KIRKWOOD, MO. — Edwardsville, Ill.-based Contegra Construction, serving as general contractor, has started construction of a 21,000-square-foot office building for The Keane Insurance Group. Located at 135 W. Adams St. in downtown Kirkwood, the $6 million building will be home to approximately 60 employees of Keane Insurance Group and KIG Healthcare Solutions. The facility will feature a formal lobby; open office, private office and conference space; a fitness center and a lunch/break room. Completion is scheduled for spring 2010. Montgomery Bank is financing the project, which is being designed by Archimages Inc.

DALLAS — ABT Executive Suites, a provider of flexible-lease office space, has signed a lease for approximately 27,000 square feet within Dallas' Millennium Centre. The company plans to use the space for its 11th Dallas-area office. Sonny Moyers of Ebby Halliday Realtors and The O'Dea-Moyers Group represented ABT in lease negotiations. Matthew Didyk of Transwestern represented building ownership. Terms of the lease were not disclosed.

ATLANTA — Gables Residential has signed a full-floor lease at The Lenox Building in Atlanta, located at 3399 Peachtree Rd. in Atlanta. The company has signed a 10-year lease for approximately 21,000 square feet and will move its headquarters to the tower this fall. Gables Residential will relocate from its current headquarters at an office tower in the Vinings section of Atlanta. Billy Hobbs and Jason Jones with CRESA Partners represented Gables Residential in the transaction.

LAKE MARY, FLA. — Progress Energy has signed a 108,499-square-foot lease renewal with Duke Realty for the entire Northpoint III office building, which is located in Lake Mary’s Northpoint office park. Progress Energy’s subsidiary, Florida Power, has leased the space since 2001. Tampa, Fla.-based The Duncan Cos.’ Ronnie Duncan represented Progress Energy in the lease. Tim Perry served as in-house representation for Duke.

CENTENNIAL, COLO. — The new 95,000-square-foot Centennial Station office building developed by Harwood & Associates has opened at 12154 E. Easter Ave. in Centennial. After 12 months of construction, the building is now fully occupied and includes a central conference room and learning center, break rooms, a jogging path and workout facility, as well as an atrium and balconies with views of Colorado’s Front Range. Project partners included the U.S. General Services Administration, general contractor The Weitz Company and architect Gensler. The development was designed for LEED-Silver certification.

HOWARD COUNTY, MD. — Baltimore-based St. John Properties has entered into an agreement with Greenebaum and Rose, Associates, to build five to six buildings in the 600-acre Maple Lawn Maryland mixed-use development in Howard County. St. John is currently building two industrial spaces totaling 80,000 square feet in the Maple Lawn Business Park. When finished with its commitment, the firm will have constructed nearly 300,000 square feet of warehouse space in the development.

PASADENA, CALIF. — CB Richard Ellis (CBRE) presided over the $52 million disposition of 2 North Lake, an office complex located at the corner of Colorado Boulevard and Lake Avenue in Pasadena. A private party, Singpoli, teamed with capital partners in Hong Kong and Taiwan to acquire the party, which consists of an 11-story, 203,911-square-foot office tower, two smaller, adjacent buildings and a parking structure. CBRE’s Kevin Shannon and Todd Tydlaska represented the seller, Grosvenor Americas, in the transaction.

MENDOTA HEIGHTS, MINN. — Patrick Minea of NorthMarq Capital’s Minneapolis regional office arranged a $28 million first mortgage for Mendota Office Center I, II, III, IV and American Corporate Center. Located in Mendota Heights, the properties offer a total of 420,216 square feet of office space. Financing was provided by State Farm Life Insurance Co.
