TYLER, TEXAS — McCarthy Building Cos. Inc. will build an expansion project for CHRISTUS Mother Frances Hospital, located at 800 E. Dawson St. in Tyler. The project will deliver two new trauma rooms, 48 ICU beds, an emergency room with 54 treatment beds and two helipads. It will also replace the existing parking garage with a 297,000-square-foot structure, construction of which began earlier this year and is expected to be complete by March 2018.

Marcus Partners Sells 71,401 SF Medical Office Building in Norwalk, Connecticut, for $23M

NORWALK, CONN. — Marcus Partners has completed the disposition of Cross Street Medical Center, located at 40 Cross St. in Norwalk. Anchor Health Properties acquired the property for $23 million. Norwalk Surgery Center/Norwalk Hospital, St. Vincent’s MultiSpecialty Group, WestMed (formerly Norwalk Medical Group) and the Center for Advanced Pediatrics anchor the 71,401-square-foot building. Frank Nelson, Michael Greeley and Danielle DeMarco of Newmark Knight Frank represented the seller in the deal.
Atkins Cos., Capital Solutions Acquires 46,400 SF Building for Medical Office Use in Medford, New Jersey

MEDFORD, N.J. — Atkins Cos., in conjunction with Capital Solutions, has acquired Medford Medical Center, a medical office building located at 103 Old Marlton Pike in Medford. A condominium association sold the 46,400-square-foot property for $2.4 million. Prior to the sale, the facility was comprised of 20 condominium units owned by individual medical groups. As part of the transaction, the individual units converted back into a single ownership entity and the condominium association was dissolved. The buyer plans to renovate the exterior and interior of the property to create a new state-of-the-art medical facility. Larchmont Imaging and South Jersey Eye Physicians anchor the property. Evan Zweben of Colliers International was the sole broker in the transaction.
EAGAN, MINN. — Minnesota Autism Center (MAC) has unveiled plans to expand its campus in Eagan by adding a new, 20,000-square-foot building. Peter Fitzgerald of Cushman & Wakefield represented the nonprofit organization in its purchase of nearly four acres adjacent to the current campus. Minneapolis-based Ryan Cos. US Inc. will construct the new building, and RSP Architects (RSP) will serve as architect. Cushman & Wakefield, Ryan Cos., RSP and several subcontractors have contributed various donations to support the newest development within MAC’s therapy campus, which will now include three buildings offering a variety of specialized autism services. Ryan Cos. broke ground on the new building in June, with completion slated for the end of the year. The original, 38,000-square-foot MAC opened in 2007.
BEE CAVE, TEXAS — Perardi Development will build Medical Towers at Bee Cave II, a 42,000-square-foot medical office property located at the corner of RM 620 and State Highway 71 in the Austin metro of Bee Cave. Scheduled to break ground later this month, the project follows the completion and pre-leasing of the 23,000-square-foot Medical Towers at Bee Cave. This second phase of the project could be completed as early as mid-December 2018.
ALEXANDRIA, VA. — The American College of Osteopathic Surgeons (ACOS) has leased 7,867 square feet at 1680 Duke Street, a five-story boutique office building in Alexandria, roughly eight miles south of Washington, D.C. Donahoe Real Estate Services represented the landlord, KP Duke Street LLC, in the lease transaction, and CRESA DC represented ACOS. The 48,000-square-foot building has undergone renovations including a new entrance and lobby and modernized elevators. ACOS will occupy the fifth floor of the building. With the lease, 1680 Duke Street is 90 percent leased to tenants including the National School Boards Association and CVS/pharmacy.
The Congress Cos. to Break Ground on $60M White Plains Institute for Rehabilitation & Healthcare

WHITE PLAINS, N.Y. — White Plains Healthcare Properties I LLC has selected The Congress Companies as developer and the joint venture Congress/Consigli JV as the construction manager for the 110,000-square-foot White Plains Institute for Rehabilitation & Healthcare. The $60 million dollar facility consists of 160 beds of skilled nursing, including 76 specialized rehabilitation beds, 42 Alzheimer’s secure beds, and 42 long-term care beds. It will be operated by tenant EPIC Healthcare. The Architectural Team (TAT), of Chelsea, Mass., designed the facility. Congress/Consigli JV worked with TAT and EPIC to bring the project through pre-construction to the construction phase, providing scheduling, line item budgeting, value engineering, cost estimating, and evaluations of alternative building system options. A groundbreaking ceremony will be held Sept. 7.
O’FALLON, MO. — McGrath & Associates has completed construction of a neonatal intensive care unit (NICU) within the Childbirth Center at Progress West Hospital in O’Fallon. The eight-bed NICU will allow the hospital to care for premature babies born as early as 32 weeks after pregnancy. The NICU features eight newborn intensive care beds throughout a special care nursery, procedure room and baby nursery. Fox Architects was the project architect.
CHATTANOOGA, TENN. — Erlanger Health System has broken ground on a $40 million children’s hospital in Chattanooga. The new 50,000-square-foot facility will provide service to more than 1 million children in the Southeast and include centers for child psychology, physical therapy and hypertension, as well as a childhood healthy eating and active living center. Erlanger Health System is the seventh largest public hospital in the country. The new hospital will be partially funded through community donations.
JOHNS CREEK AND ALPHARETTA, GA. — SG Property Services, an Atlanta-based real estate firm, has acquired Johns Creek Medical and The Swan Building for a combined $11.9 million. The properties are located at 6918 McGinnis Ferry Road in Johns Creek and 4165 Old Milton Parkway in Alpharetta, respectively. Both properties are roughly 30 miles north of Atlanta, and together total 55,664 square feet. Jodi Selvey of Colliers International represented the physician owner of Johns Creek Medical and Lee Asher of CBRE represented the owner of the Swan Building. At the time of sale, Johns Creek Medical was 100 percent leased to a single tenant. The Swan Building was leased to a mix of medical practices including a plastic surgery center. SG Property Services plans to fill remaining vacancies at The Swan Building with medical users and renew existing tenants with long-term leases.
