ORLANDO, FLA. — Orlando-based Smith Equities Real Estate Investment Advisors has arranged the sale of the 7200 Building, an office building in Orlando Central Park in Orlando. Smith Equities represented the seller, Orlando Central Park Tarragon II. The buyer, JCQ Investments, purchased the property for $2.8 million. The office building was 64 percent vacant at the time of sale and was sold out of bankruptcy court. Since gaining ownership, JCQ Investments has begun to upgrade the building with a new security alarm system, security cameras and plans to revitalize the building’s common areas. The company has also signed leases with tenants Time Share Networking, Brand Energy and Time Bandit.

WALTHAM, MASS. — R.W. Holmes Realty Co. has arranged a lease for 15,111 square feet at Watermill Center, located in Waltham. The space will be occupied by Providence, R.I.-based accounting firm Kahn, Litwin, Renza & Co. (KLR). The firm recently expanded its reach into the greater Boston area with the acquisition of Sullivan, Shuman & Freedberg, and will be relocating those operations to Watermill Center. Garry Holmes and Chip Setwiller of R.W. Holmes represented KLR in lease negotiations. Dave Campbell of Newmark Knight Frank represented the landlord, New Boston Fund. Watermill Center is a 206,722-square-foot, Class A office building located at 800 South St.

SAN ANTONIO — The San Antonio office of Transwestern has completed a lease for 50,000 square feet of office space at Bank of America Plaza, located in San Antonio’s central business district. Martin Down and Larry Mendez of Transwestern represented the landlord, Talcott Realty Investors, in lease negotiations. The tenant is the General Services Administration. Bank of America Plaza is a 532,900-square-foot, Class A office tower located at 300 Convent St.

HOUSTON — Goodrich Petroleum Corp. has signed a long-term lease for the top three floors of 801 Louisiana Street, located in Houston. The company, which plans to use the 37,000-square-foot space as its new headquarters, will move into the building this summer. Its lease has an expansion option. Bob Parsley and Stan Voelkel of Colliers International represented Goodrich Petroleum in lease negotiations. Jay Kyle, also of Colliers, represented the landlord, TPMC. The building recently under went significant interior renovations, with exterior improvements expected to be complete in the coming months.

PHOENIX — McShane Construction Co. has completed a renovation and remodeling assignment for Climatec’s 103,000-square-foot corporate headquarters, which is located at 2851 W. Kathleen Rd. in Phoenix. The company’s design-assist assignment included the partial demolition and reconstruction of the entire facility. The renovation included redesign of the interior spaces and entryway of the facility, as well as the incorporation of several of Climatec’s products. Mechanical, electrical, plumbing and HVAC systems were replaced with cost-effective, energy-efficient models. Phoenix-based Dick & Fritsche Design Group provided architectural services for the project.

ALISO VIEJO, CALIF. — The Alison Company has arranged a $5.5 million loan for the refinancing of Journey Business Park in Aliso Viejo. Built in 1999, the multi-tenant property offers 60,648 square feet of office, light industrial and retail space. The 10-year loan has a 25-year amortization schedule. Shaun Moothart of The Alison Company secured the financing through an undisclosed life company correspondent.

EDISON, N.J. — CresaPartners has completed a 32,408-square-foot lease expansion on behalf of Camp, Dresser & McKee, a consulting, engineering, construction, and operations firm. The tenant will be taking an expanded space on the sixth floor of Raritan Plaza I in Edison. Conveniently situated in Edison, New Jersey, near the Garden State Parkway, the New Jersey Turnpike, I-287 and Routes 1, 9, 35, and 440, Raritan Plaza I is a 262,500-square-foot Class A office building, which is located within Raritan Center. Raritan Center features the New Jersey Convention and Exposition Center, several hotels, three banks, a travel agency, a day care center, News 12 New Jersey, and a U.S. Post Office, as well the regional operations for both United Parcel Service and Federal Express. Dennis Gralla, James Scancarella, and Christopher Crooks of CresaPartners represented Camp, Dresser and McKee in the transaction, and Summit Associates was represented by Vincent Visceglia.

NEW YORK CITY — FirstService Williams has represented GDS Publishing in a 20,240-square-foot, long-term lease on the fifth floor at 40 Wall Street in Manhattan, New York City. GDS is relocating to the Trump owned and managed property from 12,000 square feet in its current U.S. headquarters at 33 Whitehall St. Jared Freede and Greg Wang of FirstService Williams orchestrated the deal. GDS is set to occupy the space later this year. FirstService Williams will be marketing the space at 33 Whitehall Street that GDS is leaving behind.

AUSTIN, TEXAS — Grubb & Ellis Realty Investor has leased 24,335 square feet of office space at The Avallon, a five-building, Class A office complex located in Austin. Trion World Network will occupy space within Building IV, which is situated at 10814 Jollyville Rd. Lauren Spaeth of Grubb & Ellis’ Austin office represented the landlord, Grubb & Ellis Realty Investors, in lease negotiations. Chris Perry and Sloan Spaeth of Aquila Commercial represented Trion World Network. The Avallon contains approximately 318,000 square feet of office space and is currently 97 percent leased.
