NORTH MIAMI, FLA. — CBRE has brokered the $39 million sale of Biscayne Centre, a 156,446-square-foot office building located at 11900 Biscayne Blvd. in North Miami. Totaling eight stories, the property — which was 81 percent occupied at the time of sale — features ground-floor retail space and an attached multi-level parking garage. Amenities include front desk security, an in-house café and a day spa. An entity doing business as Biscayne Real Estate Holdings LLC purchased the property from an entity doing business as 11900 Biscayne LLC. Benjamin Silver and Charlie Manuel of CBRE represented the seller and procured the buyer in the transaction.

AUSTIN, TEXAS — Jefferson Bank, a family-owned lender that was founded in San Antonio, has opened a 5,000-square-foot branch at Norwood Tower in downtown Austin. The branch officially opened on March 15, and the bank expects to employ more than 20 people at the site by the end of the year. Case McCoy of HPI Real Estate Investments & Services represented Jefferson Bank in the lease negotiations. Patrick Ley of Equitable Commercial Realty (ECR) represented the undisclosed landlord.

NORWALK, CONN. — Newmark has negotiated a 20,586-square-foot office lease in the southern coastal Connecticut city of Norwalk. The building at 45 Glover Ave. is located within the Towers at Merritt River development and features a café with indoor and outdoor seating, conference space and a fitness center. Bill Levitsky, James Ritman and Benjamin Goldstein of Newmark represented the tenant, Verition Fund Management, in the lease negotiations. Leslie Whatley internally represented the landlord, Building & Land Technology.

IRVINE, CALIF. — CBRE has arranged the $43.5 million sale of 16355 Laguna Canyon Road, a 113,882-square-foot office building in Irvine. Concordia Irvine Holding was the buyer.  The three-story building sits on 6.6 acres at the southwest corner of Laguna Canyon Road and Alton Parkway in the Irvine Spectrum. Built in 1998, it features a flexible floor plan, patios and balconies, and nearly 700 parking spaces.  The transaction is one of Southern California’s largest recent office sales. It is also Orange County’s highest price-per-square-foot trade in 2023, as of the sale date. The seller was not disclosed.

CHARLOTTE, N.C. — Kingsmen Software, a custom software firm, has debuted its new 16,000-square-foot office at Camp North End, a mixed-use adaptive reuse development in Charlotte. The firm occupies the historic Gama Goat Building at 1801 N. Graham St., which was jointly developed by ATCO Properties & Management and Shorenstein Properties LLC. Designed by REDLINE Design Group, the new headquarters includes 14,500 square feet of space on the ground level and a 1,500-square-foot interior mezzanine. The layout incorporates team-based workstations and designated areas for flexibility and collaboration, as well as a podcast recording studio, a 12-foot video wall, “stairatorium” to the mezzanine, speakeasy pub and outdoor seating and work areas. In addition to day-to-day operations, Kingsmen will use the space to host events, conferences and industry meet-ups.

DENVER — Ireland Stapleton, a full-service Colorado commercial law firm, has relocated its Denver headquarters to 1660 Lincoln St., Suite 3000.  The firm has taken over the top floor of the newly renovated, 30-story building in Denver’s Uptown neighborhood. The space has been remodeled with a layout that features a number of shared offices, hotel-style offices, and advanced technology that will increase communication and collaboration within teams and practice groups. This flexible atmosphere is designed to better accommodate both remote and in-office workers.

CREVE COEUR, MO. — Brinkmann Constructors has broken ground on the new office headquarters for First Bank in Creve Coeur, a western suburb of St. Louis. The project consists of two office buildings totaling 169,000 square feet as well as a retail bank branch. First Bank’s original headquarters, built in 1967, was demolished in order to make space for the new headquarters. Completion is slated for spring 2024. The project team includes Lamar Johnson Collaborative, IMEG Corp., CEDC Civil Engineering Design Consultants and Cobalt Construction Consulting.

CHICAGO — Hanley Flight & Zimmerman, a patent and intellectual property law firm, has signed a 13,943-square-foot office lease at Chicago’s 10 South Wacker, otherwise known as CME Center. The building features amenities such as a lounge, conferencing center, fitness facilities and a riverside restaurant and wine bar. Nathan Miller, Andrew Davidson and Kyle Robbins of Transwestern Real Estate Services represented the tenant. Olivia Parker and Adam Mitchell of Tishman Speyer represented the landlord, 10-30 South Wacker LLC.

EAST POINT, GA. — The Transportation Security Administration (TSA) has signed a 44,000-square-foot, long-term office lease at 1500 Centre Parkway in East Point, roughly seven miles west of Hartsfield-Jackson Atlanta International Airport. Caroline Fisher, Hunter Henritze and Michael Howell of Lincoln Property Co. Southeast arranged the lease on behalf of the landlord, a partnership between SGP Real Estate, Hight Property Group and Knox Properties. This lease brings the office building, which comprises 97,696 square feet total, to 95 percent occupancy and marks the second long-term federal user signed to the building by Lincoln and Lincoln’s Government Services Group (GSC), following the U.S. General Services Administration’s 29,737-square-foot lease agreement in late 2020. Originally built in 2008 and situated within a 320-acre landscaped park, the property was renovated in 2018 and features an updated lobby, onsite amenities and flexible floor plates.

DALLAS —Swinerton has signed an 11,000-square-foot office lease at 2200 Main St. in downtown Dallas. The construction management firm will occupy the entire third floor of the five-story, 65,565-square-foot building and has partnered with IA Interior Architects to design and build out its new office space. Scott Hage of JLL represented Swinerton in the lease negotiations. Ben Davis of CBRE represented the landlord, locally based investment firm Todd Interests.
