied. Younan Properties first purchased the building in 2004 and sold it less than 12 months later to Value Home Loan. Younan Properties was self-represented in the transaction.

TIGARD, ORE. — Salem, Ore.-based City County Insurance Services has purchased a 13,563-square-foot office property, which is located at 11625-11675 S.W. 66th St. in Tigard. Lake Oswego, Ore.-based Haines Building LLC sold the property for $2.25 million. Trevor Kafoury, Jason Green and Kevin Kaufman of CB Richard Ellis represented the buyer; Chris Johnson, Charlie Floberg of Norris, Beggs & Simpson represented the seller.

LOUDOUN COUNTY, VA. — Washington Real Estate Investment Trust has purchased the 87,400-square-foot Lansdowne Medical Office Building from an undisclosed party for $19.9 million. The four-story property is located at the intersection of Riverside Parkway and Lansdowne Boulevard in Loudoun County. Washington REIT, which has been planning to buy the building since April 2008, funded the purchase with cash and its own line of credit.

WASHINGTON, D.C. — The General Services Administration, on behalf of the Bureau of Land Management, has signed a 94,435-square-foot lease with Lerner Enterprises for space in the 20 M Street office building. The 190,600-square-foot 20 M Street, which has been LEED Gold certified, is located at the intersection of M and Half streets in Washington. The Bureau of Land Management will move into four floors in the building during the first quarter of next year. Studley’s Washington office represented the GSA. Brian Raher of Cushman & Wakefield’s Washington office represented the landlord.

CORAL GABLES, FLA. — R.C. Chaffin Family Holdings has acquired a 4,202-square-foot office condominium from Brown Development Group for $1.56 million. Located at 500 S. Dixie Highway in Coral Gables, the space features five private offices, three executive offices and two conference rooms. Coral Gables-based Holly Sime Realty’s Randy Olen represented the buyer. John Crotty and David Metalonis of Colliers Abood Wood-Fay’s Coral Gables office represented Brown Development.

ARDSLEY, N.Y. — Biotech firm OSI Pharmaceuticals has acquired Ardsley Park Science & Technology Center, located at 410-460 Saw Mill Rd. in Ardsley, for $27 million. The 43-acre campus contains six buildings with 400,000 square feet of office, laboratory and manufacturing space, as well as specialty pharmaceutical installations. It was constructed in 1956 and was most recently occupied by Purdue Pharma, which vacated the property in 2005. OSI plans to use the campus as its new corporate headquarters and will consolidate its operations in Melville and Farmingdale, N.Y.; Cedar Knolls, N.J.; and Boulder, Colo., into the new campus. Tom Giannone, Chris, Kinum, Ron Ganter and John Cahill of Cushman & Wakefield’s Global Life Science Practice Group, along with Andrew Mervin, David Bernhaut, Gary Gabriel and Jose Cruz of the firm’s Metropolitan Area Capital Markets Group, represented the seller, Purdue Pharma.

HARTFORD, CONN. — Buchanan Street Partners has provided a $10 million, non-recourse mezzanine loan for City Place I, a Class A office building located in Hartford. The tower rises 38 stories and contains 885,000 square feet of space. United Healthcare recently signed a new lease at the building and several existing tenants renewed or expanded their leases, which will bring occupancy up to 93 percent. The mezzanine loan was taken out by the borrower to help fund tenant improvements, leasing commissions and operating expenses while occupancy stabilizes. Terms of the loan were not released.

CORPUS CHRISTI, TEXAS — The team of Weldon Dietze, Melissa DeLeon, Terrell Miller and Matthew Cravey of Corpus Christi-based NAI Cravey Real Estate Services have been selected to lease One Shoreline Plaza in Corpus Christi. Located at 800 N. Shoreline Blvd. overlooking Corpus Christi Bay, the two Class A office buildings total 363,302 square feet. The south tower is the state’s tallest building south of San Antonio.

DORAL, FLA. — Flagler is aiming for a fall 2010 completion of its 150,000-square-foot office building at 8333 Downtown Doral in Doral. The building, which is located in the 120-acre mixed-use project, Downtown Doral, is 30 percent preleased by the Florida Agency for Health Care Administration. The project has been designed by HuntonBrady Architects to meet LEED Gold standards.
