RICHMOND, VA. — Cushman & Wakefield | Thalhimer has brokered the $32.5 million sale of Brookfield Commons, a 90,598-square-foot Class A medical office property located at 6600 West Broad St. in Richmond. Eric Robison, Catharine Spangler and Birck Turnbull of Cushman & Wakefield | Thalhimer represented the seller, an entity managed by Stanley Shield Partnership, in the transaction. Nashville-based Montecito Medical Real Estate acquired the property. Brookfield Commons is a newly renovated medical office property located directly off Interstate 64 along West Broad Street in Richmond’s Midtown district. Built in 1977 and formerly known as the headquarters for the Virginia Department of Transportation, Brookfield Commons underwent a full-scale renovation in 2019. The property was 100 percent leased at the time of sale to four tenants including Central Virginia’s only ENT surgery center, Richmond’s largest pulmonary practice, a full-service imaging center and one of the region’s largest women’s healthcare practices.

ATLANTA — FanDuel Group, a fantasy sports betting and entertainment company, plans to open a new technology office within Ponce City Market in Atlanta. The New York-based company selected the historic development in the city’s Old Fourth Ward neighborhood as the new technology hub for its software engineering, product development, user experience and user interface teams. The company plans to grow its Atlanta-based workforce to approximately 900 colleagues over the next five years. These staffers will be housed in a 68,000-square-foot space on the third floor. FanDuel workers will enjoy Ponce City Market’s onsite amenities, including a food court, shops, direct access to the Atlanta Beltline, proximity to an urban Kroger grocery store, furnished corporate apartments, bike storage, fitness options and child daycare. The owner/developer of Ponce City Market, Jamestown, recently unveiled new plans to include 500,000 square feet of new development and neighborhood amenities at Ponce City Market. The new uses include an office building, outdoor courtyard surrounded by 38,000 square feet of shopping and dining and more than 400 units in a new hospitality living concept.
CHANDLER, ARIZ. — Silver Creek Development has purchased Ascend at Chandler Airport Center, a Class A office property located on 11 acres at 1811 E. Northrop Blvd. in Chandler. An undisclosed seller sold the asset for $34.2 million. Build in 2016 and renovated in 2018, the two-story building features 130,642 square feet of office space. At the time of sale, the property was fully leased on a long-term basis as the corporate headquarters of Zovio, a technology services company. MIAMI — Nuveen Real Estate is nearing completion of renovations at three of its office properties in Miami. The assets are located at 801 Brickell and 701 Brickell in the city’s Brickell financial district and at Waterford Business District, a 250-acre office hub that Nuveen co-owns with Allianz Real Estate. The capital improvements total $55 million in value and include digital, touchless features, new tenant amenities, building systems upgrades and other upscale renovations. The three office properties are slated to be complete by the first quarter of 2022. At 701 Brickell, an office tower in Miami’s Brickell financial district, JLL and Origin Construction are currently leading the remodel in progress. The renovations of the 685,835-square-foot tower comprises a complete remodeling of the main lobby with modern design features and furniture, the addition of a full-service fitness center, installation of touchless entry points and upgrades to the elevator port system to provide touchless access. As part of these capital improvements, an amenity floor was completed last year with a tenants-only lounge and conference center facility. LAS VEGAS — The Howard Hughes Corp. has broken ground on two new projects at Summerlin in Las Vegas: 1700 Pavilion and Tanager Echo. Located directly south of the Las Vegas Ballpark, the 10-story 1700 Pavilion will feature 267,000 square feet of office space on three acres. The property will offer touchless entry from the garage to tenant suits and enhanced filtration throughout the building. Completion is slated for third-quarter 2022. The project team for 1700 Pavilion includes Hart Howerton, KGA Architects, Whiting Turner and CBRE as broker of record. Tanager Echo will bring 295 additional residential units to downtown Summerlin as the second phase of the Tanager multifamily project. The planned five- to six-story building will wrap around a 455-space parking garage allowing tenants direct parking access to their floor of residence. The unit mix will include studio, junior one-bedroom apartments and single- and two-bedroom apartments. INDIANAPOLIS — Colliers International has brokered the sale of The Academy Building in downtown Indianapolis for an undisclosed price. The historic office building, located at 429 E. Vermont St., rises four stories and spans 30,436 square feet. Built in 1911 as the girl’s school St. Mary’s Academy, the property is now 87 percent occupied by 21 tenants. Alex Cantu and Alex Davenport of Colliers represented the seller, The Health Foundation of Greater Indianapolis. Indianapolis-based Shook Realty Group LLC was the buyer.
WASHINGTON, D.C. — The Meridian Group has signed two new anchor tenants at 1333 New Hampshire Avenue in the center of Dupont Circle in Washington, D.C. The two office tenants, American Bankers Association (ABA) and the Patient-Centered Outcomes Research Institute (PCORI), together will lease more than half of the 350,000-square-foot building, which is in the final stages of a renovation. ABA, which is moving its headquarters to 1333 New Hampshire from its previous location at 1120 Connecticut Ave., will occupy three floors. ABA will lease a total of 87,183 square feet and plans to move in November 2022. PCORI selected 1333 New Hampshire to be its new headquarters as well. Consolidating multiple D.C. office locations into one building, PCORI will lease 96,092 square feet on three-and-a-half floors, including a conference facility. The firm will occupy its space beginning in spring 2022. The building is now 73 percent leased. Available space includes two remaining upper full floors, as well as newly renovated, move-in-ready suites on the fourth floor. SAN DIEGO AND CHULA VISTA, CALIF. — PSRS has arranged $31.6 million in acquisition financing for five multi-tenant buildings in Chula Vista and San Diego’s Mission Valley neighborhood. The portfolio includes four flex industrial/office buildings along Bay Boulevard in Chula Vista and a multi-tenant office building at 5920 Friars Road in San Diego. Tenants include Cox Communications, National University, Fresenius Medical, Bayfront Charter School and West Marine. Financed with a CMBS execution, Jim Mulvihill of PSRS secured a 10-year loan with full-term interest-only payments for the undisclosed borrower.
PHILADELPHIA — Mindspace, a provider of flexible workspace solutions, has opened a 42,000-square-foot space at the Wanamaker Building, a historic property in Philadelphia that was built in 1911 as one of America’s first department stores. Rubenstein Partners LP owns the building in partnership with Amerimar Enterprises. With this location, Mindspace now operates 31 spaces across 16 cities and seven countries.

SPARKS, NEV. — A joint venture between Foothill Partners and Belay Investment Group has purchased a vacant, 209,000-square-foot former Lowe’s Home Improvement Warehouse property in Sparks for an undisclosed price. The partnership plans to redevelop the site into an environmental, social and corporate governance, arts-based technology, flex and research and development campus named The Oddie District. Located at 2450 Oddie Blvd., the vacant property will be repurposed into creative office, flex-tech R&D, lab and maker spaces, as well as food and beverage tenant space and work-live studios for artists and entrepreneurs. Construction is slated to start later this year, with a planned opening date of the project’s first phase in August 2022. The partnership has already signed two tenants: The Generator and The Innovation Collective. The Generator, a nonprofit maker space that serves as a creative resource for Northern Nevada community members, will occupy 35,000 square feet of the project. The Innovative Collection, a Coeur d’Alene, Idaho-based business accelerator and collaborative co-working space for technology companies, will occupy 12,500 square feet at The Oddie District.
