CHICAGO — Aspire Properties is underway on a $13 million renovation of 25 E. Washington, a 20-story office tower in Chicago’s Loop. Aspire has handled management and leasing of the property since 1996. The owners are Amsterdam-based Kroonenberg Groep and Aventura, Fla.-based Trump Group. Designed by geniant + Eastlake Studio, the renovation is slated for completion in September. A 15,000-square-foot, seventh-floor amenity center will feature a 3,000-square-foot open-air courtyard, lounge, game room, conference center and fitness facility. With over 45,000 square feet of new and renewed leases in the first quarter of 2025, the Daniel Burnham-designed building now boasts an 85 percent occupancy rate. Recent leasing highlights include: Siteline, which renewed its 13,000-square-foot space; ATS Institute, which expanded by 10,000 square feet; National Community Investment Fund, which relocated from LaSalle Street into more than 4,600 square feet; Millennium Counseling Center, which signed a new 3,500-square-foot lease; and Gertie Enterprises, which leased 3,000 square feet of new space.

WASHINGTON, D.C. — Marx Realty has signed 16,000 square feet of new and expanded leases at The Herald, a 114,000-square-foot office building located at 1307 New York Ave. in Washington, D.C. The deals include two new leases: a 5,000-square-foot, eight-year lease with Auburn University’s non-partisan think tank McCrary Institute and a 3,200-square-foot, six-year deal with public policy strategy firm August Strategy Group. Additionally, an undisclosed government affairs agency has nearly doubled its footprint at The Herald, expanding by 7,800 square feet. The office building’s amenities include a rental 2023 Tesla Y car, 40-seat boardroom, café, lounge and a fitness center with boxing facilities, private workout rooms, Pelotons, Hydro rowers and a mirror fitness system.
HOUSTON — Hicks Davis Wynn has renewed and expanded its office lease in West Houston. The law firm has renewed its 8,509-square-foot lease at 3555 Timmons Lane, a 230,440-square-foot building located within the Greenway Plaza development, and also taken an additional 4,863 square feet of space, bringing its total footprint to 13,372 square feet. Katy Gragg, John Heard and Eric Anderson of Transwestern represented the landlord, Dallas-based Novel Office, in the lease negotiations. Partners Real Estate represented the tenant.
BOSTON — Newmark has brokered the sale of 343 Congress Street, a 114,677-square-foot office property in the Boston Seaport District. The five-story building, which is a historic structure that was originally built in 1888, is anchored by pet products e-commerce retailer Chewy and also houses two ground-floor restaurants. Robert Griffin, Edward Maher, Matthew Pullen, James Tribble, Samantha Hallowell and William Sleeper of Newmark represented the seller, BentallGreenOak (BGO), in the transaction and procured the buyer, North Colony Asset Management.
FAIRFIELD, N.J. — Lee & Associates has negotiated the $3.6 million sale of a 34,445-square-foot office building located in the Northern New Jersey community of Fairfield. The three-story building at 383 U.S. Route 46 was originally constructed on 1.6 acres in the 1970s and has been owner-occupied since 1985. Peter Rasmusson of Lee & Associates represented the seller, The Glassman Family, in the transaction, and procured the buyer, an entity doing business as Fairfield Real Estate LLC.

LOS ANGELES — SF Capital has secured $56.2 million in life insurance company financing for a mixed-use retail and office portfolio located in Southern California. The 368,000-square-foot portfolio includes 215,000 square feet of office space and 153,000 square feet of retail space. The financing was arranged through SF Capital’s life company correspondent loan program. Additional terms of the financing were not released.
CHICAGO — Workbox, a national workspace operator, has unveiled plans to open its largest U.S. location at the Civic Opera Building in Chicago’s Loop. CARROLLTON, TEXAS — Locally based brokerage firm Bradford Commercial Real Estate Services has secured a 10,202-square-foot lease at 2155 Chenault Drive, and industrial flex property in the northern Dallas metro of Carrollton. The tenant, software company SIMStation, is relocating its U.S. headquarters from Miami to the 74,402-square-foot Avion Business Center.
