JERSEY CITY, N.J. — Locally based mortgage banking and advisory firm Progress Capital has arranged a $196.9 million acquisition loan for a 432,000-square-foot office building located at 70 Hudson St. in Jersey City. Tenants at the 12-story building include TD Ameritrade, Gucci, Fidessa and Federal Home Loan Bank of New York, as well as CVS in the ground-floor retail space. Brad Domenico of Progress Capital arranged the loan through Natixis Bank on behalf of the borrower, a partnership between Vision Properties and Hana Financial. David Bernhaut of Cushman & Wakefield brokered the sale of the property. The seller was not disclosed.

TRUMBULL, CONN. — Avison Young has completed the interior build-out of Make-A-Wish Foundation’s 15,000-square-foot office space in Trumbull, located in Fairfield County. The space at 56 Commerce Drive spans three stories. The project included renovating the lobby, communal areas and amenity spaces, as well as installing new utilities and elevators and adding a new experience floor, observation decks and patios for outdoor events. Avison Young also represented Make-A-Wish in its site selection and lease negotiations for the space.

Serra-Medical-Plaza-Thousand-Oaks-CA

THOUSAND OAKS, CALIF. — IRA Capital has purchased Serra Medical Plaza, a two-story medical building in Thousand Oaks. Terms of the transaction were not released. The 13,000-square-foot asset was constructed in 2014 as a build-to-suit project for Thousand Oaks Surgery Center. A group of highly established physicians with more than 50 years of combined medical management and surgery center experience operates the property.

SAN ANTONIO — Austin-based Oracle has signed a 35,000-square-foot office lease at The Spectrum Building, a 10-stoy property in San Antonio. About 260 employees will work in the space, which features glass-walled conference and breakout rooms and multiple kitchens and coffee bars. Kacie Skeen of Hartman Income REIT Management represented the landlord in the lease negotiations on an internal basis. Oracle was also self-represented.

WESTPORT, CONN. — CBRE has brokered the $43 million sale of two waterfront office buildings totaling 94,647 square feet in Westport, located in Fairfield County. Jeffrey Dunne, Steven Bardsley, Jeremy Neuer, David Gavin and Stuart MacKenzie of CBRE represented the seller, a partnership between Baywater Properties and an investment fund advised by True North Management Group, in the transaction. The team also procured the buyer, The Feil Organization. Tenants at the buildings include Raymond James, Sterling Investment Partners and IXM Trading.

NEWARK, N.J. — General contractor SJP Properties has completed a 30,000-square-foot office project in Newark that is a build-to-suit for KS Engineering. The new space includes a boardroom and reception area at the entry, huddle rooms, a café with a virtual golf and gaming area, a wellness room and a library/lounge. Design-build firm Ware Malcomb provided interior and exterior design services for the project.

GLENDALE, CALIF. — CBRE has secured $145 million in refinancing for Glendale Plaza, a recently renovated, Class A office tower in Glendale. Located at 655 N. Central Ave., the 24-story, 542,000-square-foot tower was originally constructed in 1999 and is currently 77 percent leased to a mix of media companies, blue-chip financial services firms and law firms. The property includes an adjacent eight-level parking structure. Brad Zampa, Michael Walker and Greg Grant of CBRE’s Debt & Structured Finance group represented the borrower and building owner, DivcoWest, in the financing. The five-year, floating-rate loan was secured through a multinational investment banking company. DivcoWest acquired Glendale Plaza in 2017 and has invested more than $17 million into building upgrades, including the addition of an indoor/outdoor experience, common areas, event and conference space for tenants, a fitness area and modernization of the restrooms. The company is also planning to add a restaurant and café to the asset.

CLEVELAND — IWG, a provider of flexible workspaces, has opened Spaces Cleveland in the city’s historic Warehouse District. The 27,000-square-foot flexible workspace is situated within the Western Reserve Building and features 48 offices and three meeting rooms. IWG says it added 2 million new customers globally in 2021, reflecting the largest growth in its 30-year history.

MAYFIELD HEIGHTS, OHIO — AIPSO, a Rhode Island-based insurance services organization, has signed a 17,772-square-foot office lease at 5875 Landerbrook Drive in Mayfield Heights, an eastern suburb of Cleveland. Completed in 1991, the three-story office building spans 114,403 square feet. Andrew Coleman and Alex Johanson of CBRE represented the landlord, ORG Portfolio Management. Darin Manning of Savills represented the tenant.

PLANO, TEXAS — Seattle-based Avatar Financial Group has provided a $30 million loan for the refinancing of City View Corporate Center, a 293,821-square-foot office building in Plano. The property was originally built in the 1980s and most recently renovated between 2019 and 2021. At the time of the loan closing, City View Corporate Center was 58 percent leased to a roster of more than 50 tenants. The undisclosed borrower plans to use a portion of the proceeds to fund capital improvements.
