LONGVIEW — Arlington-based Ascension Group Architects has begun the expansion and renovation of Longview Regional Medical Center, located in Longview. The 175,000-square-foot expansion includes 100 new acute care rooms, a three-story tower, third and fourth floors to the existing building and space for new physicians. The floors of the existing building will be renovated as well to make room for eight oncology beds on the first floor and moving 15 beds in the skilled nursing unit from the first floor to the second floor. Also, five maternity units will be added to the existing six units, and 13 antepartum/postpartum beds will be added to the existing 17. In the nursery, 10 bassinets will be added to bring the total to 24. The new expansion will also add four triage spaces and a C-section room. Birmingham, Ala.-based Robins & Morton is serving as general contractor for the expansion project, which will be built in phases and is slated for a late 2013 completion.

HOUSTON — Houston-based Baker Katz has purchased a 4,120-square-foot, free-standing property occupied by Southern Dental, located at 310 W. 19th St. in The Heights neighborhood of Houston. The buyer was self-represented while Stewart Waller of Retail Leasing Services represented the seller in the transaction.
SIOUX CITY, IOWA — St. Luke's Health System has broken ground on its Sunnybrook area medical campus in Sioux City. Set to open in 2013, the 86,313-square-foot Sunybrook Medical Plaza will serve as a regional hub for healthcare delivery in the tri-state area. Services will include family practice, urgent care, imaging, cardiology and other specialty clinics. The two-story facility will be situated on 16 acres. The project team includes Irgens as development manager; Eppstein Uhen and Cannon Moss Brygger & Associates as architects; and W.A. Klinger as general contractor.
BLOOMINGTON, MINN. — TRIA Orthopaedic Center has signed a lease for 32,400 square feet of space at 3800 American Blvd. West in Bloomington. The building is located next to TRIA's 100,000-square-foot main facility at 8100 Northland Drive. TRIA, the official service provider for professional Minnesota sports teams for more than 25 years, plans to use the new space for the company's administrative, training and physical therapy functions. Gordie Hampson and Jason Butterfield of Cushman & Wakefield/NorthMarq represented the building owner, Metropolitan Life, in the transaction. WARREN, MINN. — Kraus-Anderson Construction Co. has started construction of the North Valley Health Center (NVHC), a new $14.7 million primary care hospital in Warren, located 25 miles northeast of Grand Forks, N.D. The 43,889-square-foot facility will be connected to the existing Good Samaritan Society building, which provides senior care services. NVHC received $13.5 million of its funding from USDA Rural Development. The facility is expected to open in late 2013.
CINCINNATI AND DAYTON, OHIO —LTC Properties has purchased two skilled nursing facilities in Ohio for $54 million. The first property, located in Cincinnati, was built in 2009. The second property, located in Dayton, Ohio, was built in 2010. The two facilities have a total of 288 licensed beds. Simultaneous with the acquisition, the REIT entered into a master lease with affiliates of Carespring Health Care Management. The lease has an initial 15-year term with two 5-year renewal options. LTC funded the purchase from the company's unsecured revolving line of credit and cash on hand.
SAN ANTONIO — San Antonio Head & Neck Surgical Associates has purchased a 2.5-acre site at Brooks City-Base in San Antonio and plans to develop a 20,000-square-foot medical office on the property. Russell Noll and Scott Wolff of Transwestern represented the seller, Brooks City-Base, in the transaction. Jeffrey Miller of Travis Commercial Real Estate represented the buyer.
FRISCO — Dallas-based BOKA Powell has completed work on the 141,500-square-foot Forest Park Medical Center at Frisco Square, a four-story surgical hospital located in Frisco. The hospital features five-star amenities such as VIP patient suites, an upmarket restaurant, upscale ambiance and a grand lobby. The facility consists of 56,000 square feet of medical office space, 34,000 square feet of retail space and a 600-car parking structure. The medical office space features 12 operating rooms, 40 patient rooms and 14 VIP patient suites. Neal Richards Group developed the property.
HARKER HEIGHTS — Ascension Group Architects has finished work on the $100 million Seton Medical Center Harker Heights, located at 850 W. Central Expressway in Harker Heights. The facility is a joint venture between Austin-based Seton Family of Hospitals and Plano-based LHP Hospital Group. The 192,400-square-foot Seton Medical Center is the first new hospital in Bell County in 35 years. The hospital features a full-service emergency department, intensive care units, women's services department, cardiology, interventional cardiology, orthopedics, neurosurgery and imaging and diagnostic services. Sandy, Utah-based Layton Construction was the general contractor for the project.
OAK PARK, ILL. — Healthcare Trust of America (HTA) has agreed to buy the Rush Medical Office Building in Oak Park for $54 million. The acquisition is part of a purchase option associated with a mortgage investment made by the REIT in December of 2009. The mortgage was secured by Rush MOB and included an option that would allow HTA the ability to buy the 135,000-square-foot property this summer. Rush University Medical Center is fully leasing the medical office building through 2019.
