CLEVELAND — Farley Helms and Brian Lenahan of Colliers Ostendorf-Morris have represented the city of Cleveland in leasing 53,900 square feet within the 65 and 75 Erieview Plaza office buildings in Cleveland. The Department of Aging will relocate to the building from City Hall, and the Department of Public Health will relocate to its new facility from 1925 St. Clair Ave. The two side-by-side buildings house 187,000 square feet of rentable office space. The buildings, which were recently purchased by IB Properties, are connected to the Erieview Tower and Galleria amenities via a lower-level tunnel. The city has signed a year-to-year, 10-year lease. Additional terms of the lease were not disclosed.

EAST WINDSOR, N.J. — Woodmont Properties and Simon Developments have completed construction of the first of four buildings that will comprise SciPark, a 240,000-square-foot, Class A office complex located in East Windsor. Building 1 totals 65,975 square feet and is divisible from 6,000 square feet. It was designed by CUH2A; Parsippany, N.J.-based GVA Williams New Jersey will serve as exclusive leasing agent for the building. SciPark will cater to pharmaceutical, biomedical and high-tech companies looking for laboratory and office space. The four buildings will face each other in a plaza orientation, and the complex will contain a total of 750 parking spaces. Amenities include a jogging path and picnic tables. Buildings will offer private drives, corporate signage, 18-foot clear ceiling heights, 44-foot by 33-foot column spacing, effluent cleaning areas and under-floor drainage systems. The project is applying for LEED certification from the U.S. Green Building Council.

PLAINVIEW, N.Y. — Williams Real Estate has brokered a $35 million lease that will relocate defense contractor Cox & Co. from Manhattan to a 250,000-square-foot facility located on Long Island at 1650 Old Country Rd. in Plainview. Cox will occupy 90,000 square feet of the single-story building. The tenant build-out for the new space will be completed by Long Island-based Steel Equities. Robert Tunis and Richard Warshauer of Williams Real Estate represented Cox in lease negotiations. The brokerage firm also arranged a deal where the landlord for Cox’s old office space will buy out the last two years of the tenant’s lease. Steel Equities also located a user for the remainder of the space in the. Plainview building. Sales and property tax relief, as well as reduced energy costs, were provided by the Nassau County Industrial Development Agency and the Long Island Power Authority. Williams Real Estate is the New York-area hub of FirstService Commercial Real Estate.

FONTANA, CALIF. — Whittier, Calif.-based Oltmans Construction Co., serving as general contractor, has completed the construction of a 93,183-square-foot, built-to-suit facility for Door Components Inc. Located at 7980 Redwood Ave., the facility, which features a skewed façade, will serve as the company’s headquarters. The building features 13,000 square feet of two-story office space, 11 dock-high loading positions and 30-feet of minimum warehouse clear height. The $11 million project also feature seismic stability and energy efficiency components. Irvine, Calif.-based HPA Inc. provided architectural services for the project; Rancho Cucamonga, Calif.-based WLC designed the interior spaces.

FLORIDA — South Florida Federal Partners has completed the first building in a $69 million five-property project for U.S. Citizenship and Immigration Services. The completed building, located in Hialeah, Fla., will be joined by facilities in Miami, Kendall, Oakland Park and Royal Palm Beach, Fla., each of which will total 38,000 to 60,000 square feet. Each property is being constructed to silver LEED standards. Environmentally friendly features include windows with hanging sunscreen devices, highly reflective roof coating and limited-flow bathroom fixtures. Fort Lauderdale, Fla.-based Moss & Associates is serving as general contractor. The entire project will deliver early next year.

CHATTANOOGA, TENN. — The Maclellan Foundation has purchased the 40,000-square-foot Market Center office building from Chattanooga Land Co. for $7.16 million. Maclellan is a major tenant in the 4-story building. The Class A property, located in Chattanooga, was constructed in 2001. Burchay’s Building, which spans 2,500 square feet, and a 120-space parking lot were also included in the purchase. David F. DeVaney of Chattanooga-based NAI Charter brokered the transaction.

CLEVELAND — Huntington Bank has signed a 20-year lease for 96,000 square feet of office space located at 200 Public Square in downtown Cleveland. The sixth and seventh floors of the 45-story tower will house Huntington Bank’s regional headquarters. Additionally, the company will occupy a portion of the 11th floor and street-level retail space. Alex Jelepis of Grubb & Ellis facilitated the lease on behalf of the landlord Harbor Group International. The building is 90 percent leased.

WILTON, CONN. — Deloitte LLP, an affiliate of Deloitte Touche Tohmatsu, has renewed its lease for 106,000 square feet at 10 Westport Rd. in Wilton. Deloitte occupies space within an approximately 539,000-square-foot office park that comprises five connected, Class A, office buildings on 57 wooded acres. Building amenities include a greenhouse corridor, walking trails, executive dining rooms and a full-service cafeteria. Jodi Pulice and Greg Smith of JRT Realty Group and Kevin Foley of the Stamford, Conn., office of Cushman & Wakefield represented the landlord, New York City-based TIAA-CREF, in lease negotiations.

BALTIMORE — White Marsh, Md.-based CSG Partners has purchased a 170,000-square-foot office building at 20 Charles St. in Baltimore from SLM Properties for $9.2 million. The 12-story tower, which was built in 1966, is 78 percent leased to The Y of Central Maryland and the law firms Blades & Rosenfeld and Schlachman, Belsky & Weiner. The property includes an underground parking garage and was designed by Emery Roth & Sons. CSG plans to add food venders to the ground floor, renovate the bathrooms and elevator lobbies and upgrade the HVAC system starting early next year. Robert Cashman and Jonathan Beard of CB Richard Ellis’ Baltimore office brokered the sale.

GRAND RAPIDS, MICH. — Grubb & Ellis|Paramount Commerce has brokered the sale of an office located at 3075 Orchard Vista Rd. SE in Grand Rapids. BH Piersma Real Estate II has sold the 36,043-square-foot office to Hope Network. The facility will serve as Hope Network’s new headquarters. Ray Kisor and Jim Peterson of Grubb & Ellis|Paramount Commerce represented the buyer; Tom DeBoer and Scott Morgan, also of Grubb & Ellis|Paramount Commerce, represented the seller in the transaction. The acquisition price was not disclosed.
