BROOKFIELD, WIS. — NAI Greywolf has negotiated two office leases totaling 22,500 square feet at Executive Center V in Brookfield, a suburb of Milwaukee. Heuer Law Offices SC leased 3,074 square feet with a lease term of more than five years. Common Ground Inc., a healthcare insurance solution for small businesses, nonprofits, individuals and families, leased 19,675 square feet. Matt Hock of NAI Greywolf represented the undisclosed landlord. The property is located at 300 N. Executive Drive.

MILWAUKEE — Klement’s Sausage Co. has signed a 3,091-square-foot office lease at the Timbers Building within the Tannery Office Complex in Milwaukee. The property is located at 700 W. Virginia St. John Davis and Ned Purtell of Founders 3 Real Estate Services represented the owner, R2 Properties. Klement’s has been making small batch, handcrafted sausages in Milwaukee for more than 60 years.

CITYCENTRE-Six-Houston

HOUSTON — Midway has broken ground on CITYCENTRE Six, a 320,000-square-foot office building within the locally based developer’s CITYCENTRE mixed-use destination in West Houston. Additionally, Midway has named global chemical and building materials supplier Dow as the anchor tenant. Dow will occupy about 208,000 square feet within the 19-story building, which will include 12,000 square feet of retail and restaurant space and onsite parking. The design team includes architect of record Kirksey, Munoz + Albin Architecture & Planning and OJB Landscape Architecture. Construction is slated for a 2026 completion.

WALTHAM, MASS. — BPGbio has signed a 70,000-square-foot office and life sciences lease in the western Boston suburb of Waltham. The AI-powered biopharmaceutical company plans to relocate from nearby Framingham to two full floors of the 143,533-square-foot facility at 300 Third Ave. next summer. Tim Latham, Christopher Scott and Chris Devaux internally represented the landlord, Dallas-based Lincoln Property Co., in the lease negotiations. Paul Delaney, Adam Subber and Nate Heilbron of Cresa represented BPGbio.

CULVER CITY, CALIF. — Newmark has arranged the sale of 5995 Sepulveda, a vacant office building in Culver City, just west of Los Angeles. A private investor acquired the site for an undisclosed price and plans to occupy the property. The newly renovated building offers 27,090 square feet of creative office space with 12,000-square-foot floor plates and column-free layouts. The property also features landscaped outdoor seating and 24/7 onsite security and access control. Kevin Shannon, Ken White, Rob Hannan, Laura Stumm, Michael Moll, Steve Kolsky and Greg Frankovich of Newmark represented the undisclosed seller.

NEW YORK CITY — Cushman & Wakefield has negotiated a 45,689-square-foot office lease at 1180 Avenue of the Americas in Midtown Manhattan. The tenant, nonprofit organization SelfHelp Community Services, will occupy the entire second and third floors of the 398,937-square-foot building. Mark Boisi, Bryan Boisi, Michael Baraldi and Harry Blair of Cushman & Wakefield represented the landlord, Northwood Investors, in the lease negotiations. Thomas Hines of Transwestern, along with Stephen Powers, Lindsay Ornstein and Alex Smith of OPEN Impact Real Estate, represented the tenant.

HUNTSVILLE, ALA. — Merit Bank has opened at The Range, The Beach Co.’s 49,229-square-foot office building located on Governors Drive in Huntsville. Merit Bank now occupies the third floor of the property, which spans roughly 17,433 square feet, in addition to a first-floor retail branch, with a total 20,000 square feet of occupancy. The Range features a common-area courtyard, high-speed Gigabyte internet and walkability to nearby restaurants, entertainment and retailers. The building is also situated adjacent to The Foundry, a 340-unit multifamily and townhome community, and STOVEHOUSE, a mixed-use development.

METAIRIE, LA. — The Feil Organization has signed a tenant to a 39,000-square-foot lease renewal at One Lakeway, one of the firm’s three office towers within its Lakeway complex in Metairie. EDG, a global engineering and project management consulting firm, signed the 10-year renewal. Bruce Sossaman and Bennett Davis of Corporate Realty represented Feil in the lease negotiations. Scott Miller of CBRE represented EDG.

NEW YORK CITY — The American National Standards Institute (ANSI), which oversees the development of voluntary consensus standards, has signed a 22,819-square-foot office lease at 1180 Avenue of the Americas in Midtown Manhattan. The nonprofit organization will occupy the entire 10th floor of the 398,937-square-foot building. Mark Boisi, Bryan Boisi, Michael Baraldi and Harry Blair of Cushman & Wakefield represented the landlord, Northwood Investors, in the lease negotiations. Michael Burgio, also with Cushman & Wakefield, represented ANSI.

COVINGTON, LA. — Pelican Energy Consultants LLC, an energy consulting and project management firm, has moved its corporate office to the newly branded Pelican Energy Building, a 48,000-square-foot office building located at 4099 Highway 190 E. Service Road in Covington. Gulf States Real Estate, Development and Construction Services arranged the new office lease on behalf of the tenant and helped negotiate renovations prior to Pelican Energy’s relocation, according to New Orleans City Business. Stephen Camp is the owner/landlord of the Pelican Energy Building. Prior to the new lease, Gulf States also brokered the sale of Pelican Energy’s former 25,000-square-foot office headquarters within the nearby Ashland Business Park. Additionally, the brokerage services firm temporarily housed Pelican Energy within one of its own offices within Tammany West Business Park while renovations were made to its new offices.
