NORCROSS, GA. — Syiek Management Co. has sold a 39,550-square-foot office building to 225 Scientific LLC for $3.57 million. The property, located at 225 Scientific Dr. in Norcross, is fully leased to Think Resources. Norcross-based Lavista Associates’ Don Perry represented the seller.

WORTHINGTON, OHIO — St. Louis-based Pace Properties Inc. has acquired a 119,700-sqaure-foot office building located in Worthington, a northern suburb of Columbus. Northwoods I was formerly owned by a Dutch investment group. The building was 60 percent occupied at the time of acquisition. Pace evaluated more than 50 properties before committing to Northwoods I.
EXTON, PA. — Hayden Real Estate Investments has acquired two Class A office buildings located in Exton for $9 million. The two properties are located within Whitelands Business Park at 748 and 855 Springdale Dr. The former building is a single-story, Class A office building that contains 13,844 square feet and the latter is a two-story, 52,714-square-foot building. Major tenants include Physiotherapy Corp. and Integrated Health & Wellness. Tony Hayden, Jr. provided in-house representation for Hayden Real Estate Investments. The seller, Brandywine Realty Trust, was represented by Brian Fiumara of The Flynn Company.
HOUSTON — Colliers International has completed the sale of an office building located in Houston. The property consists of a six-story, 135,000-square-foot office building located at 2600 North Loop. Bob Parsley and Bill Byrd of the Houston office of Colliers represented the seller, Irving, Texas-based CHRISTUS Health. The buyer, Fuller Realty Partners, was represented by Jay Kyle, also of Colliers’ Houston office. The acquisition price was not disclosed.
LIVINGSTON, N.J. — Telecommunications company Verizon has leased 153,000 square feet of Class A office space at Eisenhower Corporate Campus, a 33.5-acre, 385,000-square-foot office property located at 290 W. Mt. Pleasant Ave. in Livingston. The company will be consolidating two of its offices, located in Madison and Scotch Plains, N.J., into the new facility. Chatham, N.J.-based The Garibaldi Group represented the owner, a partnership between Eastman Cos. and The Sagner Companies. Grubb & Ellis represented Verizon. The interior fit-out is currently under way, with Verizon expecting to move into the new office by the second quarter. Construction is being completed by Eastman Construction Co., the general contracting division of Eastman Cos.
YORK, PA. – York-based ROCK Commercial Real Estate has completed the sale of an 8,148-square-foot commercial property located on 2.82 acres at 2201 S. Queen St. in York. ROCK represented the seller, Easter Seals Central Pennsylvania, which sold the property to Paragon Properties Group for an undisclosed amount.
DENVER — Seventeenth Street Plaza in downtown Denver has received LEED Gold Certification. Located at 1225 Seventeenth St., the property is the first multi-tenant property to earn the certification in the Rocky Mountain Time Zone. The 666,653-square-foot building is only one of 17 existing office properties in the United States to earn the gold certification under the Existing Building or Operations & Management (EB-OM) standard. J.P. Morgan Asset Management, the building’s owner, appointed Jones Lang LaSalle to manage the property in 2000. To obtain LEED Gold certification, the management team implemented the following strategies: installation of a weather satellite-controlled landscape irrigation system to control water usage according to local weather conditions; creation of a recycling program that redirects 219 tons of waste annually; replacement of fluorescent bulbs with more cost-efficient low-mercury bulbs; and increased use of sustainable maintenance products.
INDIANAPOLIS — Christian Church Services has signed a lease for 75,490 square feet of office space located at 130-132 East Washington St. in Indianapolis. The property was leased by Perennial Washington Street LLC. Drew Augustin or NAI Olympia Partners represented the tenant; Matt Langfeldt and Gus Miller, also of NAI Olympia Partners, represented the landlord in negotiations. Additional terms of the lease were not disclosed.
SOUTH BRUNSWICK, N.J. — Roseland, N.J.-based The Gale Construction Company has completed a 25,000-square-foot office build-out on behalf of Sutman Princeton Associates. The project consisted of the offices of Theradex Systems, located at 4365 Route 1 South in South Brunswick. Gale renovated 5,000 square feet of space on the office’s first floor and 20,000 square feet on the third floor. The first floor contains a reception area, IT support, an employee lunch room and a business operations area. The third floor consists of an executive area with a library, conference rooms, 27 private offices, 45 workstations and various support rooms. Seth A. Leeb provided architectural services for the project. Theradex Systems’ new office houses approximately 80 employees consisting of administrative, research, executive and marketing staff.
HOUSTON — Houston-based McCall Gibson & Co. has signed a lease for 8,271 square feet at Wortham Green, a three-story, 63,000-square-foot office building located in Houston. The accounting firm will use the offices, located at 13100 Wortham Center Dr., as its corporate headquarters. It will take occupancy in June. Mike McCall of Jones Lang LaSalle’s (JLL) Houston office represented McCall Gibson in lease negotiations. The building’s owner, Sacramento, Calif.-based Panattoni, was represented by Louis Rosenthal of JLL, as well as Justin Bennett and John Patterson of Panattoni. Terms of the lease were not disclosed.
