LOS ANGELES — CHA Health Systems Inc. has broken ground on a new patient care tower within CHA Hollywood Presbyterian Medical Center (HPMC), a private hospital campus in Hollywood. The nearly 175,000-square-foot tower will replace an existing building at an estimated cost of $291 million. The tower is part of HPMC’s three-phase, $350 million overhaul that includes retrofitting the existing Doctor’s Tower and South Wing to satisfy California’s seismic requirements. The state passed a seismic retrofitting law in the wake of the 1994 Northridge earthquake that requires all acute care medical centers and hospitals to adhere to seismic-specific structural standards by 2030. The goal of the law is for all California hospitals to remain operational in the event of an earthquake, such as the 4.5-magnitude tremor that shook regions of Southern California early this morning. KMD Architects designed the new tower to meet the state’s seismic requirements as well. Doctor’s Tower, South Wing and HPMC’s new parking deck are set to open this year. SHERWOOD, ARK. — Denver-based NexCore Group has broken ground on a 42,133-square-foot research and education facility for CHI St. Vincent, an Arkansas-based regional healthcare provider, in the Little Rock suburb of Sherwood. Located at 6020 Warden Road, the facility will be located on CHI St. Vincent’s North Little Rock campus, and will serve as the new home of the Arkansas Neuroscience Institute. The building will include a research laboratory, auditorium, classrooms, an exhibit area and office space for physician practices, expanding the list of services offered to patients on one campus. The Arkansas Neuroscience Institute will relocate its surgical and clinical operations to the new facility by the end of the year. The education and research center is expected to open in early 2019.
DALLAS — Alabama-based general contractor Brasfield & Gorrie has completed Medical City Women’s Hospital Dallas, a $125 million healthcare project that was developed within the 801-bed Medical City Dallas Hospital. The project added five floors and 222 private rooms to Care Tower D at the complex. Other project features include 24 labor and delivery rooms, 84 neonatal intensive care units, 12 VIP suites and 16 medical/surgical rooms. National architecture firm Perkins + Will designed the property.
LEAGUE CITY, TEXAS — MD Anderson is nearing completion of its $97 million clinical cancer center at the University of Texas Medical Branch (UTMB) League City campus in the greater Houston area. Completion is slated for September. Construction of a 740-space parking garage on the campus, a project valued at roughly $30 million, is also nearing completion. UTMB has also announced plans to add a five-story wing to the main hospital.
CARROLLTON, TEXAS — Denver-based Fairfield Asset Advisors has arranged the $8.5 million sale of a 21,500-square-foot medical office building located at 1601 W. Hebron Parkway in the northern Dallas metro of Carrollton. USMD Health System, a Dallas-based specialty practice, serves as the anchor tenant for the building, which was built in 2015. An undisclosed buyer that specializes in medical office acquisitions recently acquired the property from an undisclosed physician and private investor.
SHENANDOAH, TEXAS — Everson Developments has broken ground on a 58,000-square-foot medical office building at 121 Vision Park Blvd. in Shenandoah, a northern suburb of Houston. Designed by Ziegler Cooper, the three-story, Class A property is slated for completion by year’s end. The J. Beard Real Estate Co. is handling leasing of the property and recently secured its first tenant, Gill Plastic Surgery & Dermatology.
MILWAUKEE — Healthcare Trust Inc. has acquired Aurora Health Center in Milwaukee for $6 million. The 25,466-square-foot outpatient facility and surgical center is 95 percent leased to subsidiaries of Aurora Health Care. Completed in 2000, the property is less than one mile from Aurora’s flagship 882-bed hospital, St. Luke’s Medical Center. Ben Appel, Evan Kovac, Andrew Milne, Anthony Frogameni, Matt DiCesare and Jaime Fink of HFF marketed the property on behalf of the seller, Atkins Cos.
PENNSBURG, PENN. – Colliers International has arranged the sale of a commercially zoned land located at the southwest corner of Pennsylvania Route 663 and Northgate Boulevard in Pennsburg. PB Northgate purchased the 7.2-acre property, which is approximately 17 miles south of Allentown, for $2.1 million. The buyer plans to develop a medical office building and retail pad site on the land parcel. Derek Zerfass of Colliers International’s office in Allentown, Penn., represented the undisclosed seller, while Markward Group represented the buyer in the transaction.
GREEN BAY, WIS. — Stage Equity Partners LLC has acquired St. Mary’s medical office building in Green Bay for $7.3 million. The 50,000-square-foot property is fully leased to St. Mary’s Hospital Medical Center and operates under the Prevea Health brand as well as St. Gianna Clinic. The asset is located at 1727 Shawano Ave., directly across from St. Mary’s Hospital Medical Center. Considered part of the hospital campus, the property offers heart care, physical and occupational therapy, behavioral healthcare, fertility care and other specialty services. Stage purchased the asset from its longtime physician owner with a new 10-year lease extension. MB Financial provided acquisition financing.
JOLIET, MORRIS AND NEW LENOX, ILL. — Avison Young has brokered the sale of a four-building, 74,422-square-foot medical office portfolio in suburban Chicago. The sales price was not disclosed. The properties include: 2614 W. Jefferson St. and 254 Republic Ave. in Joliet; 668 Cedar Crossing Drive in New Lenox; and 1600 W. Route 6 in Morris. All four buildings are fully leased to national healthcare tenants. Erik Foster and Mike Wilson of Avison Young represented the seller, a partnership of physicians associated with Joliet Oncology–Hematology Associates Ltd. The buyer was Franklin, Tenn.-based Community Healthcare Trust.
