TINLEY PARK, ILL. — Alpha Med Physician Enterprises has broken ground for the construction of Alpha Med Center, a 40,000-square-foot medical office facility located at 17333 S. LaGrange Rd. in Tinley Park. The center will house on-site diagnostic and therapeutic facilities, as well as physician offices. Alpha Med Physician Group, which offers medical oncology, gastroenterology and radiation oncology services, will anchor the center. Alpha Med Physician Enterprises is planning to add 10,000 square feet of office space to the project for additional physician practices. Irgens Health Care Facilities is overseeing the development, design and construction of the prairie-style medical complex, which is slated for completion in November 2010. PDC Midwest is providing design/build services for the project. Citibank provided construction and permanent financing.

SOUTHFIELD, MICH. — Beaumont Kidney Specialty Services has signed a lease for 9,482 square feet of medical office space at 26400 W. 12 Mile Rd. in Southfield. Universal Properties FPMC leased the space to the tenant for an undisclosed price. Todd Hawley and Rick Kaplan of Friedman Real Estate Group represented the landlord in the transaction. Terms of the lease were not disclosed.
WEST ORANGE, N.J. — CB Richard Ellis Capital Markets (CBRE) has arranged a $3 million bridge loan for a medical office building located in West Orange. The property totals 39,131 square feet and is located at 475 Prospect Ave. At the time of closing, it was 50 percent leased to Omni Eye Specialists, PA for a 15-year term. The loan includes a 2-year term with interest-only payments and a note rate of 300 basis points over LIBOR. CBRE's James Gunning and Donna Falzarano secured the loan on behalf of the borrower, Prism Green Associates III. The lender was Peoples United Bank.
FORT WAYNE, IND. — Ridgewood Professional Park has acquired a 12-acre land parcel at the corner of West Jefferson Boulevard and Aboite Center Road in Fort Wayne. The buyer plans to develop a high-end medical and professional office complex known as Ridgewood Professional Park on the site. Lots and build-to-suit options are currently available at the project. Karl Behrens of BND Commercial represented the buyer in the sale. The site, which is comprised of seven lots, was sold by Daniel and Judith Smith; David Mendenhall and Janice Furtner; RE Properties; Gary and Carol Ferree; Steven and Mary Carpenter; Zoila Veerula; and Thelma Newcomb Trustee and Gene Languell. The total acquisition price was not released.
DARTMOUTH, MASS. — NorthMarq Capital has arranged $9.2 million in first-mortgage financing for HMA Oncology Center, a 94,300-square-foot medical office building located in Dartmouth. Tenants at the building include St. Anne's Hospital and Hawthorne Medical Associates. The loan, which was arranged by Jeff Cherner and Rup Patel of NorthMarq's Chicago office, carries a 10-year term and a 20-year amortization schedule. The borrower is undisclosed and the lender is a regional bank.
OTSEGO, MINN. — RJM Construction has been selected as general contractor for the development of a new medical facility for Twin Cities Orthopedics in Otsego. The orthopedic group plans to move into the new one-story, 10,500-square-foot medical building in the fall of 2010. The facility will feature an X-ray machine, a MRI scanner, examination rooms, a physical therapy and rehabilitation area, and administrative office space. Project partners include building developer Frauenshuh, architectural firm Sperides Reiners and civil architectural firm Loucks Associates. Construction is scheduled to begin in March 2010.
DEMING, N.M — Dallas-based Skiles Group has started construction on additions to Mimbres Memorial Hospital in Deming. Designed by Arlington, Texas-based Ascension Group Architects, the $5.3 million project includes a 16,000-square-foot addition for new operating and emergency departments. Construction on the property, which is owned by Tennessee-based Community Health Systems, is scheduled for completion in June 2010.
BALTIMORE — Healthcare Trust of America has purchased the Smyth Professional Building, a 62,000-square-foot medical office property, from MedStar Health for $11.25 million. The property is attached to Good Samaritan Hospital in Baltimore. Smyth Professional Building is 98 percent leased; MedStar and Johns Hopkins University occupy 61 percent of the building.
SPARTANBURG, S.C. — Healthcare Trust of America will soon purchase the 108,500-square-foot Mary Black Medical Office Building from an undisclosed seller for $16.25 million. The property is located on the campus of Mary Black Memorial Hospital in Spartanburg. The property, which was built in 2006, is 65 percent occupied.
GARDNER, MASS. — William A. Berry & Son has topped out construction for a $27 million addition to Heywood Hospital in Gardner. The project will add 72,000 square feet of new construction to the hospital, consisting of the Watkins Acute Care & Emergency Center as well as two floors of inpatient facilities. Completion of the addition is slated for July 2010. The multi-phase project will also include the relocation of the CT and MRI services, renovations to the existing emergency room, the construction of a new clinical and oncology building, and renovations to the hospital's lobby and entryway.
