AUSTIN, TEXAS — Walgreens will introduce rapid testing services for COVID-19 across select parts of the state, Texas Gov. Greg Abbott said in a press conference on Wednesday afternoon. The move comes as part of a larger effort to increase the number of people tested, and to do so with less aid and supervision from the federal government. Walgreens will also roll out this effort in six other states: Arizona, Florida, Illinois, Kentucky, Louisiana and Tennessee. Local ABC affiliate KVUE reports that test results will take about 15 minutes to process, and that each site may be able to test up to 3,000 people per day. Time frames for the rollout of these services and locations of testing sites were not specified. As of Thursday, April 9, the Texas Department of Health and Human Services had identified 9,353 cases of COVID-19 across the state with 177 fatalities.

MOBILE, ALA. — Easterly Government Properties has acquired a 79,212-square-foot outpatient facility leased to the Department of Veterans Affairs (VA) in Mobile. The facility provides a range of medical and ancillary services, including primary care, mental health services and laboratory services to the approximately 54,000 veterans in the surrounding region. The property was developed in 2018 on a 13-acre campus, five miles west of downtown Mobile. The VA signed a 15-year lease in 2018 that expires in 2033. Further details of the transaction were not disclosed.
DEERFIELD, ILL. — To provide greater access to COVID-19 testing and community resources, Deerfield-based Walgreens is working to expand drive-thru testing to 15 new sites in seven states. The locations include Arizona, Florida, Illinois, Kentucky, Louisiana, Tennessee and Texas. The testing sites will utilize Abbott’s new test, which delivers positive results in as little as five minutes and negative results within 13 minutes. The 15 locations are being finalized in collaboration with the U.S. Department of Health and Human Services and are planned for select hot spot markets with escalating rates of COVID-19 cases. Walgreens plans to be able to test up to 3,000 people per day across these additional sites, which are expected to be activated beginning later this week. Testing will be at no cost to eligible individuals who meet criteria established by the Centers for Disease Control and Prevention.
DALLAS, GARLAND AND PLANO, TEXAS — Avison Young has brokered the $8.1 million sale of a trio of single-tenant healthcare properties occupied by DaVita Dialysis in the Dallas area. The portfolio included an 8,436-square-foot property in Plano that was built in 2008 and is adjacent to a senior living home; a 7,400-square-foot building in Garland that was built in 1992 and is situated within a major commercial corridor; and a 7,954-square-foot asset in Dallas that was built in 2007 within a mile of Methodist Dallas Medical Center. Patrick Barnes of Avison Young represented the seller, a California-based private investor. Christopher Goodman-Triolo of NLF Advisors represented the buyer, a Dallas-based investor.
WEST ORANGE, N.J. — Atkins Cos. has sold Atkins Medical Plaza, a 38,500-square-foot medical office building in West Orange, a western suburb of New York City. Located at 1500 Pleasant Valley Way, the Class A medical property was 90 percent leased at the time of sale. Atkins Cos. constructed the property, which is located near Saint Barnabas Medical Center and Garden State Parkway, in 2001. Jim McGuckin and Brian Hosey of Marcus & Millichap represented Atkins Cos. in the transaction. Alan Cafiero and Ben Sgambati led a Marcus & Millichap team that represented the buyer, a private investor. The sales price was undisclosed.
DETROIT — The conversion of TCF Center in Detroit into a 1,000-bed field hospital is ahead of schedule and slated for completion by Wednesday April 8, according to the Detroit Free Press. Members of the Michigan National Guard assisted the Federal Emergency Management Agency with logistics support and inventory of equipment and supplies. The transformation of the convention center into a federal medical station is in effort to treat COVID-19 cases during a period of surge demand. On April 1, Gov. Gretchen Whitmer signed an executive order formally declaring a state of disaster. As of Monday, April 6, there were 17,221 confirmed cases of COVID-19 in the state of Michigan and 727 deaths.
ST. CHARLES, MO. — Marcus & Millichap has arranged the $1.4 million sale of a 5,159-square-foot urgent care facility net leased to Our Urgent Care in St. Charles near St. Louis. The property is located at 2893 Veterans Memorial Parkway. Benjamin Bach and Dominic Sulo of Marcus & Millichap marketed the property on behalf of the seller, a limited liability company. An out-of-state buyer completing a 1031 tax-deferred exchange purchased the building at 100 percent of the list price.
DETROIT — Kennedy Funding has provided a $1.5 million loan for the refinancing of Conner Creek Medical Center in Detroit. Funds will be used to pay off existing debt and for working capital. The facility was recently selected by the state of Michigan as a site for testing and treating COVID-19 patients. The property originally served as Holy Cross Hospital and later became St. John Hospital, which ceased operations in 2004. Since then, St. John leased the facility to varying medical practices until the building was acquired by new owners in 2015. Approximately 131,331 square feet of the five-story, 225,000-square-foot property is occupied by 11 tenants. The Department of Veterans Affairs occupies 29,012 square feet and Conner Creek Life Solutions occupies 32,500 square feet. Working capital from the loan will, in part, fund the conversion of the remaining square feet into additional medical office space. Conner Creek Center LLC was the borrower.
Manhattan Real Estate Holdings Buys Bella TerraMedical Plaza in Huntington Beach for $20M

HUNTINGTON BEACH, CALIF. — Manhattan Real Estate Holdings has acquired Bella Terra Medical Plaza, a medical office building located at 7677 Center Ave. in Huntington Beach. Vibe Boutique Office Properties sold the asset for $20 million. Situated on 1.8 acres, the four-story property features 59,354 square feet of recently renovated, Class A medical office space. At the time of sale, the building was 90 percent leased to a variety of medical facilities and providers. Derek Landry, Bob Prendergast, Sach Kirpalani and Lynn LaChapelle of JLL Capital Markets, along with Kellie Hill, Chris Isola and Bryan Lewitt of JLL Healthcare, represented the seller and procured the buyer in the deal.
Legacy Real Estate Acquires 84,000 SF Office, Healthcare Building in Lowell, Massachusetts

LOWELL, MASS. — Legacy Real Estate Ventures has acquired 55 Technology Drive, an 84,000-square-foot office and healthcare building in Lowell, located approximately 30 miles north of Boston. At the time of sale, the property was 100 percent leased to Lowell General Hospital, Borrego Solar, the Commonwealth of Massachusetts, software developer Contract Logix and tech company Diagnosys. Anthony Biette of Peak Real Estate Partners represented the seller, a joint venture between Novaya Real Estate Ventures LLC and Hawk Properties. Biette also procured Legacy as the buyer. The sales price was undisclosed.
