The metro’s office inventory totals 195.5 million square feet across roughly 9,000 buildings. Construction has edged upward year over year, with a little more than 900,000 square feet currently underway compared with 844,000 square feet a year ago. Another 1.5 million square feet is expected to deliver between 2025 and 2026, a restrained pace that should help prevent oversupply. This discipline has become critical as companies continue to right-size and lenders remain cautious. The overall market faces slower demand for large contiguous blocks, limited financing availability and an elevated level of sublease inventory that will take time to absorb. Most of the sublease space consists of second-generation Class A and B product in downtown and the Camelback Corridor, where tenants are evaluating long-term space requirements before recommitting. Even so, Phoenix’s fundamentals remain relatively healthy compared with many other metros. The city’s diversified economy, steady population inflow and expanding employment base continue to support leasing activity, particularly for move-in-ready suites of less than 10,000 square feet. LENEXA, KAN. — Developer Copaken Brooks has broken ground on The Village at AdventHealth retail and office building at Lenexa City Center in Kansas. Located at the northeast corner of 87th Street Parkway and Scarborough Street, the 24,000-square-foot building will bring two new restaurants, Urban Egg and Stoney River Steakhouse and Grill. Additionally, Five Four is constructing a 10,000-square-foot standalone restaurant with an outdoor games area. The project will also feature 10,700 square feet of Class A office space on the second floor. Molly Crawford Munninghoff and John Coe of Copaken Brooks are handling leasing for the office space.
CAMBRIDGE, MASS. — Insurify has signed a 21,000-square-foot office lease in Cambridge. The insurance technology company will occupy the entire sixth floor of 201 Broadway, a 119,000-square-foot building in the Kendall Square area. Robert Fitzgerald, Patrick Grady, Jim Boudrot, Peter Evans, Steve James and Henry Birmingham of regional brokerage firm Hunneman represented the landlord, The Davis Cos., in the lease negotiations.
NORFOLK, VA. — Divaris Real Estate has arranged a 24,476-square-foot office lease renewal in downtown Norfolk for Wall, Einhorn & Chernitzer PC (WEC). The locally owned accounting and advisory firm has been a tenant in downtown Norfolk for more than three decades. WEC will continue to occupy the 12th floor of the office building at 150 W. Main St. Michael Divaris of Divaris Real Estate represented WEC in the lease transaction. Persifor Frazer of Colliers represented the undisclosed landlord.
AUSTIN, TEXAS — General contractor Swinerton is nearing completion of a 45,384-square-foot mass timber office project in East Austin. Designed by local architecture firm Dick Clark & Associates, the four-story building will include retail showroom and restaurant space. Lindgren Development owns the building, which is preleased to tenants including Beck-Reit Commercial Real Estate, Legacy Lighting and Art + Artisans, as well as Swinerton. All of these groups are also partners on the project. Delivery is slated for February. Construction began about a year ago.
HENDERSON, NEV. — Pecos Beltway Holdings LLC has completed the sale of two single-story office buildings within Pecos 215 Plaza in Henderson. A private buyer acquired the multi-tenant property for $5.9 million. Located at 8905 and 8935 S. Pecos Road, the asset offers 21,908 square feet of office space. Michael Hsu of CBRE represented the seller in the transaction.
DALLAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 24,626-square-foot office lease renewal in North Dallas. The tenant is marketing and financial services provider Aperia. The space is located within The Belvedere, a 141,180-square-foot building. John Dickenson and Paul Hernandez of Holt Lunsford represented the landlord, an entity doing business as InPoint Addison Belvedere, in the lease negotiations.
FRANKLIN, N.J. — JLL has negotiated the sale of a 200,000-square-foot vacant office building in Franklin, located in Central New Jersey. Known as 200 Franklin Square, the four-story building sits on a 12.2-acre site and formerly housed the headquarters of Philips Electronics. Jose Cruz, Jeremy Neuer, Ryan Robertson, Nicholas Stefans and Jason Lundy of JLL represented the undisclosed seller in the transaction and procured the buyer, regional development and investment firm Axria Inc., which plans to redevelop the property. The new ownership did not provide details on redevelopment plans, but the site can support a range of commercial uses, including office, medical, educational and light industrial.
MORRIS PLAINS, N.J. — Local developer Chopp Holdings has sold an 89,100-square-foot office building in Morris Plains, about 30 miles west of New York City, for $10.2 million. The three-story building sits on a 16.5-acre site at 201 Littleton Road and recently underwent capital improvements. David Bernhaut, Frank DiTommaso, Andrew Schwartz, Jordan Sobel, Andre Balthazard, Dan Bottiglieri and Bill Baunach of Cushman & Wakefield represented the seller and procured the buyer, an affiliate of Agadia Systems Inc., in the transaction. Brian Anderson and Eddie Miro, also with Cushman & Wakefield, arranged acquisition financing for the deal.
ACTON, MASS. — Marcus & Millichap has brokered the $5.8 million sale of a 76,251-square-foot industrial and office complex in Acton, located northwest of Boston. The complex at 930 Main St. consists of seven buildings that collectively house about 61,700 square feet of warehouse space and 14,500 square feet of office space. Luigi Lessa, Harrison Klein and Mattias Edenkrans of Marcus & Millichap represented the seller and procured the buyer, both of which requested anonymity, in the transaction.
