MESA, ARIZ. — Arizona Gynecology Associates (AZGYN) is renovating a former Banner urgent care facility in Mesa. The 4,307-square-foot medical office building will undergo exterior and interior upgrades, including the addition of an X-ray suite and a dedicated women’s urgent care center. The expanded location will triple AZGYN’s footprint in Mesa and provide enhanced healthcare services to the community. Renovations are underway for completion by the end of the year. The building, situated off highway 287, offers versatile spaces suitable for different businesses. The property, originally purchased by Tepuy in 2017, is fully occupied. The buyer was Wing Seven Capital LLC. The sale of this property allows Tepuy to reposition another asset in its portfolio.
Lee & Associates Arranges 10-Year Lease at Airway Office Park in Long Beach, California

LONG BEACH, CALIF. — Lee & Associates has successfully finalized a 10-year lease for a 10,812-square-foot creative office space at Airway Office Park in Long Beach. The tenant, Swing Set Productions, a creative production studio serving top brands, will relocate from Huntington Beach to this new studio. The Airway Office Park, developed by Urbana Real Estate Development, offers more than 60,000 square feet of office space and amenities. The project is currently under construction and scheduled for completion late this month. The value of the lease is about $5 million.
CHICAGO — Big Brothers Big Sisters of Metropolitan Chicago has signed a new office lease to occupy 8,587 square feet on the second floor at 130 S. Jefferson St. in Chicago. The new space will accommodate the nonprofit’s hybrid work model and enable the agency to hold programs, board meetings and community and match events. Phil Geiger of Stream Realty Partners represented the tenant. Commercial real estate firm Madison Rose represented the landlord, R2 Cos. The Chicago branch of Big Brothers Big Sisters offers mentoring services to 2,000 children and their families in Cook, DuPage and Lake counties. More than 65 staff members work to recruit, match and support mentors, mentees and families. The organization is relocating from a 15,000-square-foot space at 560 W. Lake St. The five-story building at 130 S. Jefferson St. was originally constructed in 1883 and features a newly renovated lobby.
GOLDEN VALLEY, MINN. — Architect NELSON Worldwide has designed a new shared amenity space at Golden Hills, an office building in the Minneapolis suburb of Golden Valley. The firm reconfigured the layout by removing an underutilized café and transforming it into a tenant lounge, grab-and-go market and game room. Dubbed 701 Local, the amenity space totals 1,700 square feet. There are multiple seating options and games such as air hockey.
FORT WORTH, TEXAS — The David L. Aldridge Co., a provider of information technology (IT) services, has signed a 3,986-square-foot office lease at One Ridgmar Centre in Fort Worth. The 10-story, 177,199-square-foot building recently underwent a capital improvement program. Matt Carthey and Jake Neal of Holt Lunsford Commercial represented the landlord, Frontier Equity, in the lease negotiations. Justin Utay of NAI Robert Lynn represented the tenant.
HAVERHILL, MASS. — Marcus & Millichap has brokered the $4.5 million sale of a 142,000-square-foot office building in Haverhill, located north of Boston near the Massachusetts-New Hampshire border. Built in 1911 and renovated in 2005, the eight-story building, which has conversion potential, was leased to more than 70 tenants at the time of sale. Luigi Lessa and Harrison Klein of Marcus & Millichap represented the seller, a family ownership group, in the transaction. The duo also procured the buyer.
Despite shifts toward remote and hybrid work, office rents continue to rise in North Carolina’s Triangle region. Among the 25 largest office markets in the country, Raleigh experienced the second-highest rent growth between 2019 and 2022 — a testament to continued tenant demand. We’re also seeing renewed interest in trophy assets, where the average asking rent has reached an all-time high of $43.35 per square foot. Additionally, the first quarter showed a 280,000-square-foot increase in total office supply, indicating investor confidence in Raleigh’s resilience. Compared to rival markets, Raleigh wasn’t overbuilt pre-pandemic. The market doesn’t have millions of square feet of vacant space downtown and is more balanced than its competitors, leaving plenty of opportunity for future growth. Another indicator of Raleigh’s growth trajectory is the 32 percent year-over-year increase in tours given by JLL’s Office Agency Leasing team this year. Given the current economic headwinds, we know that prospects are taking longer to make decisions about their space. However, we also know they are actively evaluating their options and making long-term plans for their team’s future needs. Ryan Cos. Begins Construction of 101,136 SF Medical Office Building in Scottsdale, Arizona

SCOTTSDALE, ARIZ. — Ryan Cos. has begun construction on a multi-tenant medical office building in Scottsdale. The two-story, 101,136-rentable-square-foot building is called One Scottsdale Medical. It is 80 percent preleased, with the City of Hope and Exalt Health serving as anchor tenants. They will occupy about 30,000 and 50,000 square feet, respectively. The building will provide additional space for lease to medical tenants. One Scottsdale Medical is scheduled for completion by third-quarter 2024.
