NEW YORK CITY — New Museum, an institution devoted to contemporary art, has signed a 5,850-square-foot office lease at 250 Bowery in Lower Manhattan. The space will house the museum’s administrative offices during its temporary closure, which stems from a 60,000-square-foot expansion project that began in November 2022 and is slated for an early 2025 completion. A joint venture of Taconic Partners, L+M Development Partners, BFC Partners, The Prusik Group and Goldman Sachs Asset Management owns the building.

HOUSTON — Partners Real Estate will expand and relocate its office headquarters to a 32,286-square-foot space at San Felipe Plaza, a 1 million-square-foot building in West Houston’s Galleria District. The full-service firm currently subleases space at the nearby building at 1360 Post Oak Blvd., a deal that expires next March. Dan Boyles and Griff Bandy internally represented Partners in the lease negotiations. New York-based Sovereign Partners owns San Felipe Plaza.

HOUSTON — Nonprofit organization Omar Welfare Association has signed a 4,718-square-foot office lease in West Houston. According to LoopNet Inc., the building at 3030 S. Gessner Road spans 61,599 square feet and includes medical office space. Christian Villarreal and William Alcorn of Finial Group represented the undisclosed landlord in the lease negotiations. The representative of the tenant was also not disclosed.

DENVER — Magnetic Capital has broken ground on 2nd & Adams, a mixed-use building located at 2nd Street and Adams Avenue in the Cherry Creek submarket of Denver. Slated for completion in third-quarter 2025, 2nd & Adams will feature 80,000 square feet of office space and 20,000 square feet of retail space. The building will have multiple food, beverage and retail concepts across the ground-floor space, and the rooftop will feature a 5,600-square-foot bar and restaurant. Bow River Capital, a Denver-based private alternative asset manager, has pre-leased 30,000 square feet of office space at 2nd & Adams for the company’s headquarters. The project team includes OZ Architecture as architect and Mortenson Construction as general contractor. Blake Holcomb of CBRE is handling leasing for the project.

SAN DIEGO — Marcus & Millichap has arranged the sale of Fifth & Penn, a mixed-use property in San Diego. Tom Fine of TJF 5th Ave LLC sold the asset to Daniel Heimler of DAH Penn LLC for $1.6 million. Located at 441-43 Pennsylvania Ave., the 2,867-square-foot property offers ground-floor restaurant space and an apartment and creative office space on the second floor. The buyer plans to occupy the apartment, while the restaurant and office tenants will remain at the building. Ross Sanchez and Nick Totah of The Totah Group in Marcus & Millichap represented the seller and procured the buyer in the deal.

NEW YORK CITY — Bernhardt Furniture has signed a 20,000-square-foot office lease renewal in Midtown Manhattan. The company’s flagship office and showroom are located at 136 Madison Avenue, a 17-story, 300,000-square-foot building. Mac Roos, Andrew Roos, Michael Cohen and Jessica Verdi of Colliers represented the landlord, Williams Equities, in the lease negotiations. Peter Sabesan and Matthew Feigen of Cresa represented the tenant.

DALLAS — Stream Realty Partners has completed The Quad, a 12-story, 345,425-square-foot office project in Uptown Dallas that also features about 15,000 square feet of retail and restaurant space. Office amenities include a fitness center, rooftop terrace, club lounge, conference center and a full acre of outdoor space. Stream Realty acquired the site in 2019, and construction on The Quad began in March 2022. Omniplan designed the property, and Austin Commercial served as the general contractor. MSD Partners, the investment advisory firm of tech magnate Michael Dell, provided construction financing. Four tenants — Revantage, Chicago Title, M Financial Group and Berkshire Residential — signed leases totaling 115,000 square feet prior to delivery.

BIRMINGHAM, ALA. — Coca-Cola Bottling Co. United Inc. has announced plans to invest $330 million in the construction of a new office and warehouse facility located in the Kingston neighborhood of Birmingham. Coca-Cola United is a Birmingham-based bottler of Coca-Cola products, and the Coca-Cola Co. does not own any part of the company. Plans for the development include a 150,000-square-foot office complex and a 300,000-square-foot warehouse. The warehouse will feature a Vertique case picking system, which is designed to increase the efficiency of packing cases for order fulfillment. The facility will serve as the Birmingham Coca-Cola sales center, as well as Coca-Cola United’s corporate, Central region and North Alabama division headquarters. The property will also house the company’s Classic Food and Vending arm, customer solutions center and services department. A development timeline was not disclosed. Coca-Cola United purchased the development site in 2013. The land previously housed the Stockham Valves and Fittings plant, which closed in 1998. According to Alabama Gov. DETROIT — Architecture firm Gensler has relocated its Detroit office from 150 W. Jefferson Ave. to 1265 Griswold St. in the city’s Capitol Park neighborhood. The 7,300-square-foot space is situated on the ground floor of the historic Bamlet Building, which is owned by Bedrock. The office offers a mix of spaces for focused work, teamwork and gathering; a resource library of sustainable design materials; and a 3D printing workshop.
