CAMP PENDLETON, CALIF. — The new $24 million Wounded Warrior Barracks at Marine Corps Base Camp Pendleton has opened in San Diego County. The two-story, 66,000-square-foot facility features 100 semi-private suites for men and women of all ranks and includes gaming areas, computer alcoves, outdoor athletic facilities, therapeutic gardens and nature trails. Barnhart Balfour Beatty was the builder, and Cass, Sowatsky, Chapman & Associates of San Diego was the project architect.

FORT MYERS, FLA. — Construction is nearly complete on the 54,000-square-foot Gulf Coast Medical Park, a medical office development in Fort Myers. MK Construction is developing the property, which includes The Lee Memorial Health System's Wound Care Center, a facility for The Colorectal Institute and various pediatric offices. The project is 90 percent complete.
DOWNERS GROVE, ILL. — ASA Properties LLC and Chicago-based Stage Equity Partners LLC are planning to convert 1001 West 31st Street into a Class A medical office building, leveraging on the building’s proximity to Advocate Good Samaritan Hospital. Located in Downers Grove, the two-story, 49,265-square-foot building offers floor plates of approximately 20,600 square feet. Additionally, the property offers more than 5,000 square feet of lower-level conference/training center and cafeteria space.
OCALA, FLA. — Longwood, Fla.-based Cotter-Ryan Commercial will build a 35,500-square-foot ambulatory surgery center in Ocala for SSV LLC. The $3.5 million, five-building property will be built in phases on US 441. The first phase, which consists of 8,000 square feet, will start in April.
ST. LOUIS COUNTY, MO. — Bethesda Health Group has selected St. Louis-based Paric Corp. to lead a $15 million expansion project at its South St. Louis County campus. The project includes a 64,000-square-foot addition to the existing campus on Telegraph Road. The campus offers multiple levels of care, including rehabilitation, therapy and adult daycare services. Gray Design Group provided architectural services for the project, which is scheduled for completion in early 2011. Engineering services were provided by Civil Engineering Design Consultants, KPFF Consulting Engineers and G&W Engineering Corp.
PHOENIX — Marcus & Millichap has brokered the $5.5 million sale of the approximately 81,332-square-foot North Valley Medical Plaza located at 3811 E. Bell Road in northeast Phoenix. The brokerage firm’s Steve Gonzalez represented the sellers, Snowflake Holdings LLC and Phoenix North Star Limited Partnership, in the transaction; the buyer was 3811 Bell Medical Properties LLC. Constructed in 1993, North Valley Medical Plaza is located on the Paradise Valley Hospital Campus.
WACO, TEXAS — Lillibridge and Seavest have completed the 59,000-square-foot Office Building II at Hillcrest Baptist Medical Center in Waco. The three-story property, which houses physician practices and services, is located near the Women's & Children's Center. The two companies developed the 107,000-square-foot Office Building I on the campus last year.
JACKSONVILLE, FLA. — Healthcare Trust of America has purchased the 53,169-square-foot King Street Medical Office Building from an undisclosed seller for $10.77 million. The Jacksonville property is located on the campus of St. Vincent's Medical Center. The building is fully leased by the Gary and Nancy Chartrand Heart & Vascular Center. Healthcare Trust of America represented itself in the transaction.
BLOOMINGTON, IND. — The Indianapolis office of Holliday Fenoglio Fowler (HFF) has secured $2.5 million in construction and mini-permanent financing for a 50-bed student housing project currently under construction near the campus of Indiana University in Bloomington. The loan consists of a construction loan and a 20-year loan with rate resets every 5 years. The proceeds will be used by the borrower, 16th & Dunn LLC, to finish construction of the project. Known as Cherry Hill Manors, the community is located at 1309 N. Dunn St. It consists of five duplex buildings with five beds per unit. The property is fully pre-leased and scheduled for delivery prior to the start of the fall semester. Jon Everson of HFF arranged the loan on behalf of the borrower through a bank.
SAN ANTONIO — Trammell Crow Co. has broken ground on the 72,000-square-foot Westover Hills Medical Plaza II on the CHRISTUS Santa Rosa Hospital-Westover Hills campus in San Antonio. The building, owned by Partners Health Trust, will join a 60,465-square-foot medical office property, which was built in 2007 and is fully leased. Delivery of the new building is slated for December.
