CHICAGO — Baird & Warner has brokered the sale of a nearly 29,000-square-foot office and retail building in Chicago’s Streeterville neighborhood for $6.2 million. Located at 212 E. Ohio St., the property is one block east of the city’s Magnificent Mile. Originally constructed in 1965, the five-story building is fully leased to tenants such as @properties Christie’s International Real Estate and Central City Productions. Brant Sichko of Baird & Warner represented the undisclosed buyer. Mike Rourke and Dan Stratis of @properties represented the sellers, Theus Property Holdings LLC and Miden Property Holdings LLC.

DURHAM, N.C. — Crescent Communities has begun renovations at SouthCourt, a 140,000-square-foot office building located in south Durham. The Charlotte-based developer purchased the six-story asset last year. Renovations include the addition of outdoor patio space and four turnkey office suites that will be available for occupancy in the second quarter, as well as improvements to the lobby, commons areas and restrooms. Additional onsite amenities will include a personal training facility, full-service salon, private terraces on upper floors and a modern conference center. On the ground floor, retail space is available for leasing through CBRE | Raleigh, including café and commercial kitchen spaces. Crescent Communities has tapped Dennis Hurley and Hillman Duncan of JLL’s Raleigh office to handle SouthCourt’s office leasing assignment.
WHITE PLAINS, N.Y. — Telecommunications giant Verizon has signed a 19,534-square-foot office lease renewal at One North Broadway in White Plains, located north of New York City. According to LoopNet Inc., the building was constructed in 1968 and renovated in 2019, rises 15 stories and totals 375,365 square feet. Matthew Lisk, Steve Baker and Tara Long of Cushman & Wakefield represented the landlord, Argent Ventures, in the lease negotiations. Baker also represented Verizon in conjunction with Josh Kuriloff of Cushman & Wakefield.
ATLANTA — Accel-KKR, a private equity tech firm based in Silicon Valley, has signed an office lease expansion at Galleria 300, a 20-story office building in Atlanta’s Cumberland-Galleria submarket. Andrew Walker of Colliers represented the tenant in the lease negotiations with the owner, Piedmont Office Realty Trust. Situated within walking distance of The Battery and Truist Park, Accel-KKR’s new office footprint will total approximately 24,000 square feet. The firm will occupy the entire 19th floor and will triple its staff at the property, which serves as the company’s East Coast headquarters. Other tenants of Galleria 300 include Cumberland Group, TSCG, Childress Klein and PowerPlan.
DALLAS — Law firm Haynes & Boone LLP has signed a 24,721-square-foot office lease expansion at Harwood No. 14, a building in Dallas that is under construction and set to open later this year. The firm now occupies about 149,000 square feet within The Harwood District, which spans 19 blocks in the city’s Uptown neighborhood. John Lee, Hannah Mesh and Kelly Whaley internally represented the landlord, Harwood International, in the lease negotiations. Andy Leatherman and Brad Selner of JLL represented the tenant.
MCHENRY, ILL. — Entre Commercial Realty has brokered the sale of a 21,500-square-foot office building located at 420 Front St. in McHenry for an undisclosed price. The two-story property was built in 2000. Dan Jones, Dan Benassi and Sam Deihs of Entre represented the seller, Glacier Properties. Community Consolidated School District 15 purchased the buildings with plans to utilize it as a new central office for the McHenry School District.
PARAMUS, N.J. — Valley Medical Group has signed a 22,500-square-foot office lease at Paramus Corporate Center in Northern New Jersey. The tenant will occupy most of the first floor at the four-story, 119,846-square-foot building, which was recently renovated. Jeffrey Prezant of Cushman & Wakefield represented the landlord, American Equity Partners, in the lease negotiations. Peter Hamburger, Robert Rudin and Jan Randall, also with Cushman & Wakefield, represented the tenant.
NORTH CHARLESTON, S.C. — Jamestown, along with local real estate developers Weaver Capital Partners and WECCO Development, has broken ground on the first buildings at Navy Yard Charleston, the 79-acre mixed-use redevelopment of a former naval base in North Charleston. This first phase of the redevelopment involves converting two historic storehouses — Storehouse 8 and Storehouse 9 — on the project site into a total of 107,000 square feet of mixed-use space for restaurants, retail, office space and apartments. The buildings are scheduled to open in 2024. The 40,000-square-foot, two-story building known as Storehouse 8 will be restored and repurposed as a restaurant, event space and offices. To preserve the history and character of the building, which was constructed in 1906 as naval administrative offices, the renovation will salvage architectural details such as the original hallways, trim, railings, flooring, slate roof and copper soffits. The adjacent Storehouse 9, a 67,000-square-foot, four-story building constructed in 1918 as naval administration offices and storage facility, will be converted into restaurant and retail space on the ground floor, a rooftop bar and restaurant with views of the Cooper River and 86 multifamily units offering flexible live/work layouts. Whalou Properties Receives $24M Financing for Improvement of Mixed-Use Development in Miami

MIAMI — Whalou Properties has received $24 million in financing for the improvement and modernization of Mayfair in the Grove, a mixed-use development in Miami’s Coconut Grove neighborhood that comprises 281,721 square feet of office and retail space. Craig Romer of Dockerty Romer & Co. arranged the permanent mortgage financing through Guggenheim Partners on behalf of Whalou, which is owned and controlled by Timo Kipp. Mayfair in the Grove was fully leased at the time of sale to tenants including Sapient, Santander, Sony Music and One Park Financial. Whalou acquired the development in 2010.
ITASCA, ILL. — AIT Worldwide Logistics has signed a 56,808-square-foot office lease at Two Pierce Place in Itasca. The office will serve as the global headquarters for the transportation management provider, which maintains more than 100 locations worldwide, including regional headquarters in London and Hong Kong. Rob Lundin and John Norris of Newmark represented the landlord, Sovereign Partners LLC. Eric Kunkel, Steve Spinell and Darren Eades of JLL represented the tenant.
