AMHERST AND POTSDAM, N.Y. — Buffalo, N.Y.-based The Rose Hill Group of Western New York (RHG) has arranged two loans totaling $10.95 million. The first loan totals $7.75 million and was secured by a three-story, 150,000-square-foot office building located on Main Street in Amherst. KeyBank is the primary tenant, and has recently signed a new 10-year lease. Daniel Monte of RHG arranged the financing through a correspondent life insurance company. A.C.G. Main-Eggert Associates owns the property. The second loan totals $3.2 million and is secured by a new 16,352-square-foot Honda auto dealership located in Potsdam. The lender was also a correspondent life insurance company.

DALLAS — AT&T has disposed of One AT&T Plaza, a 37-story office tower located at 208 W. Akard St. in Dallas, in a sale-leaseback transaction. The property was acquired by Icahn Enterprises. AT&T will remain in the building, and is in the process of relocating its corporate headquarters from San Antonio to One AT&T Plaza. The sale price was not disclosed.
POINT LOMA, CALIF. — BAE Systems Inc. has pre-leased 80,000 square feet of space at Liberty Station Office District in Point Loma for $31 million. The 10-year lease involves McMillin Commercial’s Building 902, a 105,000-square-foot industrial facility that is currently under construction. Located at 2305 Historic Decatur Rd., the facility is slated for completion in August 2009. The building will be the complex’s first LEED certified property. Gene Sachs, Glenn Friedrich and Russ Sande of CRESA Partners represented the lessee; Don Mitchell, Scott Kincaid and Jill Morton of CB Richard Ellis represented the lessor, McMillin Commercial, in the transaction.
VISTA, CALIF. — Smith Consulting Architects is designing Melrose Medical Plaza, a planned medical office in Vista. Located at 2665 S. Melrose Dr., the two-story property will offer 40,250 square feet of space. Construction is slated to begin in first quarter 2009. Lusardi Construction Co. is serving as general contractor. Paul Braun and Chris Ross of Colliers International’s healthcare real estate team have been retained to market the property.
RALEIGH, N.C. — GE Real Estate has provided a $21 million fixed-rate loan for the seven-story, 156,000-square-foot Capital Center office building in Raleigh to the Durham, N.C.-based Dilweg Companies. Dilweg has owned the property, located in the Central Wake County submarket, for 5 years. Charlotte, N.C.-based Medalist Capital served as mortgage banker.
NORTH LAUDERDALE, FLA. — Atac Estates recently sold the 51,500-square-foot office building Jefferson Square to Square One Industrial for $3.92 million. The property, which is located at 6041–6047 Kimberly Blvd. in North Lauderdale, houses Contour Dental Lab, Palm Lakes Printing and United Chemicals. Richard Matricaria and Ryan Nee of Marcus & Millichap Real Estate Investment Services’ Fort Lauderdale, Fla., office represented the seller and buyer, respectively.
DALLAS — Gensler has been selected to provide interior design services for the new administrative offices of the Dallas Opera. The offices will be located within the Margot & Bill Winspear Opera House at the Dallas Center for the Performing Arts in Dallas. The opera house is currently under construction. The space will consist of 13,000 square feet overlooking the 10-acre Performance Park. The opera house is scheduled to open in October. Foster + Partners is serving as project architect for the new opera house.
SAN MARCOS, CALIF. — Windsor Properties has purchased the Discovery Bank Building, which is located at 338 Via Vera Cruz in San Marcos. Situated on a 1.63-acre site, the two-story, 27,391-square-foot property sold for $8.5 million. Main tenants include Discovery Bank and State of California. Harry Stone of Voit Commercial Brokerage represented the seller, San Marcos Building LLC, in the transaction; Hamann Properties represented the buyer.
NILES, ILL. — Skokie, Ill.-based The Missner Group has completed two tenant build-outs within the 400,000-square-foot Howard Industrial Center, which is located at 6420 W. Howard in Niles. On behalf of Energy Volleyball Club, The Missner Group has completed construction on 20,000 square feet of space. The project included the build-out of 1,000 square feet of office space, four volleyball courts, as well as a viewing and concession area. Additionally, The Missner Group has completed the build-out of Twin Med LLC’s 30,000 square feet of space within the industrial park. Features of the build-out include 2,000 square feet of executive offices, a conference room and break room, and a new dock position for the 28,000-square-foot warehouse. The cost of completion was not disclosed.
RIVERSIDE, CALIF. — Newport Beach, Calif.-based Turner Development Corp. has completed the construction of Medical Park at Riverside, a two-phase medical office complex located at 4234 and 4224 Riverwalk Parkway in Riverside. The project consists of two Class A medical office buildings totaling 66,000 square feet and offering offices ranging in size from 1,000 to 19,500 square feet.
