REDMOND, WASH. — Vibe Brand Boutique Office Properties has completed the disposition of Vibe Redmond, a three-building Class A office complex in Redmond. Muslim Association of Puget Sound (MAPS) and Medina Academy acquired the asset for an undisclosed price in an off-market transaction. Tom Pehl, Charles Safley and Jeff Hudson of CBRE’s Capital Markets team in the Pacific Northwest represented the seller, while Jim Reed and Adrienne Hunter of Lee & Associates represented the buyers in the deal. Developed in 1982 on 7.7 acres, the three buildings at 5000, 5010 and 5020 148th Ave. NE offer a total of 146,165 square feet. Medina Academy will use Building A for a middle school and high school. MAPS will convert Building C into a mosque and spiritual center once the property is vacated and redevelop Building B into an education and outreach center.

DENVER — CW Real Estate Partners has arranged the purchase of an office building located at 2186 S. Holly St. in Denver. Ascent 2186, a local investor and developer, acquired the property from Hillsdale Holdings for $1.6 million, or $103 per square foot. Built in 1964 and renovated in 2005, the 16,050-square-foot building was 96 percent occupied at the time of sale with a mix of small office users. Chris Wiedenmayer of CW Real Estate Partners represented the buyer, while Brandon Paxton off BRD Commercial Group represented the seller in the deal.

AUSTIN, TEXAS — California-based investment firm BH Properties has purchased The Park on Barton Creek, a 205,293-square-foot office complex in southwest Austin. Built in 2007, The Park on Barton Creek consists of two buildings on a 16.5-acre site with separate 426-space parking structures. The property recently underwent a $1.3 million capital improvement program that enhanced the lobby and added both a tenant lounge and conference center. Ryan Stevens and Drew Fuller of JLL brokered the sale of the property. The seller was not disclosed.

FRIENDSWOOD, TEXAS — Locally based firm Tannos Development Group has completed construction of a 106,000-square-foot office and healthcare building in Friendswood, a southeastern suburb of Houston. The four-story building is located at 1715 S. Friendswood Drive and had a total price tag of $23 million. University of Texas Medical Branch (UTMB) has leased the entire fourth floor of the building to house its primary and specialty care practices. The building also houses an onsite pharmacy and an expanded imaging suite that includes two radiology rooms and ultrasound capabilities.

WASHINGTON, D.C. — Easterly Government Properties Inc. has purchased a 289,873-square-foot civic office building in northeast Washington, D.C. The address, seller and sales price were not disclosed. The property was 98 percent leased at the time of sale to tenants including the District of Columbia Government, which recently extended its 237,118-square-foot lease at the building through 2038 with the option to renew for an additional five years. The District’s government agencies operating within the facility include the District of Columbia Public Schools and the Department of Energy & Environment, both of which have occupied the building since 2009. Other tenants include the U.S. federal government, which occupies 26,327 square feet under the General Services Administration (GSA) banner, and private tenants, which occupy 20,299 square feet. The civic building has a weighted average remaining lease term (WALT) of 11.6 years.

HOUSTON — JLL has negotiated a 50,498-square-foot office lease at Westgate II in Houston’s Energy Corridor area. The tenant is McDermott, a provider of engineering and construction services for the energy industry. The space features 162 workstations, 66 offices, two breakrooms, 10 conference rooms, a wellness room, coffee coves and collaboration spaces. Tyler Garrett and Christian Canion of JLL represented the undisclosed landlord in the lease negotiations. Steve Hesse, also with JLL, represented McDermott.

GRAND PRAIRIE, TEXAS — One World Energy LLC, a provider of renewable power solutions, has signed a 10,146-square-foot lease at Carrier Place, an industrial flex building located in the central metroplex city of Grand Prairie. According to LoopNet Inc., the building was completed in 1984 and totals 84,431 square feet. Jim Ferris of Bradford Commercial Real Estate Services represented the tenant in the lease negotiations. Walker Floyd and Maddy Coffman of Holt Lunsford Commercial represented the landlord.

ORANGE, CALIF. — Bailard has completed the disposition of an office property located at 725 West Town and Country Road in Orange. A local buyer acquired the asset for $15.4 million. The five-story, 90,191-square-foot is currently 62 percent leased to 12 tenants. Anthony DeLorenzo, Sammy Cemo, Bryan Johnson and Harry Su of CBRE represented the seller in the transaction.

COLORADO SPRINGS, COLO. — On behalf of the United States Air Force Academy, Bryan Construction has completed Madera Cyber Innovation Center, a cybersecurity training facility for cadets in Colorado Springs. The four-story, 48,800-square-foot facility will be home to Air Force CyberWorx, the Department of Computer and Cyber Science and the Institute of Future Conflict. The facility provides the essential laboratory and workspace environments for cadets engaged in critical disciplines, including cyber engineering, cyber law and cybersecurity forensics. Designed by Clark Nexsen, the facility features a structural glass wall system and a free-floating, self-supporting curvilinear staircase. Construction of project included an extensive communication and technology infrastructure with 29 miles of cabling integrated throughout the facility. Additionally, Madera Cyber Innovation Center meets UFC 4-023-03 standards for progressive collapse resistance.

NEW YORK CITY — Amalgamated Bank has signed a 94,045-square-foot office lease at 99 Park Avenue in Midtown Manhattan. The lease term is 15 years, and the space encompasses the entire second, third and fifth floors, as well as a portion of the ground floor, of the 26-story, 600,000-square-foot building. Daoud Awad and Chris Kraus of JLL represented Amalgamated Bank in the lease negotiations. Paul Glickman, Diana Biasotti, Kristen Morgan and Harrison Potter of JLL, along with internal agents Craig Panzirer and Alex Radmin, represented the landlord, Global Holdings.
