FRISCO, TEXAS — Hall Financial Group has negotiated two leases at Hall Office Park, the company’s 162-acre, master-planned office park located in Frisco. First, TITAN Engineering has signed a new lease for 10,175 square feet at 2801 Network Blvd. The company will be relocating its corporate headquarters here from Carrollton, Texas. The lease carries a 5-year term. Hall’s Jean Farris and Tammy Lomonaco negotiated the lease. In addition, the Frisco Family YMCA has renewed its lease for 8,768 square feet at 2401 Internet Blvd. The transaction was negotiated by Farris.

DORAL, FLA. — Blue Cross Blue Shield of Florida has signed a 103,476-square-foot lease renewal with Prudential Insurance Co. of America for space in Westside Plaza 1. Blue Cross will occupy the space until 2014. The 363,328-square-foot property is located at 8400 N.W. 33rd St. in Doral. George I. Pino and Juan Ruiz of Coral Gables, Fla.-based Flagler Real Estate Services represented the landlord.

ORLANDO, FLA. — Orlando-based HuntonBrady Architects, the Florida headquarters of the Pizzuti Cos. and an undisclosed engineering company are the first to prelease space in the 11-story 777 N. Orange Ave. office tower in Orlando. These three leases account for 55,000 square feet of space in the development, which is slated to break ground later this year. The Class A LEED property, which is being developed by Pizzuti Cos., is part of a three building project, spanning 777, 757 and 737 N. Orange Ave. Delivery of the 777 building is slated for early 2011. Jamie Barati and Todd Davis of Colliers Arnold’s Orlando office are marketing the property.

NEW YORK CITY — New York City-based SL Green Realty Corp. has completed a $40 million capital improvements program at three of its New York City office towers: 16 Court Street in Brooklyn, and 810 Seventh Avenue and 711 Third Avenue in Manhattan. Improvements at all three buildings included extensive lobby renovations. At 16 Court Street, which is a 38-story, 284,000-square-foot tower, the new lobby includes polarized quartz floor tiles, as well as black granite, white glass and walnut wood finishes. At 810 Seventh Avenue, which is a 41-story, 553,000-square-foot tower, the new lobby contains a new, subtle lighting scheme, with stone and dark-stained bamboo finishes, as well as a custom bamboo reception desk. At 711 Third Avenue, a 20-story, 553,000-square-foot building, the new lobby improvements included the restoration of a 200-square-foot mosaic mural that consists of 500,000 Venetian glass tiles in 500 different color shades. Other improvements included new windows, new elevator cabs, a façade restoration, and infrastructure, common area and restroom upgrades at 16 Court. At 810 Seventh, additional renovations included new elevator cabs, as well as restroom and common area upgrades. Finally, at 711 Third Avenue, elevator cabs and common corridors were also upgraded.

STAMFORD, CONN. — Manhattan, New York City-based RFR Realty has begun a multi-million dollar renovation to Stamford Plaza, a four-building, 968,500-square-foot, Class A office complex located in Stamford. Improvements include upgrades to the elevators in One and Two Stamford Plaza. Three Stamford Plaza will see the addition of new lobby finishes, tenant lounges, a video conferencing center, a fitness center, a private dining room and specially commissioned artwork in the building’s lobby. A monumental stone staircase and a reflecting pool will be installed between Three and Four Stamford Plaza. In addition, Four Stamford’s driveway will be expanded. Campus-wide improvements include the redesign and renovation of the buildings’ interconnected hallways; new exterior and interior signage; structural work; mechanical, HVAC and fire safety upgrades; and landscape improvements. The construction timetable was not released.

WASHINGTON, MO. — Construction is advancing for St. Louis-based Sisters of Mercy Health System’s new $60 million data center, located in Washington. The facility will total 42,500 square feet and will contain Tier III data center space. It will serve 19 acute care hospitals, two heart hospitals, a managed care plan, physician offices, and other healthcare facilities located in Kansas, Missouri, Oklahoma, Texas, Arkansas, Louisiana and Mississippi. Completion is scheduled for December. The general contractor for the project is St. Louis-based SM Wilson Co. St. Louis-based Guaranteed Electrical is serving as design/build electrical contractor and C Mechanical Co. is serving as design/build mechanical contractor.

CHICAGO — Chicago-based Reed Construction has been selected to complete a capital improvements project for 500 North Michigan Avenue, a 24-story high-rise office tower located on Chicago’s Magnificent Mile. Construction will include the renovation of eight building corridors and the restrooms on 16 floors. Architectural services are being provided by Hydzik Schade. Completion is scheduled for mid-year. Reed was hired for the project by the tower’s property manager, Zeller Realty Group.

NEW YORK CITY — SL Green Realty Corp. has signed new leases at 100 Park Avenue, a 36-story, 825,851-square-foot office tower located in Manhattan, New York City. First Wall Street Group signed a lease for the building’s entire 20th floor, totaling 15,945 square feet. The lease carries a 7-year term. In addition, Wells Fargo Trade Capital Services, which signed a 10-year lease for 44,716 square feet 2 months ago, has expanded its lease to include an additional 12,293 square feet on the second floor. Paul Glickman, Alex Chudnoff, Tara Stacom, Miti Liebersohn, Diana Biasotti and Jonathan Tootell of Cushman & Wakefield represented SL Green in both lease transactions. SL Green had recently completed a $72 million redevelopment of 100 Park Avenue. Additional tenants at the property include BDO Seidman, J&W Seligman Co., Kreindler & Kreindler, and Novantas.

BOSTON — The Prudential Tower, an approximately 1.5 million-square-foot, Class A office tower located in Boston, has received the Energy Star award for sustainability. Energy-saving measures at the building, which is owned by Boston Properties, include the installation of solar film, upgrades to the building’s mechanical and HVAC systems, upgrades to the building’s automation systems, lighting retrofits in common areas and mechanical rooms, and the installation of low-flow plumbing fixtures. With the awarding of this building, all of the 2.6 million-square-foot Prudential Center is now Energy Star certified. Boston Properties now has more than 3.8 million square feet of Energy Star certified office space in Massachusetts.
