CYPRESS, TEXAS — Children of America will open a 10,000-square-foot childcare and early education center at 20327 Longenbaugh Road in the northwestern Houston suburb of Cypress. Children of America Cypress Springs, which will be the organization’s third facility in the Houston area, will house 12 classrooms that can support about 175 students. The opening is slated for 2025.
NEW YORK CITY — Marcus & Millichap has brokered the $13.8 million sale of two historic buildings in Brooklyn’s Williamsburg district. The undisclosed private investor that purchased the assets will redevelop the building at 101-107 S. Sixth St., which was originally constructed in the 19th century, into a 29-unit apartment building with 5,444 square feet of commercial space. The apartment building at 109 S. Sixth St. will undergo interior renovations on its second and third floors. Michael Salvatico, Shaun Riney and Samuel Leppo of Marcus & Millichap brokered the deal. The seller was also not disclosed.
SAN FRANCISCO — Real estate development firm Greystar has delivered Academe at 198, a $282 million student housing property in downtown San Francisco. Located at 198 McAllister St. in the city’s Civic Center district, the mixed-use property is Phase I of the Academic Village expansion at UC Law San Francisco, formerly known as UC Hastings College of the Law. Academe at 198 spans 14 stories and features 656 units (667 beds) for students at UC Law SF, as well as faculty and staff. The property website also says students from nearby University of California San Francisco, San Francisco State University, University of San Francisco and University of the Pacific Dugoni School of Dentistry can apply for housing. The units come in a variety of layouts: efficiency (232 square feet); studio (275 square feet); one-bedroom (397 square feet); and two-bedroom (568 square feet). Monthly rental rates begin at $1,850 for an efficiency apartment, which is below market rates, according to the property website. ROUND ROCK, TEXAS — The City of Round Rock, located north of Austin, will renovate the 35,000-square-foot former library building in the downtown area. The project team will relocate office zones toward the east side of the building to utilize existing windows and create a more public face for tenants. The project also includes a redesign of the public paseo that connects to the building. McKinney York Architects is designing the project, and Braun & Butler Construction is serving as the general contractor. Construction is scheduled to begin in May.
DANA POINT, CALIF. — Burnham Ward Properties, a partner in Dana Point Harbor Partners (DPHP), has started construction of the landside portion of the commercial core revitalization at Dana Point Harbor in Dana Point, a coastal city in Orange County. The five-phase, 120,000-square-foot landside portion will include a three-level parking structure, underground utility infrastructure upgrades, landscaping and site work updates, an added pedestrian pathway and new extension of the road leading into the Harbor, Golden Lantern. The 984-stall parking structure will include 93 boater-dedicated spaces and boater-service amenities, including restrooms, showers, changing rooms, a corral of service carts to aid boaters carrying supplies to boats, and a valet drop point for boaters. Additionally, the new structure will feature electric vehicle charging stations, an increase in parking spaces and convenience for sportfishing, whale watching and Catalina Express customers departing from Dana Wharf. Phases I and II are slated for completion in 12 months. HONOLULU — A subsidiary of Avalon Group, a real estate investment company, has purchased an 11.1-acre land parcel at 2707 and 2715 Pamoa Road in Honolulu for $23.3 million. Adjacent to the University of Hawaii at Manoa and three private schools, the site served as the Saint Francis School campus until 2019. The existing infrastructure totals more than 130,597 square feet, including classrooms, a meeting facility, dormitory, commercial kitchen, gymnasium, sports field and a large parking area. GLENDALE, ARIZ. — Willmeng Construction has broken ground on the newest Morrison Education Group campus, Sun Valley Academy – Glendale. Located at the corner of N. 83rd Ave. and W. Bethany Home Road in Glendale, the K-8 education facility will be a Title 1 tuition-free public charter school and the third campus opened by Morrison Education Group. Carhuff + Cueva Architects designed the 59,000-square-foot facility, which will feature classrooms, a multi-purpose room, an outdoor playground and a sports field. The school is slated to welcome its first students this fall.
FORT WORTH, TEXAS — Locally based general contractor Linbeck has broken ground on the $25 million Annie Richardson Bass Lower School at the 104-acre campus of private school Fort Worth Country Day. When complete in spring 2025, the building will be home to about 350 students in grades first through fourth. Academic facilities will include a 2,130-square-foot library, two science labs, breakout study rooms and administrative offices for support counselors and healthcare personnel, as well as a playground with a sports court. San Antonio-based Lake|Flato Architects designed the project, and Dallas-based Hocker Design provided landscape architecture services.
NEW YORK CITY — Lee & Associates has negotiated the $18.2 million sale of the Clock Tower Building, a 20,000-square-foot historic bank hall located at 46 Lafayette St. in Manhattan’s Tribeca neighborhood. Peter Braus, Brad Schwarz and Cory Gahr of Lee & Associates represented the seller, locally based investment firm Elad Group, in the transaction. Anne-Brigitte Sirois from ART STATE LLC represented the buyer, Jack Shainman Gallery, which plans to new art exhibition venue at the property.
NEW YORK CITY — The Feil Organization has negotiated a 30-year, 142,308-square-foot office lease with the Archdiocese of New York at 488 Madison Avenue in Midtown Manhattan. The space spans the entire third through seventh floors of the 447,000-square-foot building, which was originally constructed in 1949 and overlooks St. Patrick’s Cathedral. Andrew Weiner internally represented The Feil Organization in the lease negotiations. Mary Ann Tighe and Lauren Crowley Corrinet of CBRE represented the archdiocese.
