WASHINGTON, N.J. — HFF has brokered the $16.2 million sale of The Village Shoppes at Hawk Pointe and Hunterdon Medical Office Building in Washington. The Village Shoppes at Hawk Pointe comprises an 81,415-square-foot, fully leased, ShopRite-anchored retail center. Other tenants at the retail property include Anytime Fitness and Visions Federal Credit Union. Built in 2016, the Hunterdon Medical Office Building is a 25,000-square-foot, single-tenant property occupied by Hunterdon Healthcare. HFF represented the seller, Asbury Farms, in the transaction. The buyer was Larken Associates.

Silver Arch Capital, Procida Provide $12.5M Refinancing for Art Factory Studios in New Jersey

PATERSON, N.J. — Silver Arch Capital Partners and Procida Funding & Advisors LLC have provided a $12.5 million refinancing for Art Factory Studios, a 170-year-old, 21-building creative office park situated on 4.7 acres in Paterson. The borrower, Great Falls Industrial Park Inc., will use the loan proceeds to pay off debt and make capital upgrades. Located at 60-70 Spruce St., the property is the former home of the American Hemp Co. Past redevelopment of the campus has included retail stores, event spaces and light industrial spaces as well as more office and studio space. Terms of the financing were not disclosed.
SAN DIEGO — Dempsey Construction, on behalf of owner LBA Realty, has completed the redevelopment of a five-building project, located at 4400 Ruffin Road in San Diego’s Kearny Mesa submarket. Formerly occupied by Pratt & Whitney, the office and aerospace complex has been converted to a modern office and warehouse property. The project involved the demolition of a 102,000-square-foot building and the renovation of the adjacent two-story, 130,000-square-foot office buildings to include showcase lobbies and entrances, as well as structural enhancements. Additionally, a 106,000-square-foot tilt-up warehouse was constructed to feature 33-foot clear heights and 28 truck docks with roll-up doors.
PASADENA, CALIF. — Avison Young has arranged the sale the Artistry Theater Building, located at 600 E. Colorado Blvd. in Pasadena’s Playhouse District. Colorado Creative LLC sold the property to Morton Development Group for $5.3 million. The buyer plans to redevelop the long-vacant property into a retail and office asset. Built in 1931 as a United Artists theatre, the 15,060-square-foot property was first renovated in 1960, but the property has fallen into a long state of disrepair and neglect. Its tenant of more than a decade, Angels School Supply, vacated the building more than three years ago, and the property has been empty ever since. Andrew Berk and Chase Gordon of Avison Young represented the seller, while the buyer was self-represented in the transaction.
SOUTHFIELD, MICH. — Money360 has provided a $3.2 million bridge loan for the acquisition of a 60,000-square-foot office building in Southfield. The two-year loan features a loan-to-value ratio of 74.4 percent. The borrower was not disclosed.
Paradigm Purchases Riverworks at Aetna Mills Office Complex in Watertown, Massachusetts

WATERTOWN, MASS. — Paradigm Capital Advisors has acquired Riverworks at Aetna Mills, an office complex in Watertown. Located at 480 Pleasant St., the property was originally built in 1907 and has been renovated with a number of capital improvements. Recent upgrades include improvements to the common areas, building systems, tenant spaces, cafeteria, fitness center and interior courtyard. The property is currently 98 percent leased to 15 tenants. Riverworks is one mile from Watertown Square, three miles from Cambridge and seven miles from Boston’s central business district.
CHARLESTON, S.C. — Holder Properties has completed the development of a corporate campus in Charleston’s Daniel Island submarket for Blackbaud, a provider of software and services for the global philanthropic community. The 172,000-square-foot property features open workspaces, private offices, employee lounges, conference rooms, classrooms, team rooms, a game room, full-service kitchen, cafeteria and a Starbucks café. Exterior amenities include two terraces, a timber-framed pavilion, putting green, bocce ball court, employee garden, activity field and a full-length basketball court. ASD | SKY designed the property, which was built by Balfour Beatty. JLL provided tenant support services for the campus. The building’s interior is designed to LEED Gold standards with energy-saving technologies, like solar panels, HVAC automation, LED lighting and low-flow plumbing fixtures.
OMAHA — Flywheel, a web hosting company, has leased 66,000 square feet within the Millwork Commons development in Omaha for its new headquarters. Millwork Commons is a $300 million mixed-use development spearheaded by Black Dog Management. Flywheel will be the anchor tenant and will occupy 1.5 floors at the property by summer 2020. Currently, Flywheel employs a team of more than 200 people with offices in Omaha, Australia and Europe. Barry Zoob and Chris Mensinger of Colliers International represented Flywheel in the lease transaction.
KIRKWOOD, MO. — Howard Commercial has arranged the sale of a two-story, 4,000-square-foot office building in Kirkwood, a suburb of St. Louis. The sales price was not disclosed. The building, located at 108 N. Kirkwood Road, includes first-floor retail space. Howard represented the buyer, Bean Realty, which plans to open a specialty popcorn retail store within the retail space. A digital marketing company occupies the second floor.
GOODYEAR, ARIZ. — Ware Malcomb has announced the completion of Arizona Desert Ear, Nose & Throat Specialists, a medical office located at 13555 W. McDowell Road in Goodyear, a suburb of Phoenix. Ware Malcomb provided interior architecture and design services for the project. The redesigned 5,200-square-foot property features seven exam rooms, four offices, a sinus procedure room, allergy testing room, audio room, instrument cleaning room, conference room and break room. Design features include sliding barn doors for the conference room, a prominent work surface for the medical assistant station, a spacious waiting room and a check-in/out desk that doubles as a workroom behind a built-in bookshelf. Aksarben served as general contractor for the project.
