LEXINGTON, KY. — Chicago-based Ventas has sold the Samaritan acute care hospital to affiliates of the University of Kentucky for $35 million. The sale of the hospital, which is located in Lexington, includes a 50,000-square-foot medical office building. Both the hospital and the office building were being leased by the university.

CHINO HILLS, CALIF. — San Clemente, Calif.-based Zion Enterprises is developing Country Club Medical Plaza, a Class A medical office building located in Chino Hills. Located at 15994 Los Serranos Country Club Dr., the two-story, 30,000-square-foot facility will be divisible to 1,000-square-foot condo units for sale or lease. The property is slated for completed in third quarter. John Bosko, Bob Bush and Robert Brandt of NAI Capital’s Newport Beach, Calif., office are marketing the property.
SAN DIEGO — Bilbro Construction Company Inc. has begun construction on a new Cardiac Catheterization Laboratory for UCSD Medical Center, which is located at 200 W. Arbor Dr. in the Hillcrest area of San Diego. The project, which is under OSHPD jurisdiction, involves renovations and new infrastructure to support the university’s Siemens AXIOM ARTIS single-plane cardiac imaging system. Additionally, construction is being performed under level IV infection control requirements. The project includes demolition of existing structures and new improvement, including structural upgrades to support the Siemens imaging equipment, radiation protection consisting of lead-lined walls, floors and ceilings and new casework. The fire protection, HVAC, electrical and fire alarm systems are also being upgraded to meet current codes.
HOUSTON — CB Richard Ellis (CBRE) has brokered the sale of a 3,567-square-foot medical building located at 3429 Bellaire Blvd. in southwest Houston. Simmi Jaggi and Elizabeth Clampitt of CBRE’s Houston office represented the buyer, Ahab Investment Group, as well as the sellers, Kenneth and Ann Huete. The acquisition price was not disclosed.
PHOENIX — McShane Development Company/Buchanan Street Partners have developed 101 Medial Office Center, a four-story, 80,000-square-foot medical office in Phoenix. Located at Thomas Road and 91st Avenue, the property offers medical office suites starting at 2,000 square feet with flexible floor plans for custom layouts and configurations. McShane Construction Company provided design/build construction services; The Orcutt/Winslow Partnership provided architectural services for the project.
CARLSBAD, CALIF. — Construction is complete for ECR Corporate Center, a two-building, 90,000-square-foot complex located at 6250 and 6260 El Camino Real in Carlsbad. The project consists of Tri-City Wellness Center, a two-story, 63,000-square-foot building, and a two-story, 27,000-square-foot medical office building. The Tri-City Wellness Center is a health club and rehab facility that offers lap, exercise and therapy pools; spas; a walking and running track; exercise studios; locker rooms; and physical therapy rooms. The medical office building is being managed by Tri-City Medical Center. Smith Consulting Architects provided architectural services for the project. Lusardi Construction served as general contractor.
RUTHERFORD, N.J. — Cranbury, N.J.-based Sweetwater Construction Corp. has commenced construction for a 50,000-square-foot medical facility located at 201 Route 17 North in Rutherford. The facility will house the MALO CLINIC Ambulatory Surgery Center and MALO Advanced Oral Rehabilitation Center, each of which will be housed on a separate floor. The surgery center will contain four operating rooms, multiple exam rooms, staff offices, doctor’s lounges and reception areas. The dental center will include more than 40 exam rooms, a call center, a radiology center, waiting lounges and a health bar. It will also be used for the education of other dental professionals. The project’s owner is MALO Consulting NJ, the North American branch of Portugal-based MALO CLINIC Health & Wellness. The new facility will mark the company’s second New Jersey facility, the other being located in Mahwah. West Orange, N.J.-based Posen Architects is serving as project architect. Completion is scheduled for summer.
ARLINGTON, TEXAS — SCM Real Estate Services has brokered the sale of an approximately 4.3-acre development site, located at 721 W. Highlander Blvd. in Arlington, for the construction of a new specialty surgery center. The facility will be named Baylor Orthopedic & Spine Hospital of Arlington; it will total two stories and 57,000 square feet. The site is located adjacent to USMD Hospital. Gary Walker and Renee Efimoff of SCM Real Estate represented the buyer, Arlington Orthopedic Associates, in the land transaction. Michael Bailey of Windstar Development represented the seller. The project’s investment and management team includes Arlington Orthopedic Associates, United Surgical Partners and Baylor Healthcare System. The project is being developed by BremnerDuke Healthcare Real Estate.
TAVARES, FLA. — Longwood, Fla.-based Cotter-Ryan Commercial has commenced construction on the 20,000-square-foot Premier Surgery Center. The property is located on Vindale Road in Tavares. The $4 million development encompasses an 11,000-square-foot surgical space and 9,000 square feet for offices.
GLEN ELLYN, ILL. — Hoffman Estates, Ill.-based Leopardo Cos., as general contractor, has completed DuPage Medical Group’s Glen Ellyn Clinic located in downtown Glen Ellyn. The 92,000-square-foot medical office building houses pediatrics, orthopedics and internal medicine departments, as well as state-of-the-art diagnostic facilities. Energy saving features of the facility include sun shades, solar green glass and high-efficiency rooftop units. Eckenhoff Saunders served as the architect for the $23.5 million project.
