St. Joe Co., Tallahassee Memorial Open First Building at 87-Acre Healthcare Campus in Panama City Beach, Florida

PANAMA CITY BEACH, FLA. — The St. Joe Co. and Tallahassee Memorial HealthCare (TMH) have opened the first building at the FSU/TMH Medical Campus, an 87-acre campus currently in Panama City Beach underway by the companies and Florida State University (FSU). Situated at 1002 N. Arnold Road, the medical office building is one of several planned at the development. TMH Urgent Care and TMH Physician Partners – Primary Care are now open at the property. The campus, which will include a 100-bed hospital with an emergency center and other inpatient services, is scheduled for completion in 2027.

Abra Health Signs 24,908 SF Retail Sublease in Secaucus, New Jersey

SECAUCUS, N.J. — Abra Health has signed a 24,908-square-foot retail sublease in Secaucus. The operator of pediatric primary care and dental clinics is backfilling a space previously occupied by The Vitamin Shoppe and will utilize the space to centralize its billing operations and establish a call center. Jeff Kolodkin and Andrew Kirshenbaum of Newmark represented Abra Health in the lease transaction.

Davis Opens 36,100 SF Surgical Facility in Eagan, Minnesota

EAGAN, MINN. — Davis Healthcare Real Estate has opened Eagan Specialty Center, a 36,100-square-foot surgical facility in the Minneapolis suburb of Eagan. Located at 2975 Holiday Court, the building serves as the new home of Midwest Surgery Center, which occupies 27,000 square feet. Anne Madyun of Davis is marketing the available 9,000-square-foot space for lease. The project team included Synergy Architecture Studio and Timco Construction. Midwest Surgery Center, a joint venture between St. Paul Eye Clinic and Midwest ENT, relocated and expanded from its previous facility in Woodbury.

Boulder Group Negotiates $2.5M Acquisition of Medical Office Property in Montrose, Colorado

MONTROSE, COLO. — The Boulder Group has arranged the purchase of a single-tenant medical office building located at 2011 Market St. in Montrose, a city of approximately 20,000 residents in the southwest quadrant of the state. A Colorado-based investor acquired the asset from a Midwest-based real estate investment and development company for $2.5 million. Heartland Dental occupies the newly constructed property on a new 10-year net lease. The lease includes 10 percent rental increases every five years and is corporately guaranteed. Heartland Dental has more than 1,700 locations across 38 states nationwide. The company is primarily owned by KKR. Zach Wright and Brandon Wright of The Boulder Group represented the buyer in the transaction.

Marcus & Millichap Brokers $13.5M Sale of Northern New Jersey Medical Office Building

LIVINGSTON, N.J. — Marcus & Millichap has brokered the $13.5 million sale of a 34,599-square-foot medical office building located in the Northern New Jersey community of Livingston. The three-story building at 315 E. Northfield Road is home to several medical practices across a variety of specialty fields. Alan Cafiero, Brian Kaplan, David Cafiero and Dean Matuszewicz of Marcus & Millichap represented the seller, a New Jersey-based partnership, in the transaction. Cafiero and Joe Koicim, also with Marcus & Millichap, procured the buyer, a New York-based limited liability company.

NEW YORK CITY — ENT and Allergy Associates (ENTA) has opened a 10,000-square-foot healthcare clinic in the Flushing area of Queens. In February, ENTA signed a long-term lease expansion and renewal at the property, expanding its medical footprint from 1,800 square feet. Jonathan Serko of Cushman & Wakefield represented the tenant in the lease negotiations. Miles Mahony of RIPCO Real Estate represented the landlord, Simone Development Cos.

PSRS Arranges $16.3M Refinancing for Foothill Centre Medical Office Campus in Santa Barbara, California

SANTA BARBARA, CALIF. — Seth Ludwick of PSRS has arranged $16.3 million in refinancing for Foothill Centre, a medical office campus in Santa Barbara, approximately 115 miles northwest of Los Angeles. The single-tenant campus offers 61,664 square feet of medical office space and 225 parking spaces. Financed with a bank extension, PSRS provided the undisclosed borrower with a non-recourse, 10-year loan with 30-year amortization and no reserves.

Meritus Health Joins Tenant Roster at Valley Mall in Hagerstown, Maryland

HAGERSTOWN, MD. — Meritus Health has joined the tenant roster at Valley Mall, a 900,000-square-foot enclosed shopping development in Hagerstown owned and operated by mall giant PREIT. Meritus Health opened a new physical and therapy and sports medicine practice, called Meritus Sports Medicine, within a 10,000-square-foot space at the mall yesterday. The health system also plans to open a family medicine clinic at the mall in 2025. Other tenants at Valley Mall include Black Rock Bar & Grill, Red Robin, Regal Cinemas, H&M, Dick’s Sporting Goods and Victoria’s Secret.

Marcus & Millichap Brokers Sale of 7,200 SF Western Dental-Occupied Properties in Fremont, California

FREMONT, CALIF. — Marcus & Millichap has arranged the sale of two buildings with a combined size of 7,200 square feet in the Bay Area city of Fremont. A private investor sold the medical office assets to an undisclosed buyer for $3.7 million. Western Dental occupies the assets, located at 3055 Mowry Ave. and 38780 Paseo Padre Parkway, on a net-lease basis. Yuri Sergunin, J.J. Taughinbaugh and Eric Carrillo of Marcus & Millichap’s Palo Alto office represented the seller in the deal.

JLL Arranges Equity for Development of Syracuse Medical Office Building in Utah

SYRACUSE, UTAH — JLL has arranged an equity placement for the Syracuse Medical Office Building development in Syracuse, approximately 30 miles north of Salt Lake City. CJ Kodani and Mark Root of JLL Capital Markets secured the equity through Chesnut Healthcare Real Estate for the developer, Fort Street Partners. Located at 3000 W. Antelope Drive, the 20,399-square-foot medical office building is fully pre-leased by three regional physical groups. Completed is slated for 2025.
