FAYETTEVILLE, GA. — Grover Corlew has sold Fayette Surgical Building, Fayette Medical Building and a parcel of undeveloped land in Fayetteville, roughly 22 miles south of Atlanta, for $16.3 million. The Florida-based real estate investment group developed the 17,500-square-foot Fayette Medical Building approximately 10 years ago, and completed the 30,195-square-foot Fayette Surgical Building in October. Resurgens Fayette Surgery Center occupies 16,644 square feet in the Fayette Surgical Building, and Resurgens Orthopaedics and Spine Center occupies 13,551 square feet. The Fayette Medical Building is also leased to Resurgens Orthopaedics.

NORFOLK, NEB. — Darland Construction Co. is building a 130,000-square-foot medical office building for Faith Regional Health Services in Norfolk. The project, located in northeastern Nebraska, is slated for completion in spring 2019. The four-story building will include an outpatient surgery center on the main floor. The remainder of the building will be dedicated to women’s and children’s services, surgical and medical specialty offices and orthopedics. Avant Architects is the project architect.

HUMBLE, TEXAS — Dallas-based healthcare investment firm Caddis has acquired Atascocita Medical Center, a 30,906-square-foot medical center located in the northern Houston metro of Humble. The property opened in 2015 and is currently 94 percent leased to urgent care clinic Memorial Hermann Medical Group Pediatrics Atascocita, as well as primary and specialty care practices. Caddis also recently re-acquired the 43,119-square-foot Prairie View Medical Plaza in Flower Mound, which it developed in 2012 and sold in 2015. The seller of Prairie View Medical Center, which is 100 percent leased, was Ridgeline Capital Partners.

BROOKHAVEN, GA. — Caddis has acquired Brookhaven Medical Center, a 48,588-square-foot medical office building located at 3925 Peachtree Road in Brookhaven, a city adjacent to Atlanta’s Buckhead district. The sales price was not disclosed, but CoStar reports the Dallas-based healthcare real estate firm acquired the asset for $27.6 million. Korey Prefontaine, Sonny Molloy, Bob Johnson and Jared Kaye of Marcus & Millichap represented the seller, a joint venture between G.H. Anderson & Co. and The Gipson Co. Built in 2016, Brookhaven Medical Center was fully leased at the time of sale, with Walgreens occupying the ground floor and Piedmont Healthcare occupying the top two floors.

NASHVILLE, TENN. — Nashville-based Oman-Gibson Associates (OGA) has completed the conversion of a former bowling alley into a 27,500-square-foot outpatient dialysis clinic for Vanderbilt Health. The facility is located at 2906 Foster Creighton Drive in Nashville. As part of the redevelopment, OGA added 7,000 square feet to the existing 20,500-square-foot property. Southeast Venture was the project architect, Fulmer Engineering was the civil engineer and Olympian Construction was the construction manager. The redevelopment brings OGA’s portfolio to more than 350 outpatient medical facilities throughout the United States.

Northgate District Tech Park, Idaho

POCATELLO, IDAHO — Millennial Development Partners has announced plans for Northgate District, a master planned community located in Pocatello, a city in southeastern Idaho. At completion, the development will feature 10,000 residential units; a 1 million-square-foot office/technology park that will support 6,000 jobs; a medical campus; and a shopping district. The residential portion of the community will include single-family homes, condominiums and apartments. Phase I of the project is set to include a retail center, the beginning stages of an Office IT Park and between 500 and 1,000 residential units. Groundbreaking on a new interchange and Phase I of the development is scheduled for later this year. Millennial has selected Coldwell Banker Commercial Advisors to lead commercial sales and leasing efforts for the development. The company has also partnered with Geomancer, a real estate investment startup that blends market analytics, GIS mapping services and data visualization via a software platform. Salt Lake City-based Millennial Development Partners specializes in multifamily, office, industrial, retail and master planned developments. KINGWOOD, TEXAS — Marcus & Millichap has brokered the sale of Kingwood Medical Plaza, a 12,000-square-foot medical office complex in Kingwood, about 30 miles northeast of Houston. Nate Newman and Doug O’Toole of Marcus & Millichap represented the seller, an individual/personal trust, in the transaction. Other terms of sale were not released.

ITASCA, ILL. — The Opus Group has completed a new corporate headquarters for the American Academy of Pediatrics (AAP) in Itasca. The 183,000-square-foot building will be home to 455 employees and serve as a national hub for the organization’s 66,000 primary care pediatricians, pediatric medical sub-specialists and pediatric surgical specialists. The build-to-suit property is located within the Hamilton Lakes Business Park and features 81 rooms for meeting space. Eric Kunkel and Schott Ohlander of JLL began assisting AAP with locating property for the project in 2014. Opus Design Build was the design-builder for the project, while Stantec was the architect of record. Opus Development Co. provided development support services.

BLOOMINGTON, MINN. — Cushman & Wakefield has arranged the sale of TRIA Orthopaedic Center in Bloomington for an undisclosed price. The 83,378-square-foot medical office building is located at 8100 Northland Drive near I-494. The three-story building was constructed in 2004. Scott Pollock, Tom O’Brien, Avery Ticer and Terry Kingston of Cushman & Wakefield represented the seller, United Properties. A private investor acquired the asset.

BELLAIRE, TEXAS — Houston-based investment firm Norvin Healthcare Properties has acquired the 505,000-square-foot Pin Oak medical office complex in the Houston metro of Bellaire. The five-building property is located roughly 3.5 miles from the Texas Medical Center and is leased to healthcare tenants such as Memorial Hermann, Kindred Healthcare and Texas Children’s Hospital. Norvin intends to make capital upgrades to the property’s mechanical systems, parking garages and tenant amenities.
