The company is a provider of technology enabled business process outsourcing. Steve Eisenshtadt of Friedman Real Estate Group represented the tenant. The landlord was Troy Place II Associates.

INDIANAPOLIS — Cathy’s Concepts has leased a 40,000-square-foot office/warehouse facility in Indianapolis. Founded in 1988, Cathy’s Concepts is a wholesale manufacturer and distributor of gifts for all occasions. The privately held company is headquartered at 6900 E. 30th St. in Indianapolis. Mark Writt and Tom Cooler of CB Richard Ellis’ Indianapolis office represented the landlord, 6900 Complex LLC, and the tenant in the transaction. Terms of the lease were not disclosed.
NEW LENOX, ILL. — Morgan/Harbour Construction has completed an 11,868-square-foot build-out for Hinsdale Orthopedic Group within the Silver Cross Medical Office Building. The project is located on the Silver Cross Replacement Hospital Campus at 1870 Silver Cross Blvd. in New Lenox. The project included the construction of X-ray, physical therapy and treatment rooms, a state-of-the-art MRI suite, nursing stations, waiting areas, an office area and a laboratory. The developer of the facility is HSA Commercial Real Estate’s Primecare Division. Design Organization provided architectural services for the project.
FARMINGTON, CONN. — Colliers Dow & Condon has brokered the sale of a 44,000-square-foot office building located at 197 Scott Swamp Rd. in Farmington. Philip Gagnon of Colliers represented the seller, Rocky Hill, Conn.-based DF Group, which first purchased the property in 2004. Bob Gaucher of O, R & L Commercial represented the buyer, a Fairfield, Conn.-based private investment group. The acquisition price was not disclosed.
SPRINGFIELD AND WORCESTER, MASS. — Skanska USA Building has been selected for two new Massachusetts construction projects. The first project is a new $66 million data center for the Commonwealth of Massacusetts' Information Technology Division in Springfield. The project, which is located at 53 Elliot St., is the second data center for the organization. Construction will include the renovation of the former Springfield Technical High School into approximately 70,000 square feet of computer room and support spaces. The project will apply for LEED certification and is slated for completion in August 2011. The second project consists of the expansion of the co-generation facility at the University of Massachusetts Medical Center in Worcester. Scheduled to begin in March, the project will consist of the construction of a new control room, a 15,000-square-foot power plant expansion and a 15,000-square-foot expansion of the administration building.
DALLAS — Marcus & Millichap has brokered the sale of the Comerica Bank Building, a 72,263-square-foot office property located in Dallas. The Class B asset is situated on approximately 2.7 acres at 6510 Abrams Rd. It was constructed in 1980 and was 55 percent occupied at the time of closing. Craig Lewin and Patrick Giles of Marcus & Millichap's Dallas office represented the seller, an undisclosed partnership. The buyer's name was also not released.
HONOLULU — Mid Pac Petroleum has purchased the eighth floor of Alakea Corporate Tower, located at 1100 Alakea St. in downtown Honolulu. The Hawaii-based petroleum marketer and distributor will be relocating from 677 Ala Moana to its new corporate headquarters in April. Victor Arcayena of Hawaii Commercial Real Estate LLC brokered both sides of the transaction.
HARFORD COUNTY, MD. — Marlton, N.J.-based L-3 Communications’ Command & Control Systems and Software, a defense firm, has signed a full-building lease with St. John Properties for a 75,000-square-foot office building. The space is located in Aberdeen Proving Ground’s Government and Technology Enterprise project at 6280 Guardian Gateway in Harford County. The building is now under construction and has been designed to achieve Silver LEED certification. Green features include a highly efficient HVAC system, low-flow fixtures and drought-tolerant landscaping. Delivery is expected in fall 2010.
ARLINGTON, VA. — Wells Fargo & Co. has provided a 5-year, $44 million loan to refinance the 212,443-square-foot Hartford Building, located at 3101 Wilson Blvd. in Arlington. The 5-year-old property stands on a 1.13-acre site. In addition to ground-floor retail space, the building also includes a rooftop terrace and a fitness center.
LATHRUP VILLAGE, MICH. — Z-Comm has completed the disposition of 5,000 square feet of office space at 26400 Southfield Rd. in Lathrup Village. Brine’s Refrigeration Heating and Cooling purchased the property for an undisclosed price. Bob Moon of Friedman Real Estate Group represented the seller in the transaction.
