ST. LOUIS — McGrath & Associates has completed the $1.5 million expansion of the Saint Louis University Hospital emergency department in St. Louis. The 4,000-square-foot expansion project added five treatment rooms, a nurses’ station, work and storage spaces and a two-station registration area with three offices. McGrath constructed the project in two phases, the first completed while the main lobby, registration desk and escalators directly below and adjacent to the construction site continued to operate. They also relocated a main corridor to allow for the expansion. The design team included BSA LifeStructures and KJWW Consulting Engineers. The Saint Louis University Hospital emergency department treats more than 2,200 trauma patients from Missouri and southern Illinois, and more than 39,000 patients in the emergency department each year.

HARTFORD, CONN. — EagleBridge Capital has arranged $11 million in construction/permanent mortgage financing secured by a 57,753-square-foot medical office building (MOB) in Hartford. Ted Sidel and Brian Sheehan, principals at EagleBridge Capital, arranged the financing with a regional financial institution on behalf of The Keystone Cos. St. Francis Hospital Medical Center leases the five-story building on a triple-net basis. The property is located at 103 Woodland St. on a 3.9-acre site across from the main campus of St. Francis Hospital Medical Center. The MOB is undergoing a major rehabilitation, which includes the build-out of new office space, as well as upgrading the roof, electrical system and elevators.

SUGAR LAND, TEXAS — Colliers has brokered the sale of two acres at Highway 59 and University Boulevard in Sugar Land, approximately 23 miles southwest of Houston, on behalf of NNP-Telfair LLC. A partnership between Empire Commercial Developers LLC and a group of Sugar Land physicians purchased the land, which is located in the Telfair Lakefront District East Business Park. American Commercial Contractors will develop the property into a 56,000-square-foot medical office building and 79,000-square-foot parking garage. Charles Heder, Kolbe Curtice and Corbin Janssen of Colliers represented the seller in the transaction.

WETHERSFIELD, CONN. — Cronheim Mortgage has arranged $9.4 million for a medical office building (MOB) located in Wethersfield, a southern suburb of Hartford. Phoenix Medical LLC was the borrower. The seven-year loan carries a 3.65 percent interest rate, and $7.15 million of the loan will be used for the acquisition of the building, while $2.25 million will be used for the construction of a 10,000-square-foot expansion. The expansion is for the Connecticut Multispecialty Group MSO, an existing tenant that has committed to a long-term lease for the space. Upon completion, the MOB will span 55,850 square feet. The property is fully occupied by a mix of medical tenants including a sleep center, general physician's office and a multi-specialty health center. Dev Morris and Andrew Stewart of Cronheim Mortgage arranged the financing.

WOODSTOCK, GA. — Duke Realty has completed the development of Northside Hospital's new 100,797-square-foot, four-story medical office building (MOB), located at 900 Towne Lake Parkway in Woodstock, about 25 miles north of Atlanta. Northside-Cherokee Towne Lake Medical Office Building is fully leased to Northside Hospital and features a variety of outpatient health services and physician practices. Duke Realty Towne Lake Development LLC owns the new facility, which has been submitted for consideration of LEED certification. The MOB's design team includes architect Lyman Davidson Dooley Inc. and general contractor Brasfield & Gorrie.

HEWLETT, N.Y. — Simone Healthcare Development Group has acquired 1436 Broadway in Hewlett and announced plans for the construction of a new medical office at the property. The developer says it has arranged a long-term lease of the property to a major hospital in the area. The medical office property, which will offer primary, specialty and urgent care services, is slated to open in spring 2014. In addition to the new facility on Long Island, Simone Healthcare Development is also working with Montefiore Medical Center, Mount Sinai Hospital and other major healthcare providers on new outpatient care centers in New York.

FRANKLIN LAKES, N.J. — NAI James E. Hanson has completed a five-year lease renewal at 795 Franklin Ave. in Franklin Lakes, located about 25 miles north of Newark. Hackensack University Medical Center will occupy 3,425 square feet at the Class B office building. Michael Walters, executive managing director, and Steven Leitner, vice president at NAI Hanson, arranged the transaction. Sabra Realty owns the property. Also known as Campgaw Plaza, the two-story, 14,500-square-foot building was constructed in 1984 and includes 50 parking spaces.

NAPLES, FLA. — Stevens Construction has been selected as the construction manager for Landmark Hospital of Southwest Florida, a 50-bed, acute-care facility located on Goodlette-Frank Road in Naples. The three-story, 86,676-square-foot hospital will specialize in wound care, low-tolerance rehabilitation, mechanical ventilation and treatments. The first floor of the hospital will be shell space available for lease; the second floor will accommodate operating rooms, conference rooms, CT scans and administrative offices; and the third floor will feature a 10-bed ICU, 10-bed progressive care unit and 30 medical and surgical beds. Construction is slated to begin in early 2014. HuntonBrady Architects designed the new hospital.

COLLEYVILLE, TEXAS — Baylor Healthcare and Emerus, an emergency facility operator based in The Woodlands, have partnered to bring the first hospital to the city of Colleyville, approximately 18 miles northeast of Fort Worth. Construction has begun on the Baylor-Emerus Emergency Medical Center, which will total 16,719 square feet and includes seven exam room beds and eight inpatient beds. The new hospital, scheduled to open in August 2014, will also provide X-ray, CT scan and ultrasound services.

BELLEVUE, WASH. – The Eating Recovery Centerhas leased 25,179 square feet at Overlake Medical Pavilionin Bellevue. The specialty medical office building is located at 116th Street N.E. on the Overlake Hospital Medical Center campus. The pavilion will house the recovery center’s newest residential program, which provides constant observation and support, medical and psychiatric care and daily therapeutic programming to patients. Other tenants at the pavilion include Proliance Orthopedics & Sports Medicine, Center for Prosthetics Orthotics and Overlake Hospital Medical Center staff. It is currently 45 percent leased. The Class A building is owned by Healthcare Realty. Leasing efforts are handled by CBRE’s Paul Carr, Steve Perovich, Tim Owens or Marcus Yamamoto.
