DALLAS — Inland Real Estate Acquisitions LLC has closed the purchase of a 16,050-square-foot medical office building located at 5494 Glen Lakes Drive in Dallas. Built in 2003 and situated across from Texas Health Presbyterian Hospital, the property is leased to Dallas Eye Care Associates on the street level and Walnut Hill Surgery Center on the third floor. The property also features ground-level parking. Matthew Tice of Inland Real Estate Acquisitions and David Neboyskey of The Inland Real Estate Group’s law department arranged the transaction on behalf of an Inland affiliate.

FAIRFAX, VA. — Avison Young has arranged the sale of Merrifield-Fairfax Medical Campus, a 119,788-square-foot medical office building located at 3023 Hamaker Court in Fairfax, roughly 20 miles west of Washington, D.C. Grosvenor Americas Inc. sold the asset for $62.5 million to Harrison Street Real Estate, according to the Washington Business Journal. Jim Kornick, Chip Ryan, Mike Wilson, Erik Foster and Mark Johnson of Avison Young arranged the transaction. Situated adjacent to the Inova Fairfax Hospital campus, the building was 84.5 percent leased at the time of sale to tenants including Children’s National Health System and Pediatric Specialists of Virginia, a venture between Children’s and Inova. In addition, the transaction included a 120,000-square-foot adjacent site that has been approved for a second phase of development.

ELMHURST, ILL. — Inland Real Estate Acquisitions LLC has purchased the Edward-Elmhurst Health Center in Elmhurst, about 20 miles west of Chicago. The purchase price was not disclosed. The 13,000-square-foot medical office building is located at 755 N. York St. Newly constructed in 2017, the property is home to Edward Health Ventures, which operates as Edward-Elmhurst Health. Serving as a medical office space, the property includes 10 exam rooms, one procedure room, one endoscopy suite and four recovery rooms. The center features physicians who specialize in family medicine, internal medicine, obstetrics/gynecology and gastroenterology. Mark Cosenza and Brett Smith of Inland completed the deal on behalf of an Inland affiliate. The seller was not disclosed.

SOUTHLAKE, TEXAS — Adolfson & Peterson Construction (AP) has completed a new medical office building at the corner of Tower and Southlake boulevards in Southlake for United Surgical Partners Inc. (USPI). Designed by E4H Architects, the two-story medical office building spans 46,000 square feet. The healthcare facility is the fifth project that AP has contracted with USPI and its ninth project with E4H. USPI is an ambulatory healthcare provider serving more than 2.5 million patients each year and partnering with over 50 not-for-profit health systems nationwide. The Addison, Texas-based company currently operates more than 260 ambulatory surgery facilities, 92 urgent care centers and 23 imaging centers.

OLATHE, KAN. — Newmark Grubb Zimmer (NGZ) has brokered the sale of an 8,400-square-foot medical office building in Olathe for an undisclosed price. The Class A building, constructed in 2006, is located at 820-832 W. Frontier Lane near the Olathe Medical Center. The property was 85 percent occupied at the time of sale by two tenants, Preferred Pediatrics and KC Allergy and Asthma. Michael VanBuskirk, Justin Beal and Chris Robertson of NGZ brokered the sale on behalf of the seller, a local private investor group. Don Maddux of Block Real Estate Services LLC represented the buyer, a California-based private investor.

COLUMBIA, MD. — Avison Young has arranged the sale of an 84,025-square-foot office building located at 6350 Stevens Forest Road in Columbia, roughly 20 miles southwest of Baltimore. The sales price was not disclosed, but sources familiar with the transaction report the building sold for $10.6 million. Chip Ryan, Jim Kornick and Bob Wrighton of Avison Young arranged the transaction on behalf of the seller, New Boston Fund. Pratt Street Capital acquired the asset. Johns Hopkins Community Physicians anchors the building, which was 77 percent leased at the time of sale. Medical- and healthcare-related tenants occupy 43 percent of the building, which is located roughly three miles from Johns Hopkins Howard County General Hospital and two miles from Columbia Town Center.

GREENVILLE, ILL. — CareTrust REIT (NASDAQ: CTRE) has acquired Helia Healthcare of Greenville, a 90-bed skilled nursing facility in Greenville, about 50 miles east of St. Louis. The purchase price was not disclosed. The property, located at 400 E. Hillview Ave., is the only nursing home within a 20-mile radius that offers skilled nursing services, including neuromuscular disorders care, amputation care, cardiac care, nutritional support, advanced wound care and enteral nutrition, according to HFF. David Fasano, Ryan Maconachy, Chad Lavender and Sarah Anderson of HFF marketed the property on behalf of the seller, Palladian Healthcare.

MOLINE, ILL. — Marcus & Millichap has brokered the sale of Heartland Clinic and Ambulatory Surgery Center in Moline, one of the Quad Cities, for $11.6 million. The 34,020-square-foot medical office building is a multi-specialty practice that includes gastroenterology, pain management, otolaryngology (ENT), urology and nutrition departments. The physicians affiliated with the clinic perform their surgeries at the on-site Regional SurgiCenter, an ambulatory surgical center that is majority owned and operated by Covenant Surgical Partners Inc. Private equity firm Kohlberg, Kravis & Roberts, a global investment firm with over $148 billion in assets under management, recently acquired Covenant. Scott Niedergang and Gino Lollio of Marcus & Millichap represented the physician partnership that built the property. The buyer was not disclosed.

BROOKHAVEN, GA. — The Brookhaven City Council has approved a community investment agreement that will allow Children’s Healthcare of Atlanta (CHOA) to move forward with a new pediatric campus in the city of Brookhaven, roughly 11 miles north of downtown Atlanta. CHOA unveiled plans for the $1.3 billion project earlier this year. The new campus will include a 446-bed replacement hospital, support buildings, a physical plant, more than 20 acres of greenspace and the Center for Advanced Pediatrics, a 260,000-square-foot outpatient facility currently under construction. After construction of the new hospital is complete, CHOA will cease operations at the inpatient facility at Egleston Hospital in Atlanta. Construction on the campus’ first building will break ground next year. The project is slated for completion in 2025.

ATLANTA — The Loudermilk Cos. has topped off construction of 371 East Paces Ferry, a nine-story, 120,000-square-foot medical office building in Atlanta’s Buckhead district. George Olmstead of Cushman & Wakefield is handling the property’s leasing assignment, and recently secured a 3,576-square-foot lease with Interventional Orthopedics of Atlanta LLC. The company will join other committed tenants including Concord Pharmacy, Piedmont Medical Care Corp., Peachtree Dermatology and Kalos Surgical Associates. The building will include 485 parking spaces in a seven-level deck and is expected to open in April 2018.
